20th May 2026 (24 weeks ago)We lived in a flat managed by Richard and his company, Bracewells, for seven years, and we have been very happy with their service throughout this time. The agency was always responsive, professional, and quick to deal with any issues in the flat. Communication was excellent, and everything was handled efficiently and on time.
We highly recommend Richard and his company to anyone looking for a reliable and supportive letting agency. You won’t be disappointed!
5th Oct 2026 (5 weeks ago)Would give them 0 stars if I could, don't waste your time with these fools. Chris is by far the most idiotic and incompetent letting agent i've ever had the misfortune of dealing with. We (me and my boyfriend) were in our flat about a year. We left as it was just completely uninhabitable and made our lives a misery being there.
Our biggest gripe with this flat were the windows. All metal frames, window sills were rotten and the seals around the glass had wasted away, plus the windows never shut properly so air was always coming in. In winter, it meant we had constant mould problems all over the flat and water literally dripping down the walls because it was constantly cold, despite heating the flat for a few hours a day. We asked for new windows and the landlord never went through with the repairs even though multiple window companies and Brian Thomas' own contractors said it was essential to have done. A window fitter came over FOUR TIMES to measure and get a quote so it wasted our time massively. I find this behaviour absolutely shocking from the landlord, but not unsurprising letting your tenants live in a flat so cold you could see your breath because you can't be bothered to fix the windows. Chris accused us of not heating the property which simply isn't true. Then in the summer, the living room which faced the sun all day reached over 30 degrees at times and we had to use the spare bedroom instead as it was uninhabitable. Although the windows were not Brian Thomas's decision ultimately, we took Chris to the Property Redress Scheme due to his complete negligence to address this issue properly and take it to the landlord / chase him which took over 6 months for any resolution. He never provided any evidence on his end as a rebuttal (because he never answered his emails) and we won the case by a landslide. Thanks for paying £550 towards my holiday!
Getting our deposit back, he took over 2 weeks to respond to our emails about vacating the property with evidence, we left that flat in better condition than it was presented to us in. They said they "needed" the closing bills (against the law by the way), we sent them and then it was radio silence. We had to get a statutory declaration form sorted and eventually got the money back after 2 months. Such a joke.
Chris, you are a disgrace and you should be ashamed of yourself for the way you treat your tenants. Illegally withholding money from people who did everything they were supposed to and left the flat in great condition is beyond unacceptable behaviour. NEVER go with Brian Thomas if you want to save your sanity, I'd rather be homeless than rent with them ever again. Chris is known to respond to these reviews with a half arsed attempt at a witty comeback, it'll give me a laugh if nothing else to see what he has to say.

We couldn't have asked for a more professional and streamline transaction. The level of contact was amazing and experience was some of the best we have come across.
I would not hesitate in recommending either Masons or Chris to anyone looking to purchase in the area.
Adding to this... 7 years on we worked with Chris and the team at Masons to sell our home. Impeccable from start to finish... No one knows Edmonton and Tottenham real estate like Chris.

25th May 2026 (24 weeks ago)I cannot recommend the team at Goldschmidt & Howland Temple Fortune highly enough! After a completely failed, incredibly frustrating experience trying to sell my property with the nearby Foxtons—who brought plenty of empty promises but absolutely zero results—(hiring idiots!) switching to Goldschmidt was the best decision I made. From day one, the team here was a breath of fresh air. They actually understand the local market intimately, were completely realistic with their strategy, and were incredibly proactive. Communication was flawless throughout, they qualified their buyers properly, and they managed to secure a fantastic sale for me in no time. If you want a sophisticated, professional estate agent who actually delivers results instead of just a slick corporate sales pitch, save yourself the time and go straight to them.

Richard was incredibly helpful throughout the process and, when we ran into an unexpected complication during the sale, he was always on hand to offer advice, get involved where needed and used his knowledge and local connections to help move things along. His experience of the local market really showed and it was reassuring to have him involved throughout the sale.
We wouldn’t hesitate to use Houseman & Holmes again and would happily recommend Richard and the team to friends and family. Thank you for helping us get the sale over the line!
