4th Feb 2026 (8 weeks ago)We had a very disappointing experience renting through Henley Charles. At the start of the tenancy, communication was fairly responsive. However, once serious maintenance issues began to arise, their responsiveness declined significantly. We are a family of three who were looking for a safe, long-term family home. We have a young child, and therefore the standards of the property needed to be extremely good. Unfortunately, this was not the case. Throughout our tenancy, we reported major disrepair issues including roof leaks, water coming through ceilings, damaged guttering, and later water leaking from the bathroom into the kitchen. Eventually, water was dripping from a ceiling light fitting and onto the gas cooker, which is extremely dangerous. Brown damp patches and mould began forming in affected areas. This is deeply concerning, as mould and damp can cause serious health problems, especially for babies and young children. Despite repeatedly reporting these issues from November 2025 onwards, no effective repairs were carried out. A roofer was supposedly instructed but never attended, and our follow-up messages and emails were often ignored or left on read. We constantly had to chase for updates, which was stressful and exhausting. We were originally told this would be a long-term tenancy, which is why we invested our own money into improving the property (new carpets, garden improvements, filling gaps and holes to improve insulation and prevent rodents, etc.). We heard, saw, and even disturbed rodents coming through holes in the kitchen units, so we sealed these areas ourselves using cement and expanding foam. These improvements remain in place and improved the condition of the property. Later, we were informed the landlord wanted to sell the property. During this period, it felt as though repairs were deliberately avoided. The explanation that the landlord was abroad should not prevent urgent repairs, especially as we always paid our rent on time and fulfilled our obligations as tenants. To make matters worse, they are now attempting to deduct money from our deposit due to a small amount of expanding foam on laminate flooring inside a kitchen unit. This does not require replacement or repair — it simply needs cleaning. The substance has not caused irreparable damage. There is also spare brand-new laminate flooring stored in the kitchen cupboard if replacement were genuinely needed. We always paid our rent on time and took pride in the home. If anyone would like proof of our messages, emails, videos, and photos of the disrepair that was never fixed, we have everything fully documented and can provide it. Based on our experience, we would not recommend Henley Charles to tenants.

Matthew Port is so helpful and responds really quickly to any query, he's so easy to deal with. I would highly recommend Martin & Co My purchase has now completed and I would like to add that Louise has the sort of customer service skills that you just can’t train -she’s naturally warm and friendly - I always come off the phone from her smiling-she’s an asset to the business.Connells - Birmingham City

6th Mar 2026 (26 days ago)Advertised a property on Camden Street and after viewing, we discussed taking it further and this is where it began to go downhill.. Applied undue pressure to pay £276 to move within 2-weeks, yet after making the payment it was complete silence. When reaching out for an update 2-days prior to the move in date, the rep was unhelpful, unprofessional and lambasted over the phone. The entire move has collapsed with a lot of expense gone down the drain, including the £276 which they refuse to refund. Will be looking into escalating with The Property Ombudsman. 24th Nov 2025 (18 weeks ago)Moved into a house managed by James Laurence a few years ago. Was told it would be fully refurbished and moved in to discover the house was a bomb site. Live wires hanging from the ceiling, destroyed carpets. Previous tenants used toilet brush just sat in the front room! They never moved an inch to resolve this for us. Upon moving out they tried to charge us for EVERYTHING that was wrong with the place when we moved out of it. Including £84 to tighten a toilet seat. Absolute grifters, stay away.

I whole hearted recommend then to anyone in need of an estate agent. You will not regret using them and I am sure I am not alone by expressing my thanks, as they achieved everything I needed and more, including getting a better sale price. Thank You! 18th Mar 2026 (14 days ago)I had a very poor experience with this company. The woman in the office, who said she was the manager, was extremely rude. They kept harassing me for documents, even though I had already lived at their previous location. After I finally provided all the required documents, I ended up moving out because the property simply wasn’t worth it. During my 7-month tenancy, there was a leak in my room caused by the upstairs toilet, and it was never fixed. On top of that, the electrical system was unreliable—the plug sockets would trip frequently. Overall, I would not recommend this place to anyone looking for a safe and comfortable living environment.
17th Mar 2026 (15 days ago)This was one of the worst accommodation experiences I’ve had and I would strongly advise people not to stay here. I had made a booking in booking.com for 2 nights. When we arrived, the property was clearly not properly prepared for guests. There was no hand soap anywhere and not a single hand towel or towel provided on arrival, which is basic hygiene that every accommodation should supply. Upstairs in the storage room there were dirty towels and bed sheets left lying around, which immediately showed the property had not been properly cleaned. Even worse, we found three sex toys left in a drawer, which was completely unacceptable and extremely inappropriate. The toilet seat didn’t even fit the toilet properly, which just added to how poorly maintained the place was. I contacted Emma through the app messages and she said she had contacted the cleaning team, but there was no response. I waited over an hour to give them the benefit of the doubt, but nothing was resolved and no one helped. In the end, we had to leave the property around 10pm with nowhere to go and find alternative accommodation last minute. This caused unnecessary stress and disruption because the property was simply not in a condition to host guests. Overall this place was unhygienic, poorly managed, and clearly not checked before guests arrived. Basic cleanliness and standards were completely lacking.

The team handled the process efficiently, kept me updated throughout and worked hard to secure a suitable tenant in a very short space of time. The communication was excellent and they made what can often be a stressful process very straightforward. I would highly recommend them to any landlord looking for a reliable and professional estate agent for any commercial/residential property lettings

18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
27th Feb 2026 (5 weeks ago)Avocado have been a pleasure to deal with throughout. Their marketing was superb and customer service has been exceptional throughout. I have been kept up to date throughout the process and feel confident that they are supporting me as a seller. I was a little concerned at first that their valuation was £25,000 above what another agent had provided, but I needn't have been as they secured an asking price offer a week after it went onto the market!

24th Mar 2026 (8 days ago)I have bought several properties through OPA over the last 5-6 years. Mainly investments, leased to housing providers with guaranteed rents. very happy with service. Great investments. I get paid ontime, no headache. OPA have always been great. helped with purchase all the way, helped facilitate the transaction and on hand with any issues, even after completion. This is why I go back and buy more. I have also recommended to others who have purchased and sold through OPA. Thanks to Zara & Ramsha for help.
21st Mar 2026 (11 days ago)We have just sold our house with Oakmans and can recommend them entirely. Tom was great to deal with during our initial valuation visit and was the main reason we decided to go with Oakmans in the end. During viewings there was a couple of times where miscommunications meant that we had buyers turning up to our house before the agents got there, or turning up after agents had left, however overall the quality of show around was good. Particular shout out to Paul here who was great. Once we had accepted an offer, Sue was great at ensuring the transaction remained on track, particularly as we got closer to exchange and completion and communication between certain parties was becoming challenging. Overall, great service and marketing and would recommend if you were selling a house.
