Appalling service from Moores, stay as far away from them as possible. Incredibly shady business practices and are now going out of their way to make it difficult to sell my flat. I was trying to sell my flat with them tenanted, however on a number of occasions they took non-buy to let investors round and even went as far as telling my tenants they could be removed at 2 months notice and they don't have a choice in the matter without any sort of prior discussion with myself. Often late for viewings if they showed up at all and in some cases, cancelled viewings without informing my tenants. Having now moved my property to another estate agent, Moores have now placed a "Sold STC" sign outside my property despite the fact it was never sold and are refusing to remove the property from Rightmove which is causing confusion for potential buyers. I have reported them to the ombudsman who I hope will take action.... Read more

Terrible Experience We had an offer accepted on a property that Osprey were selling. Osprey neglected to tell us key information about a rapid turnaround time needed and this subsequently caused our purchase to fall through. Osprey did not assist us with our purchase at all and we feel they actively discouraged our deal from going through. We have had a huge financial loss because of Osprey, this coupled with their poor communication has left us very dissatisfied. Months later we have purchased another house successfully using a different estate agent and could not be happier with the service that they have provided. Please find an alternative Estate Agent.... Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

I was quite shocked at the lack of commitment and property knowledge of the lady who gave us a very perfunctory viewing of what was a filthy, manky property, seemingly more interested in telling she had loads of viewings booked. She clearly didn't know who we were and never thought to ask us our name (which should have been on her booking form). She was totally non-committal about whether anything worked, tried to get us round the house and garden in record time and clearly wanted rid of us as quickly as possible. She didn't even show us the cellar, in spite of my moving towards it for a second time, when we were heading out. She visibly panicked when I opened an outhouse door as I could smell oil strongly, so wanted to see if there was a boiler in there, which there was. When I asked whether there was plumbing for a dishwasher and washing machine, she looked completely blank. When I asked her to demonstrate the shower to make sure it had pressure, she made a complete mess of it and couldn't even switch it on. When I asked whether a Sky dish could be fitted she had no idea and only suggested that it might not be possible as it was a Grade 2 listed building. When I asked why one of the two open fires couldn't be opened up for use again, her response was that it just couldn't! When I questioned why on earth a landlord would want only a 12 month rental with a 6 month break clause, given the amount it costs to actually move, she was adamant that this could not even be considered for negotiation. Sharon told us that the carpets and lino in kitchen had jist been replaced. They were very ill-fitting and filthy - how anyone could try and rent a place that was so disgusting was staggering to say the least. All in all, a complete and utter waste of my wife's and my time. With the best will in the world, on the evidence of my experience today, this company should take a long, hard look at its employees, as there is little point in having professional branding that cannot be backed up with performance.
