Buying a house can be stressful, especially when you’re part of a chain, but Marcus was brilliant at keeping in touch, communicating with everyone involved and doing everything he could to keep things moving.<br><br>We really appreciated how approachable, responsive and supportive he was throughout the whole process. Nothing ever seemed too much trouble, and it was reassuring knowing we could contact him whenever we had a question or concern.<br><br>We’ve had a fantastic experience with Sibley Pares and would highly recommend them to anyone buying or selling a property. 7th Jun 2026 (15 weeks ago)Very good experience at first. The floor plan was inaccurate however wasn't changed. We kept being pushed to lower the asking price (which they set). In 3 and a half months with them they didn't arrange even 1 viewing. So we changed the agency.

We both bought and sold through them, and the whole experience was professional, friendly and straight forward from start to finish.<br><br>One thing that really stood out to us when choosing an agent was the quality of their property photographs. They present all their houses beautifully and really set themselves apart from the competition.<br><br>Communication throughout was excellent, and we always felt looked after and kept informed. We wouldn’t hesitate to recommend Damian and Zac. A fantastic service all round x

18th Aug 2026 (4 weeks ago)Unfortunately, my tenancy with Robinson Davies Property was an extremely burdensome experience, both financially and in terms of the time I had to spend dealing with issues.<br><br>As an international student coming to the UK, I ultimately felt that I was treated as an easy opportunity for additional charges. The property itself was of a good standard-as you would expect for a property costing approximately £8,000 per month-but the problems arose primarily from how the tenancy was managed, particularly towards the end.<br><br>Our contract ran from September to May. From around January, the property administrator began carrying out routine checks, often giving short notice and repeatedly contacting tenants to gain access (spamming). She also arranged two property viewings. After the first, we were instructed to prepare the property for the second viewing ourselves, 5 people cleaning down the whole place for a day to please the landlord. No «thank you» was received.<br><br>During the second viewing, two tenants were ill and had locked their bedroom doors while resting. Despite this, the viewing continued, and their rooms were knocked on several times and them entered and shown to strangers while they were sick in bed. I found this extremely uncomfortable and showed, in my view, very little respect for tenants’ privacy.<br><br>After January, we also received an email from the finance team requesting that we change the account to which we paid our rent. Rather than the UK account originally specified in the contract, we were asked to transfer the money to a UAE account under a name that we did not recognise from the tenancy agreement or previous correspondence (see screenshot). We asked for an explanation for the change but did not receive a satisfactory response. This understandably raised concerns for us.<br><br>The most difficult part came after the tenancy ended, when our deposit was due to be returned. We were presented with numerous deductions, including charges for what we considered fair wear and tear, stains that had already been present when we moved in, exterior window-related cleaning, and approximately £850 for cleaning!!!!. The property was cleaned for two days by the tenants, but this was not accepted. In total, the alleged damages and costs exceeded £3,000.<br><br>Fortunately, one of the tenants was studying law, and we challenged the deductions through the relevant deposit adjudication process. After months of correspondence, the dispute was ultimately decided in our favour. Of particular concern was the documentation submitted in support of the cleaning charge, which the adjudicator found was not sufficient to substantiate the claimed cost. (See Word template she sent us after requesting to see the invoice for cleaning attached).<br><br>I strongly dislike seeing temants placed in situations where they have to spend significant amounts of time and energy challenging questionable charges or practices. Tenants should be treated fairly, with respect for their privacy and in accordance with their agreements.<br><br>Based on my experience, I would strongly avoid Robinson Davies Properties and the property administrator involved. London is an incredible city, and students should be able to enjoy their time there without having to spend months disputing their landlord over their deposit.<br><br>Overall, an awful and unnecessarily stressful experience.
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

A special mention must go to Chris, whose communication skills are second to none. He kept me constantly updated and masterfully coordinated with both the solicitors and the other estate agents involved in the chain, making a stressful process feel incredibly smooth. Every single member of staff at the Hailsham office was professional, friendly, and helpful throughout. I cannot recommend them highly enough!
