2nd Apr 2026 (5 weeks ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.
22nd Apr 2026 (13 days ago)I have worked with Alec Peduto and his team in Sales and Lettings for nearly 20 years. They have managed and sold properties for me including my own residential properties. I hold them in high regard and highly recommend them. I have used other local agents for both letting and sales over the years and frankly they do not compare favourably. Theydons are my strong recommendation for both sales and property management.
24th Apr 2026 (11 days ago)Tobi and Gemma were honestly amazing from start to finish when it came to selling my place on Mildenhall Road, and I couldn’t have asked for a better pair to handle everything. They just made the whole process feel so easy and stress-free, which is not something I was expecting at all! They really know their stuff, gave great advice at every stage, and were always on hand to answer questions or keep me in the loop. You could tell they genuinely cared about getting the best result for me, and they absolutely delivered. What I loved most was how down-to-earth and approachable they were while still being super professional and on it the whole time. It never felt like just another sale to them. I’d recommend them to literally anyone in Hackney without hesitation, and by the end of it all it felt less like working with agents and more like having a couple of friends helping you through a big life moment.

23rd Apr 2026 (12 days ago)We recently bought our new home and sold our flat through Abode Estate Agents in Woodford Green, and we honestly couldn’t have asked for a better experience. Vicky was absolutely instrumental throughout the entire process. We first viewed an unbelievable opportunity down the road from our existing flat before it had even gone on the market, and she kindly allowed us to put in an offer early, which really helped get things moving quickly. From there, everything progressed at pace, and while the process wasn’t without its complexities, Vicky was always on hand and available — whether it was answering calls, keeping everyone aligned, or making sure communication never dropped. Her dedication, professionalism, and calm approach made a huge difference. I genuinely don’t think we would have managed to successfully complete both the sale and purchase without her support. I would highly recommend Abode and their fantastic team to anyone looking to buy or sell. Their knowledge of the local area and their professionalism are second to none. And a lovely bonus — they’re very dog-friendly! Every time I had an appointment, my dog was thoroughly spoiled with the best treats, which definitely earned them extra points ?????? Thank you again to Vicky and the whole team!

The property was not cleaned at all upon completion, communication throughout the process was consistently poor, and they failed to return important documents relating to the new energy supplier. Wikki, in particular, was extremely unhelpful. I would not recommend using this agency for a purchase of any kind.
28th Feb 2026 (9 weeks ago)Extremely unprofessional and a complete waste of time. I booked a viewing on 24 February 2026 for an appointment confirmed on 28 February at 12:00 pm. I travelled nearly two hours to attend, arrived on time, and when I called the agent to check their arrival, I was casually told the appointment had been cancelled. No one informed me beforehand. No call. No email. Nothing. This shows a total lack of basic organisation and zero respect for clients’ time. Cancelling appointments without notifying people is unacceptable, especially when customers are travelling significant distances. If this is how they treat potential buyers, I would strongly question how they handle actual clients. Very disappointing experience.

30th Mar 2026 (5 weeks ago)Unfortunately, this is not very reliable for several reasons. After using this real estate for a few years and even with some problems in the property. After leaving the house for 4 years waiting for them to remove me from the contract, they didn't do it. Given this, it is for several times getting in touch and solving this situation they did not do it cordially. Emails that are not even answered, calls with yes and no. It is unfortunate because professionalism in any area is very important as well as the responsibility of tenant and agency (since the landlord gives the agency responsibility) and regrettable to have to make this comment because respect is following the law is something they do not do. Remembering that at the time of covid the government imitated a statement about tenant vs landlord in which the rents were paid in full and as an example I always did it in full because I didn't think it was right. Honestly, they have to review the owner who works and deals with the good tenants, not to disassemble the deceased is a lack of professionalism. In addition, after leaving the house they still try to accuse of leaving the house in a miserable state in which this did not even happen because from the beginning (private photos from the delivery of the key to the end of the contract). I don't recommend using this agency because it's not reliable
16th Jan 2022 (4 years ago)Had an amazing afternoon tea experience. It is very expensive, but worth it if you are on a vacation or special trip! You get refills of all sandwiches/scones/pastries included in the price. I asked for extra scones to take home with me to my hotel for breakfast the next morning (they were the best scones I’ve ever had with delicious clotted cream and jam) and they happily did so in a beautiful packaged box - at no extra charge. The food and service are top notch
24th Apr 2026 (11 days ago)I originally put my house up for sale with another very known estate on Chingford mount E4. They quickly found me a buyer, someone known to them that buys and sells properties through them. After nearly reaching exchange position they tried to drop me £25000 because they just wanted to. When I asked the agents if they had been following up my sale making sure that things were going well it was a NO. £2000 less in my pocket I went straight to Coultons in Chingford E4, what can I say, very friendly helpful people that go out there way to help. They found me a buyer and followed it through, constantly communicating with me every step of the way. They are all professionals and enjoy doing their job. I mainly delt with Euan, real gentleman. He would do anything he can to make everything go smoothly. Up to the completion day he was calling to make sure all was well. So if you really want to buy or sale a property forget about going to second best, just go straight to the best Coultons in Chingford, where you will get professional services and peace of mind.

I've tried reaching out to you but you never answer left messages for Eric and Ezgi - UNPROFESSIONAL I understand you and some members where off sick but everytime I drove past your office I could see everyone in the office present and working just not answering my call or messages which makes it more unprofessional . I did CALL and try reach out to you and still no response i left whats app messages on two seperate occasions and two different people still no response so from my point of view I was certainly patient and went above and beyond to try get a response from you which never came until I left a review then the response came instantly My main purpose was to sell the property and whilst working with you I felt the only thing you wanted to do was rent my property out for short let's at rock bottom prices which I certainly said no too especially at the low ball figures you offered me( very low figures borderline disturbing) I'm glad I got my property sold with another agent I believe being honest and transparent is very important in this field which I believe in my opinion I didn't receive from you as an agent We all make mistakes if you owned the mistake and apolisged for ignoring me then we could have resolved this Instanly but to say people where sick when I could see them working in the office has certainly left me disappointed in my humble opinion

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!

He guided us through every step of the process and took care of all the formalities, making what could have been a stressful experience feel smooth and manageable. Communication was excellent throughout, and any issues on any side of the chain were dealt with quickly, calmly and effectively. Moving home is often described as one of life’s most stressful experiences, but Stewart genuinely took the stress out of it for us. It was a real pleasure to work with someone so professional, proactive and reassuring — we always felt confident knowing everything was in safe hands and that Stewart had complete command over proceedings. 25th Apr 2026 (10 days ago)Avoid - rude, dishonest, would not trust as either a buyer or seller Signed up in person summer 2025 as a buyer. No info sent through in months. In December sent multiple requests via Zoopla for a viewing of one of their properties. No reply. Called main office. Finally get one email to arrange viewing; I reply six times and nothing. Physically go into office March 2026 (house is still on market / unsold) and get patronised rudely by a team member - "we couldn't prioritise you as a viewer" "this is how markets work" (thanks I've bought & sold two places before). Told me they'd book me in for viewing; no follow up. It's pretty clear they overprice houses that they don't sell - this one is still on the market as of end April 26 (it was reduced a full six months ago) which was confirmed by friends who live locally "avoid them, terrible reputation". I wouldn't want to partner with such poorly organised / low integrity agents to sell my place, or want to work with them on buying somewhere.
