14th Aug 2026 (11 weeks ago)I am writing this based on my experience dealing with an agent at Century 21 London Central regarding a serious water leak from a property they manage.<br>A leak from the flat above caused significant damage to my flat, including damage to the ceiling, walls and flooring, with further cracks appearing in several areas. The source of the leak was subsequently confirmed by a Westminster Housing technician.<br>I first informed Dusan about the matter on 21 June. Since then, I have had to repeatedly chase for progress:<br>9 July – followed up for an update<br>14 July – followed up again<br>20 July – followed up again<br>21 July – contractor visited the flat to inspect the damage<br>28 July – followed up again<br>3 August – followed up again<br>On 3 August, the contractor confirmed that he would prepare the quotation that evening and send it to the agent the following morning, with the intention of arranging the repair as soon as possible. I heard nothing further.<br>By 12 August, I had to chase again. The agent then emailed the contractor asking for the quotation. This was despite the agent having already asked the contractor for the quote on 9 July and again on 29 July.<br>As of 14 August, almost eight weeks after I first contacted the agent, I still have no quotation and no date for the repair.<br>What is particularly disappointing is that I have repeatedly had to chase both the agent and contractor, rather than seeing the matter actively managed through to resolution. From my perspective, it feels as though the responsibility is simply being passed back and forth, while the damage to my property remains unrepaired.<br>The situation has also developed further, with my tenant reporting electrical problems after the water spread through the flat, including repeated circuit/fuse tripping and lights no longer working. This makes the lack of urgency even more concerning.<br>I understand that the leak itself was not caused by the agent. My concern is entirely with how the resulting problem has been managed. I would expect a professional property management company to take ownership of a serious maintenance issue, communicate properly with all parties and ensure that necessary repairs are progressed within a reasonable timeframe.<br>I am also a landlord myself, and I take the condition of my property and the wellbeing of my tenant very seriously. I would never allow a repair issue like this to be left unresolved for this length of time. Based on how this matter has been handled, I would not use the agent and Century 21 London Central to manage my property, as this level of management could damage the landlord’s reputation and potentially expose the landlord to complaints, liability and legal action if the property is not properly managed.
4th Oct 2026 (28 days ago)Extremely disappointing experience with Samuel Estates – Colliers Wood<br><br>I rented a property through Samuel Estates, with Jade as our property manager. At the beginning of the tenancy, she came across as very friendly and helpful. However, when it came to the termination of our tenancy, it became extremely difficult to get in touch with her. Calls were often answered by different members of staff, and getting a clear response or resolution became incredibly frustrating.<br><br>The property itself was in a very poor condition. We were paying a significant amount of rent for what was, in my experience, a substandard property, including issues with mice and holes in the flat. For the amount of money we were paying, the overall standard was simply unacceptable.<br><br>The biggest issue came at the end of the tenancy when there was a dispute over our deposit. The agency initially refused to return our deposit, and we had to take the matter through TDS (Tenancy Deposit Scheme) to fight for what we believed we were entitled to. We eventually managed to recover the deposit through the dispute process.<br><br>Overall, this was a very frustrating and disappointing experience. Based on my personal experience, I would strongly advise prospective tenants to do thorough research before renting through Samuel Estates, particularly regarding the condition of the property, communication during the tenancy, and how the deposit will be handled at the end.<br><br>I would not personally use this letting agency again.

She understood exactly what we were looking for and was especially supportive when we needed to discuss some important points with the vendor after the survey. She has a lovely personality and was always a pleasure to deal with. We’re really grateful for her help!
8th Jul 2026 (17 weeks ago)Most unprofessional agents I’ve ever dealt with. Took them 5 months to fix a broken fridge of property I’m renting from them. Additionally they are not respecting my contract terms and trying to overcharge me for the end of the tenancy. I have had to hire lawyers to avoid them abusing other more vulnerable tenants

1st Nov 2026 (0 days ago)Whilst everyone was friendly and we had no major issues, communications about upcoming viewings were often poor. More than once we were told a viewing was happening which then didn't (on those occasions we were in the flat ready to vacate if anyone did actually arrive). There were also multiple instances where we had repeatedly asked for confirmation about viewings, and we received no response. However, day-to-day communication aside, we felt we were accurately valued, and have appreciated support deciding what steps to take next.

James carefully arranged and oversaw all the repairs and preparation needed before putting the flat on the market, and he was always readily available to explain the many steps along the way.<br><br>As issues arose during the sale process, as they inevitably do, James was always there to guide me on how best to proceed.
