5th Jan 2026 (8 weeks ago)I would recommend everyone to avoid this ‘letting agency’. At the end of my tenancy, the communication was extremely poor, they did not inform the landlord of key information and threatened me with deductions from my deposit. It took over a month to receive any information about the deposit (despite chasing) and when I finally received a response, the deductions were laughable. A £200 cleaning fee despite the property being in a better state than when I moved in. A charge for late return of keys despite no incoming tenants and the extra days being agreed by the landlord. I questioned this and asked for evidence of cleaning invoices etc; I never got a response. I had to open a dispute with the DPS to get my money back, funnily enough they managed to respond to that. Overall a terrible and hugely stressful experience which I did not appreciate when moving house.

They were realistic with value estimates, extremely professional, excellent at communicating and keeping us in the loop, and kept pushing all parties to get the sale over the line in the desired timeframe. She really listened to what I was looking for, kept me updated throughout, and went above and beyond to find me a great property at a very good value. Her professionalism, honesty, and friendly approach made a huge difference, and I felt supported and well-informed. They tell you what should be done, tell you when and how it will be done and deliver. They made the whole experience stress-free, were 100% professional, have an outstanding knowledge of the local property market business with the added bonus of amazing value for money and you can't ask for more than that. Thank you to you both!
14th Aug 2023 (2 years ago)The person who valued our house and did the sales pitch to us was great, but the person who actually dealt with our sale was terrible. She added no value to the whole process, never answered the phone or called us back, sent really unhelpful emails with no clear actions or asks in there and provided no effort to mediate our chain and keep all parties happy. It felt like she ended up working for our buyer rather than us who were her clients. She also seemed to shy away from difficult news and did everything over email rather than calling and helping to get people on side. I would not recommend. Our friends had a similar experience so this is not an isolated incident.

Simon and the team were extremely helpful at every opportunity and assisted us throughout a tricky sale to achieve the best possible outcome. Simon took time to be thorough and detailed in every area, always a phone call away and also made every effort to fully understand what we were looking for in an onward purchase. We will be using Walker Smale without hesitation whenever we next need to buy or sell.

Macy handled all of the offers and was great throughout the legal stage, helping with all the queries and keeping everyone updated. We had a few hurdles with the house we were buying, but Macy did a great job of keeping our buyer updated and making sure things kept moving. Thanks to all at Manning Stainton.
12th Feb 2026 (19 days ago)I’m very disappointed with the lack of response from this agency. It has now been over a month since we first reported that our property does not have a functioning toilet, and despite calling every day, no one has properly responded or taken action to resolve the issue. This is a basic and urgent matter that should never be left unresolved for this long. Who is actually responsible for following up and fixing problems like this? The lack of communication and urgency is extremely frustrating and, honestly, very discouraging. I hope this is addressed immediately.

We had quite a long sales process and David was on the phone to all parties helping to move things along where he could. We would fully recommend David.
