14th Sep 2024 (6 weeks ago)We enquired about viewing a property through Abbotts Beccles at the start of May 2024 but had to arrange both viewings directly with the vendor due to unavailability of Abbotts staff. Leanne was our agent. After placing an offer, we were encouraged to use Countrywide in-house for our mortgage, as it would "speed up the process." Caitlin Johnston, our mortgage advisor, initially reassured us she’d handle everything, but things soon went downhill. We were asked to meet in branch to sort paperwork and ID, etc which we promptly did. Countrywide is a partner company to which the main company is Connells Limited, who also hold Abbotts brand as a group company. Countrywide, working with another broker (Dynamo - which is also a Connells brand!), incorrectly placed us on an adverse credit lending route with The Mortgage Lender (TML). Months went by with repeated requests for the same documents, causing unnecessary delays. By late July, Caitlin left the company suddenly, and no one informed us. Even when directly asked, Abbotts’ manager, Cheryl Swallow, insisted things were fine, leaving us in limbo. Arianne Maguire based in Norwich was given to us as a replacement broker but we found she'd left the company shortly after our referral too! Adam Doughty also based in Norwich, who was at the time the team leader refused to communicate with me, ignoring every single one of my emails and phone callback requests. We have paid £798 to Countrywide on Tuesday 14th May 2024 for a lifetime membership which has proved to be useless. A payment of £281.60 was made to the Property Information Exchange on Wednesday 29th May 2024 which was an external payment to carry out checks - fine with this. We also paid £455 to The Mortgage Lender PLC on Tuesday 4th June 2024 through Connells to begin the application. Wasted money as they were unable to fulfil our basic request of finding a suitable mortgage. We didn't even get to offer stage. Why a sub-prime lender was offered for no good reason is a mystery? Now into August 2024 and with nothing happening and pressure coming from Cheryl and Leanne at Abbotts, we had no other choice but to take advice elsewhere. We found a lovely independent whole market broker who took instruction and had an offer in place in 13 days from start to finish. Luckily our vendor was very obliging and stayed by our side, hoping we'd get things sorted quickly. We had no support here from Cheryl or Leanne. We recieved the offer from Coventry Building Society. Someone who I'd refer to as a "mainstream lender". Ironically, Coventry was available through Countrywide, but we were sent to a less favorable lender called The Mortgage Lender though an intermediary Dynamo, owned by Connells. To many cooks in the kitchen! Having now finally exchanged on 30th August 2024, the last bits of paperwork were completed and we found ourselves completing (ironically) on Friday 13th September!. Throughout the whole process we found Abbotts staff to repeatedly lie or avoid giving answers that they didn't want to give. Cheryl would talk over you, butt in and always try to assume her passive aggressive behaviour by always reminding us that she'd been "in the business for 10 years". Other staff would not pass information over and we'd find ourselves having the same conversation again which then confused things. I'm now going through the proces to pursue refunds for services and costs we incurred though no fault of our own. This is ongoing. Nobody follows up callbacks and emails go un-answered. So in summary to my long explanation I'd NOT recommend Abbotts or Countrywide. My suggestion would be if engaging with Abbotts that you DO NOT use any cross sold services or products. All in all the process has left a bitter taste with us and has ruined the journey in owning our first home.

Selling our wonderful home took a long time, but throughout Richard was upbeat, supportive and helpful. After the sale was agreed, Julie was similarly excellent ensuring we were always kept informed of progress. 31st Aug 2024 (8 weeks ago)Unfortunately I didn’t have a good experience with Leaders Lettings. I was in process of application for a property in Norwich for which I was selected and I promptly paid the Holding deposit. However, due to the existing tenants circumstances I was told the let would be off and I’d be refunded my money back within 7 business days. As of today (10 business days) later as well I haven’t received the amount. I had multiple calls to the agency and emails to the senior manager and still I haven’t got my money refunded. This is highly disappointing and unacceptable from a leading letting agency like Leaders hence I am giving 1 star

Nothing was too much trouble, he answered any questions I had so that I fully understood the process of purchasing. Visited property more than once to view and will was polite, friendly, respectful, accommodating and very professional (knows his job). I would give him ten stars if I could and would highly recommend him.

8th Jul 2024 (15 weeks ago)Money Properties were actually my sellers agent, but as their service was so good (Tracey in particular) I thought it worthwhile to write a review. From first contact all the way through to completion, Tracey worked hard for me to enable my dream of buying my house very close to my elderly parents. She was professional and always friendly and approachable in what was a relatively quick buying process but with quite a long chain behind me so was quote stressful. She always ensured I was kept in the loop and really pushed hard to get to exchange and completion with a short deadline. I can't recommend her and Money Properties enough and should I ever look to be selling my house in Wymondham or if anyone asks me who to recommend, it will be them.
18th Sep 2024 (5 weeks ago)We recently had our house valued and marketed by Websters. At the valuation and pre-marketing meeting, Alex seemed to do a good job....he promised to look after our sale personally and sounded knowledgeable and trustworthy. We therefore chose him, as opposed to 2 other estate agents, to sell our house. However, after this meeting and a photographer's visit (not as good as the current photographs), we didn't get any phone calls from Alex or see him at all after the house had gone onto the market. Alex over-valued the house by more than 100k (we stress that this was HIS valuation price, not what we wanted to achieve at sale) and only once were we given the option of a viewing being carried out by someone from Websters, so I ended up doing them all myself. When I sent an email asking why we had received no feedback whatsoever from any of the viewings, he got a colleague to call me instead of calling me himself. We previously had a good opinion of Websters and if Alex, but after this will definitely never use them in the future.
30th Sep 2024 (23 days ago)We didn’t use Iconic to sell but if we decide to move in the future they will be top of our list. We purchased a property from them and can honestly say they were faultless. We had most of our dealings with Julie and she was absolutely brilliant, communication was first class all the way through whether that be for updates or chasing solicitor's! Even with hiccups in the chain she was there to support in dealings with solicitor's. It was a pleasure to buy from Iconic and wouldn’t hesitate to recommend to anyone else.

It was the LEAST stressful house sale I have ever been involved in; they pro-actively got on with it to progress the sale, keeping me up-to-date when necessary. 24th Sep 2024 (29 days ago)Market was a bit stagnant when we listed. Price was initially too high although all but 1 quotes were the same. We did have to drop the price more than once & eventually sold, ironically at the price that the odd 1 said! Happy with service. If we asked then to do anything different they did. Loved the AI photos they did which showed the potential when there initially wasn't much interest.
11th Oct 2024 (12 days ago)I have had a really positive experience with Minors and Brady, from a valuation from Liam, to discussions with Matthew and excellent customer service from Connie through dealing with the buyers. I thoroughly recommend using Minors and Brady. What I particularly like is their fast response to questions regarding the sale to emails and follow ups via the telephone. Having dealt with many agents in Norwich, Minors are without doubt the best I have come across.
