22nd Apr 2024 (13 days ago)KFH were very flexible and generous with their work (helping with some very specific, personal issues related to finding a flat) and time, helping at every step including after move-in. We had Randall as a letting agent, who was a very kind and responsive person that made the process much easier (and friendlier). Would recommend for those searching in the area.
27th Apr 2024 (8 days ago)Please do not use their services. They are liars and cheats. Their senior negotiators have no ethics and tell you “white lies” to just ease of a situation. We had put down an offer and the negotiator led us on and told us he could bring down the price at a said amount and made us move forward with an offer. Now he takes a U turn saying he was fairly confident which was false. This was after we confirmed twice if he had spoken to the landlord on lowering the price. He then has the audacity to phone me and tell me that the landlord wants to wait on his original listed price. Right after he hangs up, next minute I can see that the property reads as “Let Agreed” on Rightmove!! Absolutely terrible people! Avoid at all costs. They are not at all working in your favor. Totally get that this is a cut-throat market but one cannot stoop so low. Shame on them!

Shayan guided me through the process in a professional and friendly way and was always on hand by email, text or call to answer my queries and make the process as simple as possible. 10/10 would recommend.

26th Apr 2024 (9 days ago)I have recently sold my flat through Foxtons Auctions and the whole process has been streamlined and professional. The were transparent and open about discussions and feedback from the outset. I received a telephone call almost daily giving me an update on the viewings of the previous day and the feedback provided by interested parties. The online platform is easy to use and you can keep up to date with feedback and potential viewings. The service I received was not corporate in fashion; it felt bespoke, and I often joked with the team that it very much felt the whole of Foxtons was working solely for my flat. I thank the whole team, but a special thank you to Anne, Antony, Bronwyn, Kieran and Mohsen. There are many estate agents across the Marylebone and Mayfair area; if it is a personal and bespoke service you require, then I strongly recommend Foxtons.

20th Apr 2024 (15 days ago)Had a property viewing booked well in advance for today at 2.30 with Hulya Baillie. I was running 5 minutes late and informed the agency. They said it was fine and she will wait. Arrived there and waited 25 minutes, no one showed up. Called the office and they just kept saying to wait and that they couldn't get through to the team who does the viewings. No one ever showed. Wasted my time completely and I travelled half an hour to get here and paid a bus journey. I am a hard working teacher who doesn't get free time easily so this was very frustrating. Will not be dealing with this unprofessional agency again.
21st Feb 2024 (11 weeks ago)This review is a bit long winded but, I would advise anyone wishing to do any business with Reed Residential to fully read it. My stepdaughter rented a house in Southend on Sea managed by Reed Residential. In December last year they gave her 1 months notice that her rent was going to increase by over 20%. She could not afford such a large increase as she is a single mother with 2 toddlers. She gave Reed 1 months notice on the 8th January and it was arranged to hand the keys back on the 8th February. On the 8th February she went to Reed's office in Westcliff on Sea to hand the keys back. After handing over the keys my stepdaughter asked how to pay the 2 weeks rent that was outstanding. She was rudely informed by the property manager that she would have to pay rent until the end of the month. My stepdaughter was shocked by this but felt intimidated by the property managers abrupt and nasty attitude. She then walked out of Reed's branch and told her mother what had happened. After getting some legal advice her mother phoned me to tell me what Reed were demanding. I instructed my wife and stepdaughter to go back into the branch and get the keys back. If they were charging rent until the end of the month then they were not entitled to have the keys back until the end of the month. My wife went back into the branch with my step-daughter whilst I was on the phone with her to confront the property manager about having to pay until the end of the month. My wife told Reed that they were not entitled to charge rent after the 8th February and that my step-daughter would not be paying it. She was then told that they would take it out of the security deposit if it wasn't paid. After a bit more discussion I told them to leave with the keys, which they did. On 13th February my stepdaughter received an email from the Reed property manager stating that because she didn't hand the keys back on the 8th February as originally planned, she would be charged rent on a daily basis until they were returned, and that she would lose any potential rent refund if they were kept until the end of the month. This email obviously caused some concern because it completely contradicted her statements in the branch. It was clearly a CYA email to cover her mistake. My step-daughter sent a response clearly telling the property manager that she knew damn well the keys were handed back on 8th February and we only requested them back because they were not entitled to have them if rent was payable until the end of the month. No response or denial was received from the property manager. My stepdaughter along with my help then started a formal complaint process. At the end of a lot of back and forth emails Reed are completely denying saying anything about having to pay rent until the end of the month. They have no explanation why we requested the keys back. They seem to think that it's believable that a single mother with 2 small children would choose to continue to pay rent on an already vacated property just for the fun of it. They have denied everything. Reed are willing to take over £500 in rent from my stepdaughter, that she didn't need to pay. Whilst renting the property my stepdaughter had many issues with the house. There was an issue with rodents which she was absolutely petrified of. The shed in the back garden was falling to pieces and had become dangerous, preventing her from letting the children into the back garden to play. A brick wall had collapsed into the alley behind the shed. All of these issues were reported to Reed on multiple occasions by my stepdaughter and my wife. Not a single thing was ever done about anything in the 4 years she lived there. The neighbours told me that the property used to be run as a brothel. The neighbours complained to Reed many times but nothing was ever done. Obviously this matter is going to be taken further and might end up the civil court. Reed Residential are probably one of the worst, morally bankrupt, unscrupulous company's you could ever deal with. Do yourselves a favour a steer well clear.
22nd Mar 2024 (6 weeks ago)Last time I rented anywhere was over a decade ago in Manchester, so I was a bit intimidated by the prospect of entering the cut-throat world of renting in London. Fortunately, it was Gyan that answered the phone, and we couldn’t be happier with the service he provided. Gyan took the time to find out exactly what was important to us and only sent us details of properties that were the right fit, which really helped as we were both working full-time and based in Manchester meaning time was at a premium. Gyan’s communication was great throughout via phone, email and Whatsapp depending on the situation. Viewings were always on time and very professional. The standout for us was that Gyan was infinitely patient and never too busy to answer our queries.
29th Feb 2024 (9 weeks ago)Terrible agency. Stay away. They let out a flat where the boiler wasn't working from day one of the tenancy. When a call out was made at the weekend on Saturday I was told that it was not an emergency and not having ANY heating/ hot water during Winter with a 3 year old living in the house didn't classify as an emergency so the contractor would only be sent on the Monday, which they then did.

Kay took a (refreshing) relationship-based approach to getting to know us, our needs and didn't push us into purchasing his listed properties. He was (and continues to be) responsive and provided advice for us on our purchasing journey. When we sell or let our next property, Kay will be our guy! Thank you Peter and Natalia
20th Feb 2024 (11 weeks ago)Excellent lettings, horrible tenancy management. I rented my apartment in 2020 through 'Reliable Homes' which was later acquired by 'Drivers & Norris'. After this acquisition, getting a reply from the agency on any non-emergency issue became a test of patience, though to their credit they would 'eventually' get the issue resolved. Few times this became extremely stressful, for example when it took me 6 months and several emails, including notices of formal complaint to the The Property Ombudsman, to get my tenancy deposit back after vacating the apartment in a perfectly fine condition.

Winnie at Circa EC2 helped me with putting an offer in for a property and getting terms and requests approved with the landlord in a very communicative way that advocated for me as a prospective tenant as much as for the landlord, something all too rare in the London market. I would highly recommend Circa to anyone searching for a flat in London over any other letting agent I have used.
