6th Sep 2026 (8 weeks ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

7th Oct 2026 (25 days ago)? 1 star — and honestly, I wish I could give zero.<br><br>If you are thinking about using Foxtons to manage or sell your property, please think very carefully before you do. My experience has been an absolute nightmare from start to finish. What should have been a straightforward process turned into months of chasing, calling, emailing, escalating and repeatedly asking Foxtons to do things I was already paying them to do.<br><br>The biggest problem? I was paying Foxtons to manage my property, but I ended up having to manage Foxtons.<br><br>Communication was appalling. I was repeatedly told things would be dealt with, only to find myself chasing again because nothing had happened. I was passed between different members of staff, had to repeatedly explain the same issues and constantly push for basic answers. Nobody seemed prepared to take ownership and actually see a problem through to the end.<br><br>Then came the mess after the tenants vacated.<br><br>Half the keys were returned late and the other half had apparently been lost and were only found months later. There was substantial damage left at the property, yet I was left waiting month after month for quotations and updates. I chased and chased, only to eventually find that the matter had been dealt with through the deposit scheme and the result was £15.<br><br>£15.<br><br>After all the damage, delays and time spent chasing Foxtons, that was the outcome.<br><br>To make matters worse, Foxtons failed to properly communicate what was happening with the deposit process and I was subsequently cut off from the deposit scheme, leaving me with no meaningful way to pursue the matter. Six months later, I am still waiting for a promised phone call from Foxtons.<br><br>Then there was the completely unnecessary situation involving our new estate agent collecting the keys. I live overseas and my mum was struggling to get to the Foxtons office, so our new estate agent was doing us a favour by collecting the keys on our behalf. Instead of simply handing over the keys, a member of the Foxtons office staff became confrontational with our new agent and told him to come outside to fight.<br><br>This was completely unacceptable and completely unnecessary. Someone was trying to help us because I live overseas, and Foxtons managed to turn even the simple collection of keys into another confrontation.<br><br>By this point it was impossible to see these as isolated mistakes. Weeks would pass, I would chase, I would be given an assurance, nothing would happen and I would have to chase again.<br><br>I was living overseas throughout this. I wasn't asking Foxtons to do me a favour. I was paying them to manage my property. I should not have needed to spend hours making calls and sending emails from the other side of the world just to get basic things done.<br><br>Eventually I escalated the matter to senior management because the normal channels clearly weren't working. You would expect that to finally result in someone taking responsibility.<br><br>It didn't.<br><br>I received one email and then nothing. No meaningful follow-up, no resolution and no phone call.<br><br>For a company charging professional estate-agent fees, this level of service is completely unacceptable. I don't expect perfection, but I do expect communication, accountability and basic follow-through.<br><br>I would never use Foxtons again and I would strongly advise anyone considering using them to look elsewhere. Don't just judge an estate agent by how they appear when everything is going smoothly. Judge them by how they deal with problems.<br><br>In my experience, Foxtons didn't take ownership. They became another problem I had to manage.<br><br>An estate agent should make selling and managing your property easier. Foxtons made it harder, more stressful and far more time-consuming than it ever needed to be.<br><br>And the most ridiculous part? The matter is STILL not resolved. I am still waiting for an email back from Sam.

Any issues are dealt with smoothly and stress-free. All members of the team (Diane, Russell, Paul, Lenka and Mitchel) are professional and friendly and I’d wholeheartedly recommend them to others in the area.

15th Oct 2026 (17 days ago)Disappointing Experience and Lack of Clear Communication<br>I am very disappointed with my experience with this estate agent.<br>When I agreed to proceed with the property purchase, the sellers clearly confirmed that they would move out on the completion date. The estate agent also confirmed this, which gave me confidence to move forward with the purchase.<br>Based on these assurances, I paid my solicitor for the property searches. Once the search results were received, I also booked and paid for a survey, committing further time and money to the process.<br>However, at this stage, the sellers suddenly informed us that their circumstances had changed and that they could no longer confirm when they would be able to move out. This was extremely frustrating, as the original arrangement had been clearly confirmed to us.<br>I contacted the estate agent hoping they would help resolve the situation, but unfortunately, the issue remained unresolved, leaving us in a very difficult and uncertain position.<br>I understand that circumstances can change, but when buyers are given clear assurances and make financial commitments based on them, I believe better communication, more careful handling, and greater support are essential.<br>Overall, this has been a very disappointing and stressful experience. I expected a much more professional approach and better support from the estate agent throughout the process. I hope they take this feedback seriously and improve how they manage expectations and communicate with buyers in similar situations.

I have found them to provide excellent service right from the start in quickly finding a very good tenant and then managing the let. Very responsive. Highly recommended. I would use them again without hesitation.

Rhiannon, Jaina and Elliott went above and beyond to do what they could to make it all happen. We're living abroad which makes things harder, and Jaina even took on overseeing some work in the flat after completion to make sure everything we'd agreed with the seller went smoothly. Thanks team!

I had many more viewings compared to the agents I had previously dealt with, showing how hard she will work for you. I was kept fully informed at all times, and when Sophie was not available the Lux teamwork kicked in and there was always someone else to help.<br><br>I don't believe you'll find a more professional yet fun person to deal with than Sophie - I highly commend her work ethic and approach, which made what can be a stressful time feel straightforward and totally supportive. Who knew selling a house could be fun!<br><br>I would 100% recommend Lux.

Unlike other estate agencies who I engaged with, Highcastle estates did their best to make you feel valued and supported during the process. Moreover, so far on the management side of the tenancy they have resolved any issues promptly and effectively. I would recommend them to friends and family.

I was planning to rent a flat through this agency and stopped looking at other properties because I was expecting to move forward with this one. They asked me to provide my personal information and complete all the required paperwork, which I did.<br><br>After all of this, they suddenly informed me that the current tenant had decided to extend their stay and the flat was no longer available.<br><br>Because of this, I missed out on other properties and was left with almost no time to find somewhere else to live. This has been extremely frustrating and a complete waste of my time. Really disappointing way to treat a potential tenant.

They got high class staffs who communicates very well, coordinates end to end. The property they show are by far best compared to other agents. One staff assigned to us was Rose Rojda. She has excellent sales and negotiation skills. Very skilled and I guess she is in this field for a while. Good job Rose..
