16th Oct 2025 (8 mo. ago)Spencer Birch carried out our homebuyers survey. Martin and Gill have both been so friendly and professional through the whole process. They were very quick to respond and got the survey booked in straight away. Within a week of our initial enquiry it was done and the report emailed through with a hard copy in the post. Martin took the time to talk us through the survey, giving us the chance to ask questions and understand next steps. He is clearly highly skilled and also cares about what he does. We would definitely book them again in the future and recommend to others.

Alexandra the lady who I dealt with was very friendly and nice I met her at the property I was early for my appointment but she was there already waiting. Very welcoming and was very helpful and answered all my questions. From start to finish Alexandra was very helpful putting my mind at ease when I had queries and helpful with the all the paperwork. I'd recommend Martin & Co Beeston after dealing with other estate agents these are by far the most welcoming and professional.

11th May 2026 (6 weeks ago)Selling a detached property in Burton Joyce whilst being based in London could have been a nightmare. With Elite Homes, it was the opposite. They were proactive at every turn. When an issue arose at the property, they were there before I even had to ask. They managed contractors, arranged and followed up every viewing, and kept the whole process moving without me needing to chase a thing. The thing that really struck me was that they were genuinely on my side. They negotiated a strong price, kept me fully in the loop, and never once felt like they were just going through the motions. I physically could not have asked for more. If you want an agent who treats your sale like it matters, Elite Homes is the only call you need to make.

We were buying a property that they had on the market and were unfortunately dealing with some less than supportive solicitors. Mel was amazing throughout and helped guide us through a very stressful process and helped us feel like our voices were heard. If it hadn't have been for the team at Hammond Properties, we likely would not have been able to move into our home before Christmas. A massive thank you to Mel and the team at Hammond Properties for their help in buying our first home.

2nd Feb 2022 (4 years ago)Great experience moving in. Suitable properties were disappearing as quickly as they became available. The team at Biscayne sent me a video tour when I asked from Scotland, before I could get down. They were flexible about the date I collected keys. The property itself is stunning. Beautiful inside and well maintained. I hope more properties like this in Bradford are brought to market for people.
20th May 2026 (30 days ago)At the start the services were very well didnt know when it was time. To move out i was almost loosing all my deposite. Things pointed out was including weed at the garden for and animal poop" note i lived in with no pets , within 3yrs. There is were and tear. This. Was not to be looked? Being shouted by "manager" to drop the key simply because i had missed time to take the key back as i finished shifting at night . Mind you i made them aware i was to bring the key and i was driving to their office. The level of rudeness was soo bad i was lucky to have the deposite protection otherwise 90% was going away anyway never gain will i want the service. That is my view
23rd Feb 2024 (2 years ago)Didn't get as far as actually dealing with them - saw an interesting flat, but the blurb was obviously written by AI, was unclear, contradictory and definitely inaccurate. Obviously hadn't ben proofread or edited. Made me wonder how much else they skimp on doing properly, so approached another agent.

15th Jul 2025 (11 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
22nd Mar 2026 (13 weeks ago)Associate director consciously chose to breach trust rendering my relationship with the company as both a seller and buyer, completely untenable. My interests were entirely secondary as demonstrated by their actions. I received assurances they weren’t prepared to uphold, was made promises they weren’t prepared to keep and set expectations they weren’t prepared to follow through. Avoid this estate agent and use one of the many others available.
