    We had a really stressful experience with Mervyn Smith. We know the Ham area well and were shocked from the start due to their dishonesty re aeroplane noise, social housing and traffic congestion. They were very restrictive with property viewing times - telling us we had 10 minutes max, even after we had an offer accepted. They put huge pressure on us in terms of our offer, making us compete really hard and being very relentless - even near completion, they were trying to get us to up our offer by telling us there was someone younger, more ready to move and offering 10k more trying to get the property - something which we found out was 100% fictional. While estate agents have a bad reputation in general, we found Joe took this to an extreme. The entire process was unpleasant and caused enormous, unnecessary anxiety. It turned a simple sale- and what should have been the exciting process - of buying a home into a horrible, exhausting experience. We have dealt with estate agents in other parts of London and not run into any of these issues.... Read more

    My experience with Latimer was alarming and left me feeling intimidated and unsafe. Communication was aggressive and hostile, and I was spoken to in a way I consider insulting, demeaning, and professionally unacceptable. The level of pressure and intimidation I experienced was so severe that I needed mental health support afterwards.<br><br>They attempted to keep my deposit using claims I dispute as untrue and unsupported by evidence. When I asked for everything to be handled properly through the formal deposit protection process (where the deposit is registered), they still obstructed and did not engage in a straightforward, evidence-based resolution. Instead, it felt like pressure and bargaining to make me accept deductions.<br><br>If you have paid rent in advance, be extremely cautious. Despite money already being paid, I was still told I “owed” the landlord. I was also given information about what I could and couldn’t do to escalate, and what “regulators say”, which did not match what I later found when checking official guidance myself — and it felt like this was being used to discourage formal escalation.<br><br>I escalated because this conduct cannot be ignored — they have to be dealt with through formal processes.<br><br>If you rent through Latimer, protect yourself: keep everything in writing, save every message, log every interaction, take dated photos/videos, keep inventories and receipts, and insist that any claim against your deposit is proven through the scheme’s formal dispute route. Based on my experience, the way this was handled fell far below what any tenant should have to tolerate.... Read more

    Being this reputed company, but all your staff are liars. We are literally trying to get flats on rent, and everytime we equire about any flats from posted- The answer is ohh its not available.     A truly and amazing estate agent Cantell&co are.     One of the worst letting experiences I’ve had. Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money. - Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.... Read more

    I cannot say enough about V&H Homes and specifically Maria at the Ashtead Branch. While they are a smaller independent agent, they will absolutely give you the personalized service that an independent can provide. Give those big estate agents in Surrey a miss, take your business to V&H. The communication throughout the process was exemplary, the dedication to getting the sale was second to none. We had tried to sell previously with the usual suspects in Surrey and none of them could get the sale and it seemed hopeless, V&H got it done in 10 days! There were many times in our sale where things got rocky and Maria went well over and above day in and day out to ensure that everything went through. I truly believe that if we had went with another big establishment high street agent that our sale would not have happened. While Maria was absolutely amazing, we also had interactions with the other associates at Ashtead V&H Homes. When Maria was out of office our file was well looked after, the service didn’t slip at all which is very rare in a sales situation. As I said at the beginning of this review, I really can’t say enough about Maria and V&H. These days reviews are either 5* or 1* and it’s getting more and more difficult to sift through them to make a decision. This is 100% a genuine 5* review. Were there issues in the sales process, of course there were, we were selling a house. But it wasn’t about the issues, it was about how they were handled, the speed at which they were handled, and the fact that when something came up we were never left to worry, V&H were always just a phone call or e-mail away. Thank you so much Maria and V&H Homes for the personalized service and all the time and effort that you spent on our file.     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more
