It was a pleasure to be dealing with an intelligent, helpful and knowledgeab le person. My buyers benefited from Charlotte's expert guidance. Her concientious professional approach, especially monitoring solicitor's progress and ensuring any issues were swiftly resolved, made the whole process proceed smoothly.

22nd Apr 2026 (9 weeks ago)We had a really stressful experience with Mervyn Smith. We know the Ham area well and were shocked from the start due to their dishonesty re aeroplane noise, social housing and traffic congestion. They were very restrictive with property viewing times - telling us we had 10 minutes max, even after we had an offer accepted. They put huge pressure on us in terms of our offer, making us compete really hard and being very relentless - even near completion, they were trying to get us to up our offer by telling us there was someone younger, more ready to move and offering 10k more trying to get the property - something which we found out was 100% fictional. While estate agents have a bad reputation in general, we found Joe took this to an extreme. The entire process was unpleasant and caused enormous, unnecessary anxiety. It turned a simple sale- and what should have been the exciting process - of buying a home into a horrible, exhausting experience. We have dealt with estate agents in other parts of London and not run into any of these issues.
19th Feb 2026 (17 weeks ago)My experience with Latimer was alarming and left me feeling intimidated and unsafe. Communication was aggressive and hostile, and I was spoken to in a way I consider insulting, demeaning, and professionally unacceptable. The level of pressure and intimidation I experienced was so severe that I needed mental health support afterwards.<br><br>They attempted to keep my deposit using claims I dispute as untrue and unsupported by evidence. When I asked for everything to be handled properly through the formal deposit protection process (where the deposit is registered), they still obstructed and did not engage in a straightforward, evidence-based resolution. Instead, it felt like pressure and bargaining to make me accept deductions.<br><br>If you have paid rent in advance, be extremely cautious. Despite money already being paid, I was still told I “owed” the landlord. I was also given information about what I could and couldn’t do to escalate, and what “regulators say”, which did not match what I later found when checking official guidance myself — and it felt like this was being used to discourage formal escalation.<br><br>I escalated because this conduct cannot be ignored — they have to be dealt with through formal processes.<br><br>If you rent through Latimer, protect yourself: keep everything in writing, save every message, log every interaction, take dated photos/videos, keep inventories and receipts, and insist that any claim against your deposit is proven through the scheme’s formal dispute route. Based on my experience, the way this was handled fell far below what any tenant should have to tolerate.

We are literally trying to get flats on rent, and everytime we equire about any flats from posted- The answer is ohh its not available. Your staff at worcester park judged us when we visited them. Today also we saw one board and contacted your team and its gone, when i asked where you have posted, they said in different website but reality it was never posted. We are going to complaint about how your staff being biased towards us

9th Dec 2025 (6 mo. ago)One of the worst letting experiences I’ve had. Poor communication, emails ignored, phones often not answered, and only after days of chasing did we find out the landlord wouldn’t accept a guarantor, despite this being clear from the start. They completely wasted our time and money. - Update, in reponse to owner's comment: Terrible, misleading experience. From day one we clearly stated on the offer form that we needed a guarantor, and your agent Daniel explicitly told us this was fine. You then dragged things out for about a week from the last week of November, taking documents and running checks, only to suddenly claim at the end that “the landlord doesn’t accept a guarantor.” That guarantor requirement was on the original form you sent to the landlord, she accepted the offer on that basis, and I even asked again and you confirmed it was okay. Hiding behind “duty of care” after wasting our time and blocking us from renting elsewhere is completely unprofessional and unacceptable.
22nd Dec 2021 (4 years ago)I cannot say enough about V&H Homes and specifically Maria at the Ashtead Branch. While they are a smaller independent agent, they will absolutely give you the personalized service that an independent can provide. Give those big estate agents in Surrey a miss, take your business to V&H. The communication throughout the process was exemplary, the dedication to getting the sale was second to none. We had tried to sell previously with the usual suspects in Surrey and none of them could get the sale and it seemed hopeless, V&H got it done in 10 days! There were many times in our sale where things got rocky and Maria went well over and above day in and day out to ensure that everything went through. I truly believe that if we had went with another big establishment high street agent that our sale would not have happened. While Maria was absolutely amazing, we also had interactions with the other associates at Ashtead V&H Homes. When Maria was out of office our file was well looked after, the service didn’t slip at all which is very rare in a sales situation. As I said at the beginning of this review, I really can’t say enough about Maria and V&H. These days reviews are either 5* or 1* and it’s getting more and more difficult to sift through them to make a decision. This is 100% a genuine 5* review. Were there issues in the sales process, of course there were, we were selling a house. But it wasn’t about the issues, it was about how they were handled, the speed at which they were handled, and the fact that when something came up we were never left to worry, V&H were always just a phone call or e-mail away. Thank you so much Maria and V&H Homes for the personalized service and all the time and effort that you spent on our file. We absolutely owe our sale and the fact that we are snugly in our new home all to you! Very best regards, Danny

Our sale has been difficult for a variety of unforseen reasons but Wendy has led us through it with determination, along with great communication. She has kept both sides fully informed right from the beginning and ensured a good outcome through sheer hard work. I would derfinitely recommend Gibson Lane for buying or selling a property.

I told Manjit that I wanted to market my house fir interested developers as my house was a corner plot and had potential to build on to make a couple of apartments on it. Manjit got me the buyer’s I wanted, although it did take a bit of time due to planning permission etc. we got there in the end and I got the asking price I wanted. I am very pleased with the overall experience and would recommend anyone to give Martin & Co a chance to market their property to achieve their asking price. Good work Manjit and your team.

On meeting Hani and Elizabeth, we were immediately impressed with their knowledge of the local market and their genuine warmth, friendliness and down to earth approach. Communication was great throughout, with no unnecessary chasing , as is often the case with other agents. The photo brochure prepared certainly showed our property to its best advantage. All viewings were accompanied by Elizabeth or Hani, who were always punctual. All in all, we received a first class service, and would recommend without hesitation to anyone selling a property in the area.

19th Jun 2025 (1 year ago)I want to raise serious concerns regarding our experience with Fine & Country during a recent property purchase. We found the agency’s conduct throughout the transaction to be deeply unprofessional. Key information was withheld, communication was evasive, and there appeared to be no regard for transparency or ethical standards. Rather than acting as honest brokers, they consistently acted in ways that undermined trust and fairness. We are now dealing with the legal and financial consequences of this experience — and I would strongly advise others to be extremely wary.
