So unprofessional!!! I was told I could not view properties at weekends as my house was not on the market yet. As soon as I put my house on the market, I went into the agency to arrange a viewing for a weekend as I work all week out of Southport so cannot do midweek but they then told me I had to have a buyer ready to be able to view properties at weekends. Well, it safe to say I will not set my foot in that agency again and those poor vendors have definitely lost a potential buyer, who knows maybe more, judging by the attitude and professionalism of those agents!!! ... After not having a great experience with another local agent. Lauren was amazing, made us feel at ease and made our home look amazing with the photos she took, she went above and beyond. Unfortunately, not all members of the team (we felt) had the same positive approach. Sometimes communication wasn't great, although they did at least contact us when we went into the 3rd lockdown to make sure we were happy to continue with viewings and the eventual sale of our property.... Think twice before you sign on the dotted line . Avoid this Heartless company at all costs. My mum signed a 12 month contract in November 2016 only to find in January she had terminal cancer. It started in the bones in her legs so it was impossible for her to get up the 2 flights of stairs. I informed Anthony james of our problem and was told you are tied to the 12 months but I will ask the owner who agreed if someone else wanted it they would cancel the contract and we would pay up to the day before they moved in . I would have settled for that but it then took them 4 weeks to re advertised the property and then they put the rent up by 50 pound per month which could deter people from looking at it . We are now paying for this property and another ground level flat that is causing distress to my mum as it is costing a lot of money that frankly we can barely afford. I appreciate it is a business but sometimes a little bit of compassion dosen't go amiss and if this review saves one person from making the same mistakes we made it done its job.... Read more

I cannot praise Chris Tinsley and the team enough. I had a very difficult and lengthy sale of my late mother's flat. Particular thanks have to go to Janet and Chris for dealing with this and communicating with the buyer. This was despite the personal circumstances of the buyer and coronavirus. There were several moments when I thought the sale would collapse and am convinced that without the support of Janet and Chris this would have happened. Everyone else in the team was also extremely helpful and professional. I would strongly recommend Chris Tinsley estate agents. A big thank you to them.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more
