Rachel proved to be a true professional and guided the rental process from the beginning to the signing of the contract. Her communication was clear, friendly and always timely. 20th May 2025 (10 mo. ago)We sold our property with great help from staff @ Winkworths Kingsbury , I liased with Lauren,Shilpa,&Kevin each one of them kept me up to date @all times, they were very professional nothing was too much trouble for them & they went that extra mile , also worked very closely with our solicitor whom was also excellent Manisha Gadhia @ Mills Chody ! Why I chose Circa (and would again): • They understood exactly what I was looking for very quickly — no wasted time, no irrelevant viewings • The properties he showed were genuinely high quality and well aligned with my criteria • Outstanding process management — I went from offer submitted to getting the keys in less than 1.5 months (and Kit was really part of making this happen) • Extremely responsive — Kit was always available, proactive, and on top of everything • Not the typical “salesy” approach — Kit really focuses on making both parties agree in a fair and smooth way, without pressure or nonsense What really sets them apart: Unlike many agencies that flood you with listings you don’t care about, Kit is very focused and selective. You can tell he actually listens — every property shown felt relevant, which makes a huge difference in London. Overall, a very smooth, efficient, and genuinely enjoyable buying experience — which is rare. I’ll definitely come back to Circa London — and to Kit Farino — when I sell my property. NB: This was for the purchase of a one-bedroom flat in Central London.
27th Mar 2026 (8 days ago)Property Management - Milton Drive Room! Feb 24, 2026 – I sent a request asking for confirmation of a date when someone could visit the property to carry out a move-out inspection. This was based on a prior understanding that, due to previous issues, I would move out once I had secured alternative accommodation. Feb 23 - request for move out was submitted following unauthorized access to the room and landlord causally claiming about TV & electrics in the room. There is an inventory report in place. March 3, 2026 – I sent a follow-up message regarding the above request after not receiving a response. March 4, 2026 – Vicki Harbor and Rebecca Sparks emailed stating that there were approximately £2K in rent arrears and that I had not confirmed a move-out date, when I requested for a move out date citing earlier agreement in writing. This response came after the initial request sent on Feb 24 and the follow-up on March 3, during which time another rent payment became due. They waited for another rent to become due before replying with inflated arrears amount. Vicki, copied to Rebecca, Landlord and Walton Office tried to claim that request was submitted on March 3 instead of Feb 24. I had also previously requested the possibility of moving to another room within the property in order to mitigate ongoing antisocial behaviour concerns, however this request was declined in the same email of March 4, 2026. March 4 - In communication, Vicki stated that the move-out request had only been submitted on March 3. When I provided a screenshot showing the earlier request dated Feb 24, the discrepancy was not completely ignored. Rent Arrears - Due to a history of issues with the tenancy, there had been an agreement that I would continue making payments and that any remaining arrears could be addressed from the tenancy deposit at the time of move-out. Despite explaining this position multiple times, debt collectors were given my details, payment reminders have continued to be sent over several months, including a further reminder after I reiterated the above context on March 4 - copying Landlord and Walton Office. Another reminder is sent today (March 5, 2026). When I asked whether the communication could be amended or clarified to reflect the earlier request and the existing understanding regarding arrears, this was declined by Vicki - the Head of Property Management, Leaders Roman Group. March 4, 2026 – following the expiry of the notice to rectify their conduct and issue amended communications along with a date to move out as per Feb 24 email - A formal complaint was submitted to Leaders Roman Group. March 5, 2026 - Formal Complaint was acknowledged. March 12, 2026 - Another debt reminder is sent. March 18, 2026 - Another debt reminder is sent. March 23, 2026 - Another debt reminder is sent. March 23, 2026 - Look at the reply to stage one complaint. The question of financial abuse due to deliberate delays has been completely ignored by this so called Regional Director, Property Management, Leaders Roman Group, by the name Rachael Salmon. March 27, 2026 - Notice of Eviction threatening letter is received by some Siphindile Jali, Credit Control Clerk from Leaders Roman Group (some where on planet, without postal address to leave a review of experience at relevant offices for all other ain similar position) The updates will follow. I will update this review as further information becomes available. Additional historical details covering several months will also be added here in reverse chronological order for completeness.

It was a lengthy and complex conveyance, and had it not been for Hiten's approach, it would have been a longer more stressful process. Hiten was professional, proactive and highly responsive. Even though clearly he was working in the sellers best interests, he dealt with all parties fairly and appropriately. When we come to sell the property we would be happy to work with him and the estate agents again. Thank you! Krish and Ben

From the very beginning, they were professional, knowledgeable, and incredibly supportive throughout the entire process. Both took the time to understand exactly what we were looking for and was always quick to respond to any questions or concerns. What really stood out was their attention to detail and genuine commitment to making everything as smooth and stress-free as possible. Both Lydia and Aimees friendly approach and clear communication made a huge difference, and I always felt confident that I was in good hands. - 3rd Feb 2026 (9 weeks ago)AVOID AT ALL COST. All they want is completion and they will push you so hard it literally can ruin your normal life. And when you get the key after the endless pushing, you will be frustrated with this - a property not accounted for at all, different from what you’ve seen, and of course, this is after completion and they will say this is not their responsibility. This’s totally scam. Avoid unless you want to have bad, pushy and disappointing experiences when you are cheerfully buying your property.

She kept me updated at every stage, always communicating clearly and making sure I knew exactly what was happening and what to expect next, which I really appreciated. You can tell she genuinely cares about her clients and goes above and beyond to help. Nothing ever felt like too much trouble, and she was always there to answer questions and reassure me when needed.
