20th May 2026 (30 days ago)Keep miles away! My reviews are being deleted now for years! They started scamming me two weeks after my husband suddenly passed away. Told me small repairs were needed, once the present tenants move out. I asked for pictures of before and after and to be informed of what repairs, and the costs. I did not receive any of the above. Instead, I was told the cost would be in the five figures, and the repairs had already been done! They also wanted another huge five figure amount because they threw away the furniture without my permission! After months of trying to reason with them, they said they wanted to be the middleman in letting out to another Estate agent and hence, I would pay them a commission. The other agent would need thousands to refresh the property, and would also charge their own commission. I suspected something was up when they became quiet. Upon investigating, I found out they were renting out my property without having any intention of informing me, or paying me the rent! They were banking on the fact that in my grief, I would be gullible and agree to their plans!

Aside from residential surveys/building regs advice, they have let & managed my property over the years (very successfully), & in addition, I have bought & also recently sold through them. As a client, you are guaranteed to receive professional, honest, prompt & courteous advice at all times. The fact W&T have been in business in Kensal Rise for nearly 100 years, speaks volumes in itself, they are the definition of ‘consummate professionals’! 18th Dec 2025 (6 mo. ago)I previously had my flat on the market with Foxtons for three months and, during that time, only had around four viewings, which I was extremely unsatisfied with. I was then approached by HomeSearch, who took on the property and immediately provided honest and realistic feedback. They felt the flat was overpriced and carried out a proper assessment based on the current market. I was happy with the revised price they suggested. From that point on, the difference was clear. They generated a strong level of interest and arranged many more viewings. Arba and Michael were friendly, knowledgeable, and clearly passionate about what they do. Their communication and professionalism stood out throughout the process. After a couple of months with HomeSearch, my property has now received an offer which Ive accepted. I would definitely recommend HomeSearch to anyone looking to sell their property.

7th Aug 2023 (2 years ago)This was he worst experience I have ever had in 10 years of rental property's. The lack of communication from this company is unbelievably furthermore when there is communication is with demands and ultimatums. Never again!
16th Apr 2026 (9 weeks ago)They have rent it out my property like lightening speed, i.e. within a day, took all gas and electricity certificates etc.. next day they rent it out . my other properties also receiving rent on time great job ?????? congratulations to Mr Murugan and his team ??????????????????????????????,
13th Oct 2025 (8 mo. ago)Sonia Estates could not wait longer than two weeks after my husband’s passing to start their plot to scam me. Informed me that minor repairs needed to rent after the contract expired. No deposit money given to me as they retained it! They ran up 8000 pounds( 12,000 pounds is what they demanded initially) worth of non existent repairs without my permission. When I disputed it, they secretly rented out my home and had no intention of informing me about it, nor of paying me rent!! They also had the secret idea of letting the home out to Capital Living who would charge us a commission, and Sonia would very kindly keep collecting another 7 percent commission too! This was only revealed to me after months of questioning Sonia Estates. They then threw away all of my furniture and asked me for an additional 15,000 pounds to furnish it again! So, they tried to make almost 27,000 pounds from the death of my husband! Sonia Estaes lied to the Ombudsman who accepted their lies that all of the above arrangements were agreed upon by me over a phony phone call! Even though I won the case, they were asked to pay me only 150 pounds! They now keep getting my Google review deleted!

15th Jul 2024 (1 year ago)I had engaged Rolitex to manage my property since I bought it in 2006. Initially, their service was pretty standard for a high street estate agent, handling repairs and rent collection adequately. However, everything changed when I decided to move into the property and needed to evict the tenants. Rolitex issued the Section 21 notice as required, which was fine. But as the notice period neared its end, we wanted to discuss the tenants' plans. Every time we asked Rolitex, specifically Roland, he would shout down the phone, telling us to wait for the two months to end. When the notice period expired and the tenants didn't move, Roland offered no assistance on the next steps. He was silent until we had to demand a meeting, where we were told we needed a solicitor. I understand he is busy, but how difficult is it to communicate simple information to a longstanding client? After hiring a solicitor, Rolitex was professional in providing the necessary documents, no matter how many times we asked. However, during this time, rent payments became erratic. Whether it was the tenants paying late or Rolitex’s mishandling, it would have been nice for them to inform us, especially with mortgage payments piling up. Whenever I asked Roland about this, he would shout as if he was doing me a favor. He even increased his fee without notifying us and insisted he had informed us when he clearly hadn't. I eventually had enough of Roland's lack of communication and aggressive behavior, so I decided to collect the rent myself. To Roland's credit, he facilitated this transition quickly, and interestingly enough, the tenant paid me on time from then on. When the tenant finally vacated, the property was in a terrible state. This was no surprise since Rolitex had not conducted an inspection since the late 2010s. My experience with Rolitex started amicably but ended very poorly. While other staff members were professional and helpful, Roland was consistently aggressive and difficult to communicate with. This review should not surprise anyone considering the other negative feedback but should serve as a caution for anyone considering dealing with Roland at Rolitex.
