I unfortunately had some major plumbing issues at my property. She quickly and competently handling everything on my behalf, keeping me updated as often as necessary. She really helped to alleviate the stress of a difficult and potentially very costly situation, and I could not be happier with the result. Everyone I’ve interacted with while using their services have been friendly, helpful and attentive. Exactly what you want from a property management service.
28th Feb 2026 (5 weeks ago)Extremely unprofessional and a complete waste of time. I booked a viewing on 24 February 2026 for an appointment confirmed on 28 February at 12:00 pm. I travelled nearly two hours to attend, arrived on time, and when I called the agent to check their arrival, I was casually told the appointment had been cancelled. No one informed me beforehand. No call. No email. Nothing. This shows a total lack of basic organisation and zero respect for clients’ time. Cancelling appointments without notifying people is unacceptable, especially when customers are travelling significant distances. If this is how they treat potential buyers, I would strongly question how they handle actual clients. Very disappointing experience.

From the moment I walked through the door, I was warmly welcomed by a friendly smile from a lady seated at the desk to my right. As I approached, she stood up, extended her hand, and said, “Good morning, I’m Ammie.” Little did I know that this would mark the beginning of a wonderful relationship. The level of service, patience, and efficiency we have experienced has been outstanding. You have made us feel comfortable and at ease in the properties we have rented. Any maintenance issues have always been resolved promptly, and all inspections and upkeep have been handled professionally and on time. Larkham and Pike have now placed us in a second beautiful property, and the transition from one home to the next was smooth and swift. 6th Mar 2026 (29 days ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

This team was professional, responsive, and truly went above and beyond to help us supporting us in tough times, when dealing with property issues was very stressful. Communication was always clear, and I felt supported at every step of my renting time. Dealing with Estateology, and with Sam, is a luck in London — where the qualities above are hard to find. I highly recommend them to anyone looking for a reliable and genuinely caring agency.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!

27th Mar 2026 (8 days ago)THE RUDEST ESTATE AGENT I HAVE EVER COME ACCROSS IN MY LIFE! Usually you would expect to be welcomed to to a property you are looking to buy, invited to park on the drive so you can see what it would be like to live there. Not Claudia Romano, who arrives 1 minute before the appointment, shouting out of her car door, "I'M THE ESTATE AGENT SO I GET TO PARK THERE!". And then, once we have driven around and finally found somewhere to park, has the cheek to tell us that we're late and we will not have a full appointment - when we were there first! Prospective sellers - avoid at all costs!!!
