21st Aug 2026 (5 weeks ago)I am the executor of a will for a very dear friend whose property is on the market with Strada.<br>I made a special journey into their office to explain my situation & left my name & number with a brief note asking to be kept in the loop regarding progress of the sale.<br>I did this on July 31, 3 weeks have now passed & nobody has had the decency to contact me.<br>I know my message was received as someone telephoned my friend's daughter the very same day.<br>I consider their lack of response to be discurteous & unprofessional.<br>Potential customers of Strada may want to bear this lack of communication in mind!

19th Aug 2026 (5 weeks ago)Selling our house with Edward Mellor was positive until getting on towards the end of the process. Giving 1 star because of this would also be incredibly harsh because overall, and having a few months to sit on it before coming online and leaving a horrendous review, the experience wasn’t what it should have been.<br><br>They had a challenge with our house; it had been on the market previously with another vendor who produced almost exactly nothing when we decided to take a break and focus on our children. We all have challenges in our life and the trouble with a process like selling a house is it can become incredibly inhumane; poor, low ball offers, a lack of response from anyone and the constant fear of your buyer pulling out, especially in 2025/2026 when the market has been quite odd.<br><br>Initially the sales team were amazing; Andrew and then Josh, both excellent representatives and did everything they could within their power to get viewings in. I took a number of the viewings myself as they were struggling for staff but then were able to recruit in. No problem there. Once the house had been on the market for a couple of months we sold. Unfortunately our buyer pulled out with a couple of weeks to go, among the worst possible things a buyer can do. Mellor were straight on the phone to say they would handle it, get it back on and get us a buyer. Then silence for days. This is not the time for silence. We also had a very non-chalant call with the manager Jo who showed zero interest in keeping us and we had the sense they wanted to offload us. We carried on, again, due to the excellent sales team we initially had.<br><br>The sales side dropped off massively, as there were either no people to take viewings so had to do them myself or they would send new people every time. They could be excellent sales people but this is the time to send your experienced sales people who know the house, so ended up doing the viewings myself. We sold again a month or so later and ended up having to renegotiate on our price following a survey. This caused a lot of anxiety and we were left in silence from Mellor about it and then the weekend came. We had to take matters into our own hands and renegotiated with the buyer to keep the sale progressing, a chain of four houses. That’s when Jackie got nasty with me. As it was also progressing quite slowly she suggested to move things forward we pressure the chain with an ultimatum date. This very much rattled the chain and upset a lot of people. Having talked to our buyer and our sellers estate agent to calm things down, I called Jackie to ask her to pull it back. I was aggressively told to ‘stop interfering’, how the reduction wouldn’t have been needed if they had left it to her and to ‘keep my nose out’. I then tried to calm her down and she put the phone down. After that she never answered the phone and rarely responded to emails. Again, I want to stress that this must be a high pressure job but this was an incredibly immature response to paying customers who had been receiving increasingly poor service. This is also the reaction from the person who completes your sale, the person who is with you at the most stressful time. It was honestly not even close to good enough.<br><br>In conclusion, after an initial sales push, the service faded fast. The after sales service was poor and nearly cost us the sale of the house which we could not afford. I cannot recommend Edward Mellor based on this. They have a major problem on after sales and would advise you query if this has changed before taking them on to sell your property. I hope it improves.
19th Jun 2026 (14 weeks ago)Anthony was really responsive and thanks to him and the team I went from making an enquiry for a valuation to receiving an offer on my flat within a fortnight. Everything was explained to me clearly and it was a very relaxed experience.
28th Aug 2026 (29 days ago)Callaghans has been the best choice for selling a house. From the outset, they provided a realistic sales price, and not an inflated figure to try to secure the business. Their fees were also clearly explained and reasonable. I was given good advice for free about some minor pre-sale improvements which could be made, which were done - all before I'd even engaged Callaghans. The feeling I could trust them was really important to me, and it proved well founded. They kept me informed every step of the way, from arranging viewings to occasionally having to relay news of cancellations (important to know about still), and then on to the exciting bit of guiding an offer through to completion. Friendly, courteous, helpful, organised, efficient - Callaghans are all of these. Thanks to all of the team, but especially Sean, Ian, and Carole. Most of my contact was with Carole, who is brilliant. Callaghans = exceptional.

He had constant and quick communication through out the process and made a usually stressful time an enjoyable one!

13th Oct 2025 (11 mo. ago)Reduced it within a week of being on the market so just shows they got the valuation so wrong. Communication was very poor. Only had two viewings first I had to chase feedback. Never given feedback from the last viewing. When I gave notice I was emailed to say 3 viewings had taken place. They had not. We have changed estate agents as a result of poor service.
28th Aug 2026 (29 days ago)First time using The property man and I must say how stress-free the team have made my life.<br>They found me the perfect tenant for my property and kept me in the loop with everything. The pictures taken and video were superb with the extra bonus of an Ariel view of the surrounding area.<br>I will definitely be recommending to family and friends if ever in the need for there services.<br>Thankyou to Rob,Wendy and the rest of the team at the PROPERTY MAN
12th Aug 2026 (6 weeks ago)House was a state upon moving in. We had mice rats and spiders galore as well as various code violations including a tilted oven and a gas stove blocking the fire door . When it came to moving out I was charged £50 for a mark that was supposedly on my bedroom wall, however the picture they used as evidence was as a different room. Save yourself some money and stress and don’t move in to a property managed by these money hungry, scammers. Also take note of how all the good reviews here are for viewings and not for how well they manage the properties.

6th Sep 2026 (20 days ago)Avoid this company they made buying our first home an awful experience. I’d especially advise you to avoid Susie Ralston and Paul Howell. Told me the role as an estate agent is to list and sell a property and any chasing of a chain is simply a good will gesture and falls outside of the estate agent’s ethics.<br>They had the audacity to advise thier contact log showed 32 contact points since April. Yes 32 times I had to chase and ask for updates to which I was met with nothing meaningful and to contact my solicitor. They also had the cheek to say I knew the vendors daughter in law so I had updates from them - shouldn’t have to justify I know sometime from a school run not personally as a friend.<br>Ignored my complaint request for compensation.<br>Property onbudsman is my next step.

Fran was brilliant from start to finish and kept me informed every step of the way, which made the whole process feel much less stressful.<br><br>She was always friendly, professional and quick to respond whenever I had a question. I really appreciated how proactive and helpful she was throughout.<br><br>I wouldn’t hesitate to recommend Bentley Hurst, and especially Fran, to anyone looking for an estate agent.

He also understood what we were looking for in a home, and was able to show us a house which had not gone on the market yet - something we really appreciated after going to house viewings with other estate agents that felt very busy and pressured! Thank you Tony and the rest of the team :)
17th Sep 2026 (9 days ago)My landlord changed the management from the previous agent to prime Residential on December 2025. They were mediocre, my property manager didn't respond to my emails in time, and many times I had to wait for a long amount of time If I didn't call throughout the phone, One time she didn't respond for 3 weeks and then said it was her annual leave and I was left with no note of that. Everything else is just OK. One good thing is that they let me leave the apartment and end the tenancy with a month notice instead of two, which I am grateful for. but that happened after I had to call my property manager's manger, and was thanks to God then the kidnesss of the landlord. The disappointment was with the release of my deposit, my property manager kept delaying it and came back with a harsh complaint on the check our report saying that the property is damaged, which was true but I have reported it in details and asked got guidance (which she haven't respond to) one month prior to the end of my tenancy. They calimed my entire deposit and I disputed, and when time came for them to post their evidence on the TDS they didn't (because there is no evidence in the first place). After three months, TDS has decided that the deposit is entitled to me.<br>TLDR; Was OK throughout the tenancy, a major disappointment at the release of my deposit.

Particularly Eve who has been nothing but a star every time I've spoken with her. Definitely recommend.
