5th Mar 2026 (8 weeks ago)Appalling handling of tenancy deposit — avoid We vacated our property at Masters Court, Harrow on 30 January 2026 in good condition, and over a month later we have still not received our deposit back. The handling of this entire process by Connells has been deeply disappointing. Despite sending multiple emails and attempting to call numerous times, we have received nothing but vague responses saying they are "still liaising with the former landlord." No clear timeline, no transparency, and no accountability. Phone calls have gone unanswered, and no direct contact number has been provided despite requests. The items flagged in the checkout report are standard fair wear and tear under TDS guidelines — minor wall marks, limescale build-up typical of Harrow's hard water, None of these justify withholding our deposit. To make matters worse, wife is 24 weeks pregnant, and the unnecessary financial stress caused by this prolonged delay has had a real impact on her mental health and wellbeing. This is completely unacceptable. We have now raised a formal dispute through the tenancy deposit scheme, which should never have been necessary. We have never experienced such poor deposit handling with any previous letting agency. If you are a prospective tenant — be warned. We would strongly recommend looking elsewhere.

The team managed to keep me informed of progress and helped to speed things along at critical moments when blockages appeared. A friendly and thoroughly professional experience and would recommend Gibbs Gillespie for your house sale or purchase from them.

Mariam has been so incredible my parents sadly had water leak at residential property I need to find them alternative accommodation Mariam has stayed in touch until she found them the perfect place to rent. She kept me up to date from start to finish making this such a smooth process for my parents at such a difficult time and she is so polite and professional absolute asset to the company and I work for Lloyds banking group so recognition is so important when you have been given attention and service like this I would recommend Mariam and Charles Henry Peppiatt for helping find the ideal place but without Mariam being so efficient this would have not been so easy. I will definitely give her details to anyone I know looking for property.

Andrew, Chloe and Hannah were professional and incredibly supportive throughout the process of selling our property. Hannah went above and beyond to ensure the process stayed on track. Her communication was excellent and she would always keep us informed as well as answering our questions promptly. She genuinely cared about achieving the best possible outcome for us. We would use Trend & Thomas again and would highly recommend them.

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

Selling my mother's home was always going to be an emotional process, and Jacob at Orchid Estate Agents handled every aspect of it with genuine care and professionalism. Throughout the entire process, his communication was exemplary. We were kept informed at every stage, never left wondering what was happening, and always felt like a priority. He achieved a fantastic price, moved things along at impressive speed, and did it all with a calm, reassuring manner. If you're looking for an agent who combines real expertise with genuine human warmth, Jacob is exactly that. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!
