My experience is very bad I no recommend for this , try another property agent

The staff at the shop answered the phone once in a five month conveyance and very rarely replied to my emails with no reply even when i ask for a copy of my contract on the day of completion 13/6/25 so i could give my solicitor authority to pay their commission invoice and I still haven’t received it. They also have a habit of picking up the phone and immediately putting is straight down so you ring back and it goes to answer machine and then they never return your call. Totally unprofessional. Find a good agent, Stuart.

2nd May 2024 (1 year ago)Throughout my lifetime, I've never encountered individuals as unprofessional and deceitful as those associated with this company, particularly an agent named Luke. Initially, they assured me that my wage was sufficient for the desired apartment, but after I provided the deposit, they began avoiding my calls, imposing unexpected requirements, and threatening to withhold my deposit despite providing inaccurate information. This ordeal left me feeling deeply distressed and anxious, to the point of tears. Luke's actions were not only misleading and dishonest but also malicious. The entire experience has engendered a profound sense of disappointment and resentment towards both him and the company.

26th May 2025 (22 days ago)If you’re a student considering renting through Nicholas Humphreys Manchester, think again. This agency is nothing short of abusive, and they exploit students who are often renting for the first time. They consistently try to overcharge, inventing fees and costs that don’t exist, and then conveniently ignore any attempt to question or resolve them. Customer service is non-existent - unless you count mocking or automated responses as service. Genuine help? Forget it. Emails are spammed out, but if you actually need assistance, expect silence or worse: disdain. Queries about broken appliances, safety concerns, or urgent maintenance are brushed off or completely ignored. They also deduct money from deposits without explanation or consent, and will leave the property in a disgusting, neglected state before you move in, then blame you for the mess later. Be extremely cautious of the suspiciously high reviews online. Tenants are often pressured to leave 5-star reviews before moving in, during property viewings. Do yourself a favor: stay far away. There are better, more ethical agencies in Manchester who won’t treat you like an inconvenience for needing a habitable place to live.

From start to finish, they provided excellent support in helping me rent out my property. Their knowledge and professionalism stood out, especially when negotiating a great deal that resulted in a fantastic yield. They offered clear communication throughout the process and took care of every detail, making the whole experience smooth and hassle-free. I would highly recommend their services to any landlord, especially those focusing on HMO and social housing. A fantastic estate agency with real expertise in the specialist rental market.

4th Jun 2025 (13 days ago)The adverts you get is promising. 10-16% return. It is very attractive. As a business one should know it is too good to be true. The model is they convert auctioned property bought at a very cheap price tag, convert it to a exempt accomodation by changing the structure and add rooms. It would be leased to a social housing company on long term. The property will be sold to you on an inflated price tag by atleast a 100k with a promise of high return. Ofcourse one year later the social housing company introduced by the OPA goes in to administration for not paying their rent. OPA would say not their fault. They have asked a hefty fees for the whole transaction and you do not meet these social housing providers or you don't get multiple options. Also when the social housing provider went to administration there was no help offered. So 100k down the drain and still don't have possession of our own property, I am writing this feedback to warn anyone who is looking to purchase via them. Hope it is helpful.
