3rd Feb 2026 (5 mo. ago)We rented a property in Chingford from 1 February 2026 through Claremont Estates. Zak and Mafiz acted as a great bridge between us, the landlord, and Goodlord. The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.
17th Jul 2026 (17 days ago)Deposit withheld on baseless claims, mould ignored for 6 months - DPS ruled fully in our favour<br><br>We rented a flat managed by Century 21 London Central (Rochester Row) for nearly two years; the property was owned by Marmora Ltd. KFH managed the building when we moved in and unfortunately the landlord moved management to Century 21 after a few months.<br>Our experience with agent Dusan Plesko was dreadful from start to finish.<br><br>At the end of our tenancy, Dusan ignored our emails for weeks, responding only after we escalated to the Deposit Protection Service. He then claimed £1,740 of our deposit for an Octopus Energy bill that was addressed to the landlord - not us. We were never Octopus customers; our supply was with OVO, who confirmed in writing that we had no liability to Octopus, and whose bill we have paid in full. At adjudication, Dusan submitted no evidence whatsoever. The DPS ruled fully in our favour. Months of our time wasted on an attempt to take our deposit for someone else's bill.<br><br>During the tenancy, we reported extensive bathroom mould in August 2025 - across the walls and ceiling, with the wall rotting away near the shower. An inspection identified a structural cause (an extractor vent leading nowhere). Instead of fixing it, Dusan replaced a working extractor fan, an unnecessary cost to the landlord which we pointed out at the time, and left the mould untreated. Repairs were finally done in late January 2026, conveniently the week before viewings for new tenants began.<br><br>When we offered a 15% rent increase to extend our tenancy, we received no response. Before we moved out the flat was listed for higher than our offer. After we moved out, the flat was listed at exactly the figure we had offered - and let at that price (or lower). We've seen no evidence our offer was ever put to the landlord, the landlord incurred costs related to finding new tenants and lost rent for the period the flat was unoccupied.<br><br>Reading other reviews, our experience isn't unique; inflated deposit claims and ignored maintenance appear repeatedly. Landlords (including Marmora Ltd) should ask serious questions about how their properties and tenants are being handled. Tenants: document everything from day one, and don't hesitate to go straight to the DPS.
1st Jul 2026 (5 weeks ago)I've just started my first experience as a Landlord, and Rochford Stokes have helped me find tenants and get everything in order. The overall experience has been great so far, I didn't feel pressured into any decisions (like I felt when considering other agents), received great advice at every step and fantastic follow-ups on every question and items to handle (which was not a short list!).<br>They're a small, dedicated team that knows what they're doing and will look after you. I was glad to see they have reviews from tenants managed by them (a rare gem), and look forward to having them care for my tenants similarly. As a local, dedicated and experienced agent, I have no doubt I made the right choice. We're off to a great start.

She always provides fair advice on repair responsibilities and works hard to minimise unnecessary costs while ensuring the property is well maintained. Her proactive approach and excellent communication give me great peace of mind. I highly recommend her services.

From the very beginning, they were professional, responsive, and completely committed to achieving the best possible outcome.<br><br>They worked incredibly hard throughout the process, always going above and beyond to understand what I wanted and help make it happen. Their advice, communication, and determination were exceptional, and I always felt I was in very capable hands.<br><br>Selling a property can be stressful, but Nathan and Jaylie made the whole experience feel much smoother. I really appreciated their dedication, honesty, and the personal effort they put in to get me the result I was hoping for.<br><br>I couldn’t recommend Nathan and Jaylie highly enough - thank you both for all your hard work and support!

Additionally they are not respecting my contract terms and trying to overcharge me for the end of the tenancy. I have had to hire lawyers to avoid them abusing other more vulnerable tenants
26th Jun 2026 (5 weeks ago)I had a very disappointing experience with a property marketed by John D Wood & Co. Estate Agents (Wandsworth).<br><br>Initially, Poppy Martin was very helpful and responsive throughout the viewing and application process, which gave us confidence in proceeding. However, after our offer was accepted, we were informed that all payments and tenancy arrangements would be handled directly by the landlord rather than the agency. This was never made clear at the outset.<br><br>We had already submitted our personal and financial information to the agent, including payslips, bank statements, passports, proof of address, P60s, and our guarantor’s personal and financial details. Despite this, the landlord requested the same documents again, followed by further demands for over a year’s worth of our guarantor’s financial records, including payslips, bank statements, and P60s.<br><br>We also discovered that deposits were to be paid to a business account managed by a third-party company, which had not been disclosed by the agent. When we requested evidence of their data protection compliance, we were initially provided with an expired certificate and generic documents, which further undermined our confidence.<br><br>At this stage, we no longer felt comfortable sharing additional financial information. As a result, our £311 holding deposit was retained. We felt pressured into providing excessive personal data under the threat of losing our deposit.<br><br>Overall, the process lacked transparency, involved repeated requests for financial and personal information, and left us feeling misled. This was a stressful and disappointing experience, and I hope future applicants are given clearer information before committing to the process.

We were dealing with a particularly difficult solicitor on the seller’s side and they were incredibly proactive in chasing and providing information to all parties. As a first-time buyer, I had hundreds of questions which they always answered quickly and in such a friendly manner. Every single person across the rest of the team has also been excellent whenever I have called. Thank you, all!!

Communication was smooth, I always received quick replies, I always understood the process and at what stage we were at. All the staff were a pleasure to work with. Kate in particular, who helped me once my offer was accepted, was so helpful, patient, and accommodating throughout our communication. She always went above and beyond to ensure that I understood what was happening, and helped me with any questions I had. Can’t recommend them enough!
