7th Apr 2026 (16 days ago)I would like to take a moment to recognise Sarah-Jane for the outstanding service she provided throughout our purchase. She was consistently cheerful, approachable, and always had a smile on her face. She kept us fully informed at every stage of the process and was extremely flexible when arranging viewing times, which we really appreciated. What stood out the most was Sarah-Jane allowing us access to the property prior to moving in so that we could give it a thorough clean. This meant a great deal to us, especially as we have young children, and being able to prepare the home in advance was incredibly important. Every time we met Sarah-Jane in person, she was warm, friendly, and genuinely committed to providing excellent service. Overall, Beresford were a very easy and flexible agent to work with, and the experience was made even better by Sarah-Jane’s professionalism and positive attitude.

Extremely happy with their service and highly recommended

She clearly knew the market and the area to give us the best guidance to put in a successful offer on our new home. The building site was very restricted for additional viewings, but Emma was very cooperative for us to gain access, and for trades to arrange dates with her to measure up. Invaluable for us to have a successful and easy move. Thank you Emma, you really did make the difference to our purchase.

24th Mar 2026 (30 days ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

The whole process, from renting to completing the paperwork, was smooth and straightforward, and the team was very helpful. When I checked out, my deposit was returned in about two weeks without any issues. Everything was handled efficiently and professionally. I’d also like to say a big thank you to the landlady for everything during my stay. I’d definitely recommend them!

I dealt with Kerrie and the rest of the team in the office, and they were all incredibly helpful throughout the entire process. They supported me from start to finish and made the sale as smooth as possible. I couldn’t be happier with the service provided and will definitely be using them again in the future.

Andrea and her team are relatable, professional and very communicative all through the process. Lorraine is exceptional, even on her day off she would still be in touch with updates! 27th Mar 2026 (27 days ago)THE RUDEST ESTATE AGENT I HAVE EVER COME ACCROSS IN MY LIFE! Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!
14th Apr 2026 (9 days ago)We haven't had to go through the nightmare of moving house for over forty years but we survived the emotional roller coaster this time round thanks to Stanton Hockett. Not easy for two eighty year olds I must admit who simply want to go live near their daughter up north! We approached the move with trepidation but their approach from the outset was totally re-assuring and empathetic. Tom started the ball rolling with his no fuss approach and we then graduated to the big guns, Brad & Gavin, after they found us a young couple to buy our treasured family home. They might have been a dating agency so suited to us were our young buyers. As apparently often occurs our journey through the legal processes to exchange and completion took us between peaks of elation to valleys of frustrated despair and back again but they were there to support us when we needed it. Thank you Tom and Lewis, thank you Gavin and most of all thank you Brad for your impeccable service to us in the sales progression stage. We are on our way now and feeling a whole lot better about our future.

Communication was great and made me feel very comfortable. I also had communication with George and Marianne too, they were great to deal with. I would highly recommend using their in house mortgage broker, James Sturch. The experience I had with James with second to none. Top guy, highly recommended! Great estate agents, 5 star service!

30th Mar 2026 (24 days ago)I called on Friday to view a property to rent in warley for Saturday afternoon, I called 2.5 hours before to confirm the booking which was fine apparently, so I drove over an hour out of London to go see the property. Then 1 hour before my appointment I was called to be told that the agent was running late and if I’d be able to push my appointment back by one hour. Annoying, but fine so went and had a coffee in town, then drove back to the property and just 7 minutes before my appointment I was told that they’d no longer be able to show me the property today at all. I was absolutely furious but was assured I’d get a call first thing Monday to be shown around the property, surprise surprise no call at all. Extremely unprofessional and definitely wouldn’t recommend.
