10th Jan 2026 (16 weeks ago)We had been with Greenlands for almost 3 years, they have been very good landlords/agents. Any requests were immediately acted upon, fixing things were very quick. They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties. They are very responsive with the emails, repair requests, questions - anything you need. We got the deposits back really quickly as well. Thank you Will very much for taking care of us!
24th Apr 2026 (11 days ago)I was working 3rd party with a lady that has purchased a property from Gower Dawes estate agent in chadwell-st-Mary. I cannot praise Jo enough, she went above and beyond, and I mean above and beyond. I would not go anywhere else to sell or purchase a property. We had a few problems along the way, but Jo was onto them non stop, along with the solicitors. I would like to thank you for being so persistent, yet reassuring all the way and helping me guide my sister-in-law through the whole process. The best people to deal with, whilst getting the reassurance you need at a time of stress and worry.
19th Mar 2026 (7 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.
7th Apr 2026 (28 days ago)I would like to take a moment to recognise Sarah-Jane for the outstanding service she provided throughout our purchase. She was consistently cheerful, approachable, and always had a smile on her face. She kept us fully informed at every stage of the process and was extremely flexible when arranging viewing times, which we really appreciated. What stood out the most was Sarah-Jane allowing us access to the property prior to moving in so that we could give it a thorough clean. This meant a great deal to us, especially as we have young children, and being able to prepare the home in advance was incredibly important. Every time we met Sarah-Jane in person, she was warm, friendly, and genuinely committed to providing excellent service. Overall, Beresford were a very easy and flexible agent to work with, and the experience was made even better by Sarah-Jane’s professionalism and positive attitude.

30th Apr 2026 (5 days ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash of the books. I strongly advise to avoid this agency and this dishonest man.

24th Mar 2026 (6 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

I dealt with Kerrie and the rest of the team in the office, and they were all incredibly helpful throughout the entire process. They supported me from start to finish and made the sale as smooth as possible. I couldn’t be happier with the service provided and will definitely be using them again in the future.

From the very first conversation, Ali was approachable, honest, and incredibly knowledgeable about the market. He took the time to listen, offered clear advice, and made sure every detail was handled perfectly. What really stood out was Ali’s commitment and work ethic. He was always available to answer questions, kept us fully informed at every stage, and proactively solved any issues before they became problems. His negotiation skills were excellent, and he worked tirelessly to secure the best possible result. Ali made the entire process smooth, stress-free, and efficient. Andrea and her team are relatable, professional and very communicative all through the process. Lorraine is exceptional, even on her day off she would still be in touch with updates! 27th Mar 2026 (6 weeks ago)THE RUDEST ESTATE AGENT I HAVE EVER COME ACCROSS IN MY LIFE! Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!

Communication was great and made me feel very comfortable. I also had communication with George and Marianne too, they were great to deal with. I would highly recommend using their in house mortgage broker, James Sturch. The experience I had with James with second to none. Top guy, highly recommended! Great estate agents, 5 star service!

Jack was so patient with all the delays, chased the solicitors and buyers when we were losing the will, and kept us sane. We genuinely couldn’t have done it without him. Really appreciate everything!
4th May 2026 (1 day ago)Waqas assisted us with the sale of our property and throughout the whole process his professionalism, experience, commitment and reassurance was outstanding. He was always well presented and welcoming. We would highly recommend Waqas at Maybury Estate Agents. Waqas is an active listener, which is a very important skill needed for us sellers/buyers and whether communicating on the phone or in person, he was always personable, amicable, enthusiastic and ready to assist. No question or task was too big or too small for him to answer/action to make this stressful process a little easier. Waqas made light work of selling our property, it sold quickly, smoothly, efficiently and we got the price we wanted. Waqas kept us in the loop throughout the whole process. We found ourselves in a difficult situation at the end of the move, where we had completed and ran out of time to move everything out of the property, Waqas was there, out of hours, physically assisting us, move items out of the house, whilst also keeping the buyers happy. If there was ever a person that should be in a job like this, we found him! We sincerely thank you Waqas from the bottom of our hearts for all your hard work, commitment, patience and management, through some very trying situations, preventing a volatile and stressful situation from becoming escalated. You kept smiling and remained positive, steadfast and committed. We can’t thank you enough.
30th Mar 2026 (5 weeks ago)I called on Friday to view a property to rent in warley for Saturday afternoon, I called 2.5 hours before to confirm the booking which was fine apparently, so I drove over an hour out of London to go see the property. Then 1 hour before my appointment I was called to be told that the agent was running late and if I’d be able to push my appointment back by one hour. Annoying, but fine so went and had a coffee in town, then drove back to the property and just 7 minutes before my appointment I was told that they’d no longer be able to show me the property today at all. I was absolutely furious but was assured I’d get a call first thing Monday to be shown around the property, surprise surprise no call at all. Extremely unprofessional and definitely wouldn’t recommend.
