14th Aug 2026 (6 weeks ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.

The process of selling our flat and buying our new property was as smooth as could be.<br><br>From the initial viewing to putting our place on the market, arranging viewings and advising us on the best way forward, we felt completely reassured by the team’s professionalism.<br><br>You can tell they are an independent agency because Nathan and Oliver take extra care with their clients. Both have a deep knowledge of the current market, are incredibly responsive and put us in a strong position to manage both our sale and purchase simultaneously.
5th Sep 2026 (20 days ago)Upper Class Estates were so difficult to deal with that I ultimately felt forced to bring court proceedings against both them and their regulator before I was able to get out of housing that I considered unsafe and inadequately maintained. I also brought separate proceedings against the regulator because I believed its handling of my complaints failed to protect me as a tenant. I would not describe this property as somewhere I felt safe living as a woman.<br><br>This review is based entirely on my own experience as a former tenant and on matters I documented at the time.<br><br>During my tenancy I experienced repeated problems involving hot water, heating, electricity, flooring, communal lighting, rubbish and hygiene, the entrance door and other safety issues. These were not simply matters of taste or comfort. After the dispute escalated, a Haringey Council HMO Compliance Officer inspected the property and identified a number of additional safety and compliance concerns, including unsafe flooring, problems with the entrance door, missing communal lighting and fire/carbon-monoxide safety issues.<br><br>Despite repeatedly raising concerns, I found Upper Class Estates’ management rude, defensive and hostile in their communications with me. I have a history of mental-health vulnerability, which I disclosed during the dispute, and I became increasingly frightened and distressed while living there. In my experience, the combination of the physical condition of the property, problems involving other occupants and the way management responded left me feeling unsafe in my own home.<br><br>I repeatedly tried to resolve matters without litigation and asked to leave the tenancy. Upper Class Estates had previously told me that I could look for alternative accommodation, but when I later sought early release they refused and continued requiring rent. According to my court evidence, it was only after formal regulatory escalation, the HMO inspection and the commencement of proceedings that I was ultimately permitted to leave.<br><br>I also bought communal sanitation and household items myself because, in my view, essential shared items were not being adequately provided. I sought reimbursement for those purchases as part of attempts to settle the dispute, but those proposals were rejected. The recurring rubbish and communal-area issues also contributed to my view that the property was unhygienic and poorly managed.<br><br>After I moved out, I then had to challenge an attempt to obtain rent from me for a period when evidence indicated that a replacement tenant had already moved into the property. I obtained corroborating evidence from the incoming tenant and raised the issue formally.<br><br>I also took separate legal action against Upper Class Estates’ regulator because I considered the regulator’s complaint handling inadequate and felt that the process had protected the agent rather than properly addressing my concerns. That case was later settled, with the regulator increasing its settlement offer and reimbursing legal costs. I do not suggest that settlement was a judicial finding against Upper Class Estates; I mention it because even the regulatory route did not resolve matters for me without litigation.<br><br>My advice to other tenants is to document everything. Keep photographs, videos, WhatsApp messages, emails, receipts and a dated chronology. Report serious defects in writing and keep copies. If problems remain unresolved, get independent advice and use the appropriate council, regulatory or court process.<br><br>Based on my own experience, I would never rent through Upper Class Estates again.

As we moved from Germany to London for the first time, the process of searching for a home and completing all the necessary paperwork initially felt quite daunting. However, McMahon made the entire experience smooth and straightforward. Our agent, Serwan, conducted a detailed viewing via video call, shared all relevant information upfront, and guided us seamlessly through the contract process. We were particularly impressed with: 1) The thoroughness and professionalism of the paperwork and inventory check conducted by McMahon, which ensured fairness for both the landlord and the tenant. 2) The prompt resolution of minor issues in the property by Louise, the residential manager, who was highly responsive and efficient. Overall, we are extremely satisfied with both the property and the service provided by McMahon & Partners, and we would highly recommend them.

Various complications came up from a few different places, but I was always handled thoughtfully and helpfully — and with a smile! When going through previous property sales and purchases I’ve had some very different experiences elsewhere. I wish all estate agents were like these guys. I would recommend them in a heartbeat.

He was professional, approachable, knowledgeable and, most importantly, always willing to help. 12th Sep 2026 (13 days ago)Unfortunately Keatings were so unsatisfactory. Our first clue should have been the fact that they lied about what furniture would actually be in the flat, which we didn't find out about until we had our offer accepted. Even then, they still wouldn't put the promised furniture in, but gave an insulting "financial contribution" which still left us with a heavy price to pay.<br><br>At the end of our tenancy they turned aggressively accusatory, claiming we had not returned our keys, when it turns out they just hadn't checked their own post box or actually spoken to other members of their own team to confirm we had in fact returned them.<br><br>Then, as a final kicker, our deposit return was delayed and when questioned on this they became combative and passive aggressive.<br><br>Steer clear.

This was not a straightforward purchase as the property was rented so access to the property was awkward to arrange and then the tenants had to be moved to allow the closing. Additionally the owner was abroad.<br><br>Justin had to work hard to make this happen but always was super responsive to me and moved mountains to help us achieve a very tight timeline so that we could achieve our deadline to complete.<br><br>Justin and Bhoday’s deep knowledge of the business and his hard working attitude is invaluable. 29th Aug 2026 (27 days ago)Incredibly unprofessional estate agency, absolutely zero help, used for my first rental property, where I found myself doing all of the work and fixing issue after issue left to me. Thinking I would see the back of them once I moved in I powered through, however this was not the case, Our payment methods were switched and I had to beg for a week to get the banking information of their own estate agency! Making my first payment late.The property I moved into was handed to me in a disastrous state which was a problem in its own right. I recommend this estate agency if your a fan of headaches and panic attacks. Avoid at all costs.
