17th Jul 2026 (17 days ago)Deposit withheld on baseless claims, mould ignored for 6 months - DPS ruled fully in our favour<br><br>We rented a flat managed by Century 21 London Central (Rochester Row) for nearly two years; the property was owned by Marmora Ltd. KFH managed the building when we moved in and unfortunately the landlord moved management to Century 21 after a few months.<br>Our experience with agent Dusan Plesko was dreadful from start to finish.<br><br>At the end of our tenancy, Dusan ignored our emails for weeks, responding only after we escalated to the Deposit Protection Service. He then claimed £1,740 of our deposit for an Octopus Energy bill that was addressed to the landlord - not us. We were never Octopus customers; our supply was with OVO, who confirmed in writing that we had no liability to Octopus, and whose bill we have paid in full. At adjudication, Dusan submitted no evidence whatsoever. The DPS ruled fully in our favour. Months of our time wasted on an attempt to take our deposit for someone else's bill.<br><br>During the tenancy, we reported extensive bathroom mould in August 2025 - across the walls and ceiling, with the wall rotting away near the shower. An inspection identified a structural cause (an extractor vent leading nowhere). Instead of fixing it, Dusan replaced a working extractor fan, an unnecessary cost to the landlord which we pointed out at the time, and left the mould untreated. Repairs were finally done in late January 2026, conveniently the week before viewings for new tenants began.<br><br>When we offered a 15% rent increase to extend our tenancy, we received no response. Before we moved out the flat was listed for higher than our offer. After we moved out, the flat was listed at exactly the figure we had offered - and let at that price (or lower). We've seen no evidence our offer was ever put to the landlord, the landlord incurred costs related to finding new tenants and lost rent for the period the flat was unoccupied.<br><br>Reading other reviews, our experience isn't unique; inflated deposit claims and ignored maintenance appear repeatedly. Landlords (including Marmora Ltd) should ask serious questions about how their properties and tenants are being handled. Tenants: document everything from day one, and don't hesitate to go straight to the DPS.

The progression team have been fantastic and they dealt with everything from the point of my offer being accepted and a big thank you to Corrie-Leigh who showed me around during the viewing and kept me updated. Mark in particular is an example of what a great estate agent should be like!!! Top professional!!! Can't recommend Mark enough: no call left unreturned, direct communication (I mean how many estate agents can you communicate with directly on WhatsApp?), swift action, will go above and beyond, very people-centric approach, will make the deal go through regardless of setbacks or delays caused by lawyers, bureaucrats and others involved in the process. And very trustworthy - a word of a man! Very happy with my home!

Charlie was professional, knowledgeable, and incredibly supportive throughout the whole process. She was very transparent about the house, accommodated our time/dates as we were coming into the city from further away, and kept us informed at each stage of the process. Very clear communicator and she was quick to respond to any queries or concerns. It made the process of finding a place stress-free. 23rd Jul 2026 (11 days ago)Mehmet and Rej do not respond to emails. As a landlord rent is supposed to be paid to me on the 5th of each month. Almost the end of the month and full rent hasn’t been paid, whenever i reach out to them for days asking for clarification or the reason for extreme delay all your emails get ignored. This is not the first time I’m having to chase my rent or send countless emails concerning the delay of rent being paid to me. I have typed several emails from last week to them no response. Why do you ignore landlords when you’re the one managing their property? How long does it take to type a response? Highly unprofessional. Will be switching agents

Within 2 weeks, Mark found me a serious buyer and within 9 weeks we exchanged contracts. Everyone was so responsive and worked hard to push things through quickly. I wish I went with them in the first place! Could not have asked for more.

13th Jul 2026 (21 days ago)We recently sold our flat in West Ealing using the services of the Northfield branch of Gibbs Gillespie and its allied auction service. We dealt directly with Abraham Oommen who is the senior sales manager and found him to be extremely professional, knowledgeable and supportive. As is known it’s been a tough market for sellers of flats and Abraham gave us an in depth understanding of what's been happening in the property market & the prospects for a sale given all the circumstances which was invaluable. In all this he showed considerable kindness and empathy for our situation.<br>We would highly recommend Abraham and the team at the Northfield branch of Gibbs Gillespie.
13th Jul 2026 (21 days ago)As a first-time buyer, my advice is to independently verify every representation made by them during the buying process and ensure everything is reflected in your legal documentation.<br><br>My experience has been very disappointing. I received written assurances regarding the service charge before purchasing the property, but it has since increased from around £1,500 per year to almost £4,000 for a building with no gym, no concierge and no other premium amenities. This has had a significant financial impact. The service charge amount was a deal breaker for me.<br><br>I was also left with the impression that the transition from leasehold to share of freehold would happen relatively promptly. I completed my purchase in April 2025, and I am still waiting for the transfer to be completed.<br><br>Finally, I was assured by the representative from Bespoke that I would be able to replace the carpet with hard flooring, only to discover after completion that the lease prohibits this without consent.<br><br>Overall, I would strongly encourage first-time buyers to obtain written confirmation of everything, ask their solicitor to verify every representation, and not rely solely on verbal assurances by the agents during the sales process.
