15th Jun 2026 (6 weeks ago)We withdrew from a purchase through Cheffins after what became an increasingly pressured and unprofessional experience.<br><br>Throughout the transaction we felt repeatedly pushed for mortgage and solicitor updates beyond what was reasonable, including requests to contact our mortgage advisor directly. At the same time, important due diligence issues we raised — including arranging further builder access and investigating legal concerns relating to access land — were either delayed or met with pressure to proceed within arbitrary deadlines.<br><br>The final straw was being given a 24-hour ultimatum alongside an exchange deadline before outstanding legal concerns had been properly resolved. Our solicitor had identified issues requiring further investigation, yet we were still being pushed aggressively toward exchange.<br><br>Buying a property is stressful enough without feeling pressured or spoken down to. We were proceedable, financially strong buyers acting in good faith, but ultimately decided to withdraw and pursue another property where the process would be handled more professionally and collaboratively.<br><br>Would not recommend this agent and would never use again.

9th Jul 2026 (19 days ago)We rented a place through abbotts at the beginning of the year, and the service we received when moving in was appalling. I’d like to note the property is fully managed by Abbotts, now i’m not sure if this is because we are first time renters, and they thought they could pull a fast one but the property had not been cleaned, there was still old cuttlery and food in the dish washer, cobwebs everywhere, pencil all over the walls, coffee residue all over the kitchen sides, to name a few! The Oven was broken, we had no hot water (which costed loads on electric) I had to pay a cleaner and we are yet to be compensated for any of this. Whilst we are still in the property and have now made it a home, I would not recommend this estate agency.

From showing me around the property for the first time to handing over the keys on completion Mark Sheffield provided an excellent service. He was a pleasure to deal with, responding promptly and efficiently to all my requests and questions and liaising effectively with the developers and the interested parties as required. Highly recommended!

3rd Jul 2026 (25 days ago)I had an overwhelming positive experience with Harvey Robinson in St Neots. They came to see if they could assist with a property I was trying to sell as an executor. The previous agents had been given well over a year to find a viable buyer, with at that stage no positive outcome.<br><br>I found Grant and his team to be extremely professional and genuinely keen to help me sell the property. They explained things in a straightforward way and without any waffle.<br><br>I was extremely confident they would find me a buyer at a good price. Unfortunately for Harvey Robinson, the previous agent came up with a buyer who had viewed the property previously and was now in a position to proceed, albeit at a much lower price. However, due to circumstances I had to accept this low offer. I am fully confident had Harvey Robinson been given a shot at marketing they would have been able to achieve an asking price offer, but time wasn't on my side and I had others invested in selling the house.<br><br>What impressed me so much subsequent to this offer, was Harvey Robinson's continually presence and reassurance had the sale not proceeded (the previous agent had given me two other sales that fell through and various unviable offers, so odds weren't looking great for this one). Grant and his team were fully ready to step in at a moment's notice. Despite knowing I had a buyer they still produced a quality brochure, advised potential buyers and called me regularly to get updates.<br><br>I felt sure had they achieved a sale, any buyer would have been thoroughly qualified and the sale progressed rigorously.<br><br>I almost wish I had another house to sell in St Neots to give them a chance to actually earn some commission from me!<br><br>In the meantime, Grant, Kye and the rest of the team, keep up the good work!!

10th Jul 2026 (18 days ago)A warning for buyers and sellers.<br><br>Unfortunately, like many estate agents in the UK, this branch appears to prioritise its own business interests over both buyers and sellers.<br><br>In our experience, if you don’t already have a property listed with them or aren’t using their additional services (such as mortgage brokering), it can feel like you have very little chance against buyers who do. Even when you do everything right as a buyer, it feels as though preference is given to applicants who generate the agency additional commission through multiple transactions or add-on services.<br><br>Sellers should also consider whether they are truly being presented with the strongest buyer overall, or simply the buyer most commercially beneficial to the agency. That could potentially mean losing out on better offers from genuine buyers who really love the property.<br><br>Buyers should be aware that being in a strong position alone may not be enough if you are not also using the agency’s wider services or related transactions.<br><br>While all offers legally have to be passed on, we’ll never know how fairly or enthusiastically competing offers were presented, and the overall process left us with very little confidence in the transparency of how things were handled.

14th Jul 2026 (14 days ago)Ensum Brown, and in particular, Gabriella, have been simply outstanding.<br><br>From arrangement of the first viewing, meeting Gabriella and viewing the property, through to arranging the tenancy, all the queries that came up in the interim and then moving day and beyond, the level of service has been exceptional.<br><br>Gabriella has always responded fully and clearly to all our questions (in a very timely fashion) and has supported us with each step of the process. Now that we’re moved in and had something further to query, once again the responsiveness and support have been great.<br><br>I have rented homes in a number of countries and had to deal with a good number of agents over the years. This has been by far the best experience.<br><br>Well done to the Ensum Brown team on setting such a strong example of how the industry should operate and once again well done and thank you to Gabriella.

7th Jul 2026 (21 days ago)We have recently purchased our new home in Waterbeach and wanted to say a massive thank you to all the girls in the office for the amazing support they provided and made the transaction a lot easier than it would have been had we left all details in the hands of the agents selling our old home. We sold our old home through Hockey’s in Willingham and would still be waiting for details even now weeks later as the feedback was slow or non existent,, not sure we even had a completion phone call on the day of the sale.<br>Our new home was bought through Gray and Toynbee, Waterbeach office and all we can say is a massive thank you and in particular Angel, all details were shared on time throughout the entire process and she made it all a whole lot easier. I would recommend Angel as an agent to anyone looking to buy a property, amazing job done and a total asset to the company.<br><br>Thanks again
