23rd Oct 2024 (12 weeks ago)Had a very disappointing experience using Romans as a tenant. At the end of your tenancy you are given the option of getting a professional clean or cleaning the property yourself (note that tenancy agreement states that the property only needs to be returned in the same state of cleanliness that it was in when your tenancy began). Myself and my partner decided to clean the property ourselves and spent an entire weekend deep cleaning the house in order to save on cleaning fees, leaving the property in a superior condition to when we moved in (when the washing machine was full of mould, other parts dirty, prior tenant's possessions left in cupboards, etc.). Despite this we were shocked when Romans asked for £400 in cleaning fees for a professional clean (from a cleaning company based in Portsmouth per the invoice hence why I believe this figure was so substantial), which they completely refused to budge on (I would later find out this was because they'd already contracted the cleaners before we'd had a chance to counter their initial offer of £400). We replied in depth, responding to each and every supposed issue with picture evidence from the start/end of the tenancy which was completely ignored, with Romans simply stating that the property hadn't been professionally cleaned and if we wanted to dispute the charge we'd need to go to an arbitrator of their choice at a cost to ourselves of £120 per our contract. My advice to any tenants is to sort your own professional clean and then the liability is with the cleaners if the property is not up to Romans unrealistic conditions. They will also not ask you for an invoice proving a clean has taken place as we were repeatedly rebuffed when we asked for proof of invoice for a professional clean having taken place prior to the start of our tenancy.
12th Dec 2024 (5 weeks ago)We recently purchased a house from them, and I regret doing so because it felt like they didn’t treat us as valued customers. I was deeply disappointed with how the key was handed over to my sister. Sending it in a plastic punch pocket felt extremely unprofessional; at the very least, it should have been placed in an envelope. As a buyer, I felt let down by this experience. I hope steps are taken to ensure this kind of unprofessionalism doesn’t happen to other buyers, as it reflects poorly on the level of professionalism.

The team is very professional, true to work, transparent and organized. I never faced any challenges during a 30 month stay and would recommend Walmsley to anyone looking for a property in and around Reading. Some names to quote - Beth, Janet...keep doing the great work!!
5th Nov 2024 (10 weeks ago)While the sale of my house in Reading and purchase of new property has been a journey that I would not like to experience again, I can say that not one of the many issues I experienced at a result of my decision to use Prospect. Advertising of the property went very well and finding of a buyer was painless in large part due to the choice of Prospect. A special thanks go to fellow cat lady Bernadette Martin who has been fantastic through the trial of getting the deal completed!
25th Oct 2024 (12 weeks ago)This was the first time in 50 years that we had moved house. We did not know what was involved except for the obvious but wanted to avoid any pitfalls. Engaging Farmer & Dyer was a really smart move in itself. From start to finish they were available and within 2 weeks deals were in place for our sale and purchase of another property. OK so there were one or two anxious moments but F&D were there to boost our confidence and sort matters out. If we move again they will be our first choice.

Its absolutely disgraceful to how they manipulated us as first year students into thinking they provide good services and initially giving them a 5 star rating. They dont ever meet their promises, saying how they would let me put my boxes in their spare room in the estate as im not local and would be going back to my country during the summer break, how they would trim off the grasses at the lawn and worst of all how they would instantly be at your doorstep to fix any damaged items. This business should not be operating and to new students, please do not finance their unethical and unprofessional services any further!!!

8th Jan 2021 (4 years ago)Unfortunately our experience with this estate agent has been really negative. While the landlord has always tried to help, we have never managed to get anything sorted by calling the agency. Our WIFI has not been working for the last 3 weeks at least, however after calling several times and raising 3 incidents on the website, no-one has ever come to fix the issue or even contacted us.
18th Mar 2024 (9 mo. ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
6th Oct 2024 (15 weeks ago)This agent really helped me to find my first rental after over a month of looking. I was in contact mainly with Kyra Smith, who was very nice and very helpful. Her communication and she was very helpful with any enquiries I had. When I moved in, I got a box of goodies as a Welcome Pack, which was very sweet. Any issues I have at the flat, they're very quick to answer and sort the issue. They're a great agent and very easy to work with. I had to deduct two stars simply because of how bad the handyman they decided to work with is. You're much better off hiring your own handyman as MSBuilders half asks jobs and never fully fixes it just seals it for a couple of months. I've had ongoing issues with the shower since I moved in, and every single time, the handyman temporarily seals it for 2 months just for it to happen again. I couldn't live in my house that I paid rent for, FOR 2 WEEKS due to the incompetence of this handyman. And when he did eventually come after 2 weeks he didn't fit any of the issues and instead spent the entire time moaning about the state of my house and how I apparently 'don't clean it'. This incident occurred on Monday, 23rd September 2024, at around 11 am. This seems like a marketing con to keep my deposit, so I've kept evidence just in case. This handyman is just losing the agent more and more money. It really sucks because the agency itself is so good.

Whitenights found a series of completely unsuitable buyers, causing us to lose the previous property that we were buying. We changed to Sarah & Georgina at Avocado, who were a breath of fresh air. Found us the right buyer- even when a sale fell through again, and went the extra mile at every single step of the way. Such as doing the vetting for Housing solutions up front, to reduce chance of people dropping out. We remain convinced that the only reason we moved is because of Sarah & Georgina's expertise & dedication

Although the process took longer than expected due to issues further up the chain (through no fault of our own), Karl was genuine, honest, and kept us informed every step of the way. He was thorough, and whether it was a call back or an email, he always got back to us very quickly. Despite the challenges, Karl did everything he could to keep things moving. It's clear why the agency has such a great reputation in the area. Highly recommended.
