From the moment we met the team, we felt confident that they would make it happen, and they absolutely delivered.<br><br>A special thank you to Arif, who has been outstanding throughout the entire process. He is incredibly professional, responsive and genuinely cares about his clients. Every message was answered promptly, every question was handled with patience, and it always felt as though he was selling his own property rather than ours.<br><br>What really sets Arif apart is that he goes far beyond what you would normally expect from an estate agent. He not only managed the sale professionally but also shared valuable advice and recommendations throughout the process, all of which proved to be incredibly helpful. She made the whole experience feel much easier from day one, always taking the time to listen, understand what we needed, and respond quickly whenever we had a question. Robbie was incredibly proactive and went out of her way to make things happen, from organising viewings around our availability to sharing advice and guidance that was genuinely useful throughout the process. We always felt kept in the loop and supported, and her friendly, reassuring approach made a real difference. It was clear that she genuinely cared about helping us find the right home, and we really couldn’t have asked for better support.

From the first time we spoke until after I moved in, I found her warm, diligent and thorough in the handling of the matters. Purchasing a flat is particularly long and at times stressful process, however, her warmth and competency, made things look easier and did an excellent job. She was approachable, skilled and naturally a problem solver. She was sure to return calls whenever she said she will, her communication was clear and her working style is agile — all of it made the purchasing process a lot more easier.<br><br>Petya is an absolute gem for the company and I'd 100% reccomend anyone looking to purchase a property to have their first conversation with her.<br><br>I'd also like to mention Tariq and Riccardo who were both professional and helpful on occasions we interacted. Most recently, they sold our property remarkably quickly.<br>A huge thank you to Paul and the team for their professionalism, support, and excellent communication throughout. 10th Aug 2026 (11 weeks ago)LANDLORDS BEWARE!! I posted this in 2022 but it was somehow deleted so I’m posting it again.<br>We found the Belvoir office in Carshalton Beeches to be very inexperienced - the owner and staff are new to the business and when things go wrong they have no idea how to handle it. Their vetting/referencing processes were totally inadequate. We have lost over £10,000 in unpaid rent, cleaning and legal costs as a result or their inadequate referencing. Belvoir, and their referencing agent Let Alliance, gave our prospective tenants a “pass” on the referencing report and it subsequently turned out that those prospective tenants had faked their payslips, faked their employment and were fraudsters! Belvoir/Let Alliance refused to acknowledge their mistake or accept liability. We will NEVER use Belvoir again, nor any letting agent that uses Let Alliance as a referencing agent.

We chose Cubitt & West because we'd dealt with them on a previous house move, and Nigel visited us early on, giving us a realistic overview and honest expectations from the outset.<br><br>We then took the next 12 months to get the property ready before finally ordering the photos. From that point, things gathered real pace. All our requirements were respected throughout: no advertising boards, weekend viewings only, and qualified viewers only. The systems Cubitt & West have in place were extremely professional, with detailed documentation and transparency at every stage.<br><br>It was a long journey, but we got there in the end thanks to the persistence of Nigel, Dave, and Tamsin. A big shout out to Dave and Nigel in particular. Thanks, guys.
10th Oct 2026 (15 days ago)The viewing itself went smoothly, and Paula was already there when I arrived and explained everything very well.<br><br>However, I was really disappointed with the property. Based on the photos, I expected the house to be much bigger. More importantly, it is advertised as a two-bedroom property, but I honestly would not consider the second room a bedroom. It is such a small, square space that you cannot even fit a bed in it. In my opinion, if a room cannot accommodate a bed, it should not be advertised as a bedroom.<br><br>I think it would be much more accurate to describe the property as a one-bedroom house with an office or storage room, rather than a two-bedroom house. I believe this is important for potential tenants to know before arranging a viewing, as the current description gives a misleading impression of the property.

There was a very quick turn around from listing, open day to sale. They offer 360 videos of the property. They have a highstreet presence and assist with general advice, viewings and keyholding. I would definitely use their services in future

They helped us sell our flat, and the service we received from start to finish was exceptional.<br><br>Having had a disappointing experience with our previous estate agent working with Butlers was a breath of fresh air.<br><br>From day one, they were proactive, responsive and genuinely invested in helping us achieve the best possible outcome. They kept us regularly updated, stayed in touch without us having to chase, and openly discussed different strategies and options with us throughout the process.
