8th Oct 2026 (22 days ago)Amanda at Abode was so helpful , friendly and informative from the start. I also had dealings with Lynn, Ann and Rachel who were also very helpful. I would recommend Abode as an Estate agent as staff were always accessible by phone or email if we had any queries.
15th Jun 2026 (20 weeks ago)This company took over the running of my apartment 2 years into my tenancy. They failed to carry out any maintenance of issues that I reported to them, beyond sending somebody out to look at it and make a note of it. However, they also managed to bump up my rent 3 times in the 3 years of them taking over my tenancy, before telling me that the apartment was now going up for sale. Of course, they then decided to with hold £540 of my deposit, for apparent 'Cleaning'. Yet 24 hours afterwards they had sent work men to completely rip up the floor, repaint the walls in a new colour, and rip out all of the unites. So, I feel like I have been charged for the refurbishment of the apartment as to increase it's likelihood of selling . As the apartment was left in exactly the same state as I found it, bar the few items I failed to move out. Good luck selling the apartment because Soho has extended right under the flat and thus the entire apartment vibrates at night. While every other week there's sewage dripping through the ceiling into both the corridor outside, and the apartment itself.

Her communication was fantastic, keeping me regularly updated at every stage and always being on hand to answer any questions. She genuinely couldn't have been more helpful, and her professionalism and dedication made the whole experience so much easier.<br><br>I couldn't recommend Scarlotte and the team at Century 21 highly enough.

I shouldn't have worried.<br>On both occasions he has been friendly, efficient and very professional.<br>I have no hesitation in recommending their services.

10th Oct 2025 (1 year ago)Stay away from this agent.Was renting a flat for 3 years,did loads of improvement pay with my own money,never late with rent.Now lm fighting for my deposit to be return because one wall was paited to "dark" and owen not clean. Lorrain very unprofesional and lying about stuff ,no anwsers to emails,playing victim when confronted,make sure you get all in emails not over the phone to have a proof!Should be zero star rating!!!

13th Oct 2026 (17 days ago)This is a review of my experience trying to rent, not of renting through the agency.<br><br>Over the past month, I've had quite a few experiences with random agents, and my experience speaking with Collby was one of the best.<br><br>What I personally appreciate is the transparency around the room/house - he doesn't pretend everything is perfect; he lets you know how things are.<br><br>And when asked questions about the property etc... you get straight up answers, and they are always replied withing the same day - unlike with other agents that beat around the bush and avoid hard questions.<br><br>And all of my questions were answered, in contrast to other agents at different companies, which usually try to fit you in their little sales funnel with their little form that usually makes no sense.<br><br>I ultimately didn't rent because the position of the room in the house wasn't right for me, and the second room had a roof window rather than a window in the wall.<br><br>And although I haven't rented through the agency, based on my experience with Collby, I would give them a shot and see how the rental would go.

James is all friendly when it comes to wanting to sell your house and get your money but as soon as the sale has gone through and the buyer has an issue with the house they are no help. They are telling me I am going to court because of a dirty house and I will be paying all of the legal fees because he thinks my house was dirty. The house was not dirty, if the house was not up to the buyers standard then I don't feel I should be paying for the house to be cleaned professionally, that is their opinion and if they want that then they should pay for that. I fell very unfairly treated and being threatened by James and Candor that I am going to court regarding this feels like I am getting bullied into paying for something I don't need to. James and the team will come across all nice and helpful while they want your money but as soon as you are done they won't be all nice and helpful anymore. Do not trust and stay far far away!!

21st Oct 2026 (9 days ago)Extremely disappointing experience with Prime Residential.<br><br>From the day we moved in, we experienced maintenance issues, including a leak that was never properly resolved. To their credit, Prime Residential arranged for contractors to attend on several occasions, but despite these visits, the leak continued.<br><br>What was particularly disappointing was the complete lack of communication as the situation deteriorated. Over the course of several months, we repeatedly contacted the agent about the leak, providing opportunities for the issue to be addressed. Our emails were eventually ignored, despite the problem visibly getting worse.<br><br>I have attached photos showing the kitchen ceiling progressively deteriorating over this period, culminating in its eventual collapse. This was not a sudden, unforeseeable incident after a minor issue; it followed months of an unresolved leak and repeated attempts to get the agent to take the situation seriously. My pregnant wife and one-year-old daughter narrowly avoided injury when the ceiling collapsed. It was an extremely frightening experience that should never have reached that point.<br><br>The lack of communication and handling of these maintenance issues were subsequently referred to the Property Redress Scheme, which awarded us £500 in compensation.<br><br>The entire tenancy was plagued by maintenance problems. I acknowledge that a letting agent cannot necessarily control every property issue, but they are responsible for how they communicate with tenants, follow up on contractor visits and manage ongoing problems. In our experience, this was extremely disappointing.<br><br>Unfortunately, things did not improve when we moved out. I requested that the deposit return process be initiated, but my requests were not acted upon, leaving me to discover that I could initiate the process myself through TDS.<br><br>We then faced further frustration when the checkout report raised issues that were already present at the start of our tenancy. Some items alleged to have been left behind by us were clearly visible in the original check-in inventory, raising serious concerns about whether the report had been properly reviewed before these claims were made.<br><br>After approximately three months, the agent eventually proposed a £50 cleaning deduction, a stark contrast to the broader claims initially raised. This followed considerable delays and the effort we had to make ourselves to progress the return of our deposit. The matter has been referred to TDS.<br><br>Overall, the repeated communication failures, poor management and unnecessary stress throughout our tenancy and after moving out have been extremely disappointing. Tenants should not have to repeatedly chase an agent over serious maintenance concerns or take it upon themselves to get their own deposit return process moving.<br><br>Based on our experience, I would not recommend Prime Residential.

He kept me abreast of progress at every stage and was always willing to provide support and advice when required.<br><br>Based on my experiences I would have no hesitation in recommending Getting Started in Property.
