My experience with leasing through Hamptons has been a very frustrating one to say the least. I’ve rent properties through Henry Adams, Courtney Green and Guy & Leonard and I really couldn’t have a more polar experience than I have had with Hamptons. Not sure how much this is down to Hamptons or the landlords but I would expect more support from an estate agency. We were only informed of a boundary dispute after we signed our lease. We had many issues with the house since we moved in due to the poor condition when we moved in and many issues were left unresolved or simply “band-aided”. We also had a lengthy wait time for repairs that were carried out (no heating for 2 months in Oct/Nov) At the end of the tenancy I had to wait 4 weeks to receive an account or total for the “damages” despite leaving the property in better condition than we received it. Th le landlord then wanted to claim nearly two thirds of the deposit back. After several frustrating calls and having received the feedback that the landlord is our client not the tenant I feel obliged to caution potential future tenants against using Hamptons. Lovely people in the branch placate me but a simple lack of results has left me waiting and waiting for my deposit to be returned with still no sight of a resolution. Be careful with this agency unless you are prepared to wait a long time to get your deposit back or are willing to fight for it and can put up with paying your rent while any issues largely remain unresolved.... Be careful with these estate agents! I would like to share the bad experience I have just had with Courtney green. After the check out inventory, the landlord asked up £900 to cover various costs. Most of the costs were around general wear and tear like marks on the walls, a few scuffs in the carpet. The check in report was very vague but when it came to the check out they were thorough. Unfortunately, we didn't take note of every single detail and they took advantage of this. It eventually went to a dispute and we managed to keep a good part of our deposit. Courtney green were never open about who they represent. Told us they represented both landlord and tenant. However in a dispute they were completely representing the landlord, even did the landlords case. They also advised us the landlord was being reasonable. If we had heard them we would have lost a huge chunk of our bond. Used our case to lodge the dispute and countered our arguments in the dispute application. If you use Croxley Green make sure you are properly advised about your rights, independently from them and take note of every mark on floors, walls, garden condition. Our house was professionally cleaned every week, no shoes policy in the house, but they still managed to take money from our bond. They seemed very experience around disputes and know what to say to make landlord more favoured. We don't want anything to do with them, ever again.... Read more

Estate Agents... They by no means should be letting properties they are not letting agents. They let us a property that had been left in a disgusting state from the previous tenant. Promised things worked when we moved in and they actually didn’t... Send tradesman out to carry out essential work that seem to take weeks to get hold of and then they lie and say they can’t turn up or do an appalling job and stain my jacket with sealant. Absolutely awful... I know you can’t really pick your letting agents and it’s all about the property but if you are interested in a property that Henry Adams is letting I would seriously considering thinking twice about it. There are plenty of great reviews on here and yes I’m sure they are great from a landlord perspective because they save them so much money not carrying out essential work on properties and not really managing the properties correctly.... I have only good things to say about Jack and Jones. Very easy to deal with, friendly and most importantly honest and sound advice. We had quite an eventful sale/purchase, but Tim kept us updated and provided valuable guidance every step of the way. Would use again and suggest to friends and family as a trustworthy company... Jessica tool overall control of our sale and I can say without reservation that she worked absolutely flat out to get us the best price and terms for the cafe. Although (through no fault of hers) the sale did not conclude ,I am very satisfied with the service and support we received from Jessica. Credit where credit is due, we will continue to work with Hilton Smythe to get a sale and we would have no reservations about recommending them (especially Jessica) to anyone looking to sell.... Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
