20th May 2026 (11 weeks ago)Very poor maintenance service. I constantly have to chase them for updates and repairs. Problems can take weeks or even nearly a month to be resolved. If you don’t keep reminding them, they simply don’t follow up or call back about issues in the house.

9th Nov 2021 (4 years ago)Absolutely terrible estate agents from a tenants perspective. They ignore all your emails until your tenancy renewal is due, at which point you’ll be sure to receive an email demanding more money for the rent if you wish to stay. This will be the only time you can expect any replies from them and even then it’s an uphill battle. Be warned.

8th Dec 2025 (7 mo. ago)SHAMBOLIC. AVOID AT ALL COSTS. WASTE OF TIME AND MONEY. Accepted my offer on a house and assured me the vendors would not "guzump" me. After spending a few thousand on legal fees and mortgage broker fees, they tell me the house was sold to someone else. DISGRACEFUL.

Within a few short hours he had a few suitable options for me and within 48 hours an offer was accepted! 13th May 2026 (12 weeks ago)This is a terrible agency, and I am extremely disappointed with the service I received today. I arranged a viewing in NW9 and spoke with one of their agents, Alexandra, who confirmed that I should be at the property at 3:00 PM. I even arrived 10 minutes early. However, despite the rainy weather, no agent showed up. Usually, an agent is there to guide you through the viewing, even if the tenant is still living in the property. Alexandra was completely unprofessional and irresponsible. I waited there until 3:30 PM, trying several times to contact her by message. She told me that the tenant would open the door, but nobody answered. After waiting another 10 minutes in the rain, I still received no help. Alexandra later claimed that the tenant had left, which made the whole situation even more confusing. I travelled all the way from SW18, which took me around 1 hour and 20 minutes each way, so this was a complete waste of my time. To make matters worse, when I called the agency, the lady on the phone was rude and blamed me for being late, even though I had arrived early. In reality, the agent herself failed to show up. In London, transport delays can happen, and professional agencies usually wait at least 10 minutes for clients. Instead, I was treated unfairly and spoken to disrespectfully. I would absolutely not recommend this agency to anyone. Their customer service is terrible, their communication is poor, and they are highly unprofessional. Overall, it was a horrible experience.

So many agents were arrogant or didn’t bother to find the time to help me, or even spend 10 mins to discuss my offers and concerns with certain properties . Mike was patient, helpful and understood what is takes to have a fine balance between the sellers agent and a space for the buyer to get some help when buying a place. Thanks again. I have already recommended you and Lak to my son in law, who are looking to buy their first home.

13th Oct 2025 (9 mo. ago)Sonia Estates could not wait longer than two weeks after my husband’s passing to start their plot to scam me. Informed me that minor repairs needed to rent after the contract expired. No deposit money given to me as they retained it! They ran up 8000 pounds( 12,000 pounds is what they demanded initially) worth of non existent repairs without my permission. When I disputed it, they secretly rented out my home and had no intention of informing me about it, nor of paying me rent!! They also had the secret idea of letting the home out to Capital Living who would charge us a commission, and Sonia would very kindly keep collecting another 7 percent commission too! This was only revealed to me after months of questioning Sonia Estates. They then threw away all of my furniture and asked me for an additional 15,000 pounds to furnish it again! So, they tried to make almost 27,000 pounds from the death of my husband! Sonia Estaes lied to the Ombudsman who accepted their lies that all of the above arrangements were agreed upon by me over a phony phone call! Even though I won the case, they were asked to pay me only 150 pounds! They now keep getting my Google review deleted!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
