If I could give a 0 star I would. What ever you do, do not sign a contact with this agency. They don't care at all about you. They wouldn't even give us a microwave for a "fully furnished" house. Horrible condition. They never fix anything, even when you sitting in your room freezing in winter with no heating, they still don't care. Tried to get out my contact after saying I could get out with a student taking over or anyone else if they pay council tax. Found someone and apparantly "they didn't count". What the hell? Cold water. No heating. Broken washing and dryer. I've had the worst experience with this agency! Just walking into your room without any notice when your getting changed or in bed to show people the house. WHAT EVER YOU DO, DO NOT SIGN WITH THIS AGENCY!... Read more

Louise has been our estate agent throughout our purchase, from the day she showed me our dream first home she has been phenomenal. I would NEVER rent a property from this appalling company again in my life!!! My reason is that i was asked to move out early after handing my notice, as the new tenant (whom I personally had show around the property) & it was agreed that I would receive a proportion of my months rent back. Leaving date of 16/07/2016 was agreed on 09/07/2016 - current date is 19/07/2016 & the only message I receive from the BRANCH MANAGER is verbal via another department stating that "it should be in your bank by Friday" They are absolute SCANDALS! Be Aware of Ernest Wilson!! I would not recommend using this Company, but if you are thinking of going into a contract for a sale or rent of your business with them, then make sure you scrutinise the contract inside and out. Before signing a contract, have a solicitor to check it and go through it with you so you fully understand their terms and conditions. If not, you may regret it big time and end up paying a hefty bill which you may not expect!! Be warned!! I stand by my honest review of been mislead by what should of been stated! be aware and study their contract, read the terms and conditions in depth and for what costs are involved Seriously ........ Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

Despite the reply, I dealt with this estate agent and they were frankly woeful. They didn’t bring contact details for viewers, so when the viewer didn’t arrive while the agent was present, they had no way of contacting them to chase them up or find out where they were, wasting my time and theirs. As the sale progressed, I had to chase these agents up when any issues arise with the buyer and had to do most of the chasing myself. I wouldn’t recommend them at all. As above, they were utterly woeful and disinterested. Further to the more detailed reply, one “purchaser” who I was told were renting and ready to buy I was later told had to sell there properly first. This company has conveniently “forgotten” all the chasing I had to do to get them to make calls and do follow ups over issues with the purchaser’s mortgage. Utterly incompetent and happy to gloss over this. As for not taking contact details out of the office, this was NOT explained to me at any point. If you can’t trust your staff with one or two telephone numbers, are they even competent to conduct business? The eventual purchaser decided to send his mother for a “look around” and grated the property as his own, from the moment he’d made the offer, including sending deliveries to the address and having cable TV installed while I was still living there. When I complained about this to the office after the first incident, I was “brushed off” like this was no issue at all. I’m unsure whether or not the office called the purchaser to tell him to desist as I had no call back as promised. We also arranged five “secret shoppers”, who contacted the office by telephone to enquire about similar properties in the area. Only once was our property suggested to them. Simply put, if there are any issues or problems, they’ll just be glossed over while they try to fob you off. I thought the first agents were charlatans, but Marie Holmes certainly have them a run for their money.... Read more
