They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties. They are very responsive with the emails, repair requests, questions - anything you need. We got the deposits back really quickly as well. Thank you Will very much for taking care of us!

Communication was clear, the marketing was effective, and every step felt well managed. Prior to sale they also looked after the rental of the property for several years, always with professionalism and reliability.<br>Highly recommended.

Charlie was professional, knowledgeable, and incredibly supportive throughout the whole process. Every step was handled smoothly — from the first viewing, to negotiations, to the final handover — and I always felt fully informed and confident in the decisions I was making.What stood out most was Charlie’s communication and reliability. He was always available to answer questions, kept me updated without me ever having to chase, and made what can be a stressful journey feel straightforward and well?managed. His attention to detail and genuine care for his clients really shows.I’m extremely happy with my new home, and I’m grateful for the effort Charlie put in to make the purchase seamless. I would highly recommend him to anyone looking for a trustworthy and efficient estate agent.
14th May 2026 (18 weeks ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash off the books. I strongly advise to avoid this agency and this dishonest man.
12th May 2026 (18 weeks ago)Service was amazing, highly recommend these estate agents. Mike Driver, the branch manager, was great from start to finish. We appreciated his honesty, transparency, and his willingness to go above and beyond. He helped us chase the vendor's solicitors and was responsive over the phone. The staff were also very helpful and lovely, taking great notes and collaborating with each other well. I highly recommend, and will look to contact them again if we are in the market again. P.s. this was a review I gave in July 2021, but didnt get published!!

10th May 2026 (19 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.

From start to finish they’ve been incredible, we couldn’t recommend them enough! Thank you to everyone in the team, your expert guidance, patience and kindness throughout our sale were so appreciated. We can safely say after using 3 other local estate agents in the past, you are head and shoulders above the rest!

24th Mar 2026 (25 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

He was enthusiastic helpful and arranged a number of viewings very quickly. Although my original sale eventually went through, I was impressed by his optimism!
22nd Jun 2026 (12 weeks ago)Very poor experience from start to finish. I called on Saturday and was told they would check with the current tenants and arrange a viewing. They booked me in for 15:00, but when I called to confirm they went silent and stopped responding.<br><br>I chased again on Monday and they rearranged the viewing for 13:15. I arrived at 13:17. As I pulled up in my car the agent was already leaving, and we made eye contact. It was obvious I was there for the property, yet he carried on walking off, later claiming he assumed I wasn't coming. He couldn't wait even two minutes. When he finally came back to show me the property, he was abrupt, barely spoke to me, and gave the impression he had no interest in showing it at all.<br><br>When I asked about any flexibility on the rent, he told me he already had four other offers, all at the full asking price of £1,375, and that all four had already paid deposits.<br><br>Afterwards I messaged to ask about the council tax and to let them know I liked the property and wanted to put in an offer. Again, no reply. They simply ghosted me.<br><br>A complete lack of basic customer service and common courtesy. I would not recommend dealing with this agency.
5th Sep 2026 (12 days ago)Very poor experience with Baker Estate.<br><br>I had a viewing booked and unfortunately I was running late. I accept that being late was on me, but I tried calling the agency around 15 minutes before the appointment to let them know and received no answer.<br><br>When I arrived, I contacted them through WhatsApp and was told to knock on the door as the agent may still be inside. She had already left. The lady I was speaking to then passed the phone to the agent, and I politely asked whether she could come back to conduct the viewing.<br><br>Her response and attitude were incredibly unprofessional and standoffish. She told me she had already waited 15 minutes. When I explained that I had tried calling beforehand, she simply told me, “No you didn’t.” I offered to send screenshots of my call history to prove that I had, but rather than acknowledging this, she said that either way she wasn’t coming back and that we could reschedule.<br><br>I asked whether it was normal procedure to leave a viewing without attempting to contact the prospective tenant first. Instead of having a professional conversation, she became argumentative and kept insisting that I should have called—even though that is exactly what I had tried to do.<br><br>I explained that I didn’t want to reschedule because the property is around 45 minutes from where I live and I had already spent my time and money travelling there. The conversation continued going back and forth and her attitude became increasingly frustrating, so I ended the call.<br><br>Ironically, around two minutes later she called me back and suddenly said she could come back after all. By that point I was already on my way to another viewing. She suggested rescheduling again, and I said “okay” out of courtesy. There was then just silence on the phone, so I said “okay, bye” and she hung up without saying anything.<br><br>I completely accept responsibility for being late. What I don’t accept is the unnecessarily confrontational attitude, being accused of lying about calling when I could prove that I had, and the general lack of professionalism throughout the interaction.<br><br>A simple phone call before leaving the property, or even a polite conversation afterwards, could have avoided the entire situation. Instead, I wasted a significant amount of time and petrol travelling there and was left with a very poor impression of the agency.<br><br>Based on this experience, I certainly wouldn’t want to deal with Baker Estate as a tenant.

They kept me updated whenever new information came through, which made what can be an incredibly stressful process so much easier. In particular, Becky, who was assigned to our chain, was fantastic. She provided me with a weekly update throughout the process, which gave me real peace of mind and meant I always knew what was happening.<br><br>Every member of the team I dealt with was friendly, professional, helpful and genuinely seemed to care about getting everyone through the process as smoothly as possible. Without a doubt, Adam Purnell Estate Agents are one of the best companies I have ever had the pleasure of dealing with.<br><br>I have since recommended them to friends and family, and I'm delighted that some of those I've recommended have gone on to sell their properties through Adam Purnell's as a result.<br><br>They may be more expensive than some other estate agents, but in my opinion, they are absolutely worth every penny.
