So far only positive experience with Ellis and Co . I've been looking for houses to rent earlier this year during first Lockdown when this task seemed to be a proper challenge . Faced all sorts of difficulties with other agencies where no viewing was available or it was just a lot of hassle. With Ellis and Co the whole procedure went really well , viewing appointment almost instantly booked , after the payment of holding fee ( later deducted from deposit ) I got the contracts drawn up swiftly and had a move in date within just a few days. Baffling administration from such a built up organization, there isn't justification for leasing your property to such an irritation occupier and as a result making the local residence suffer. I am a working class family man and I don't value staying alert throughout the night because of these occupiers. It is a disgrace that you wouldn't mediate and instructed your occupiers on the most proficient attitude to be adjusted yet you couldn't as you never gone to the property? As a letting specialist you should hold your heads in disgrace and concede because of your carelessness you have shown. With respect to your other reaction I can see that you have expressed that you will resolve the repairs of the property, anyway I can affirm this is mistaken data. Deepak kindly don't attempt and trick the public that your foundation is repairing the house for the landowner. This is false data. What is respectable data that you can get direct I recommend, going by the street that you housed these people and inquire as to whether there is any hatred towards Ellis and co, I am certain you would find your answer. At long last you expressed in another reaction you worked with this 'association beforehand and has no issues' no with standing the proprietor gave you the property to let out, they have an agreement with you, you are responsible. You let it out you deal with it. Although it was a stressful time trying to eventually exchange contracts, it was much appreciated all the efforts of everyone involved. With Alec Joining the team during the marketing process, to also add some helpful points. TERRIBLE EXPERIENCE! We purchased our house through them in 2015. It all stared well, but as our offer got accepted and moved on to next stage the ordeal began. Our offer was accepted late July, we were told there was no chain and the seller is ready to move out as soon as we can get paperwork done. This turned out be a load of bunk. The seller used to "disappear" for weeks impacting the progress, not responding to queries raised by the solicitors. Paul Ryan who was dealing with the case from Lawrence Rand wasn't very helpful either. During the course he went on leave without giving an hint he was planning to do so. We never got any honest answers as to why the delay despite everything being in order from our side. Phone calls to his office or emails asking for updates rarely got returned unless the email was marked to Peter Lawrence. This was our first home purchase and with so much delay we were not sure what was happening, if there were to be gazumped, whether the deal is going to go through or not, it was very stressful for us. Finally we got the keys towards end of Nov. To our surprise the seller left all his unwanted stuff(mostly rubbish) behind. And he took away some of the fittings/fixtures that he earlier agreed to leave! When we requested Lawrence Rand if they can contact the seller and get the house cleared, all we got was "we will pass the message" and that's it. We never heard anything back. We were never given the contact details of the seller so there was no way possible for us to reach him. We also found out in the week that followed that someone else had signed up for Council Tax payment and another person had signed up for Gas and Electricity for the property. We managed to sort this out ourselves, not not sure how it happened in first place. Had Lawrence Rand been clear with their communication instead of keeping us in dark this experience would have been much better. I guess in a seller driven market, with properties in short supply and high prices, its the buyer which is at the receiving end and the estate agent only cares for the seller from whom ultimately the profits come! And today morning I received a phone call from them asking if I was interested in selling my house due to an increased demand for properties in my area! Good grief!... Read more

Give them a brief then wait and wait as they ignore you. Either they have no properties to show or are plain lazy. Either way utterly useless. They do howeveR, get one star for not being Foxtons, now they are really, really awful. In reply to your response: So we can add poor filing/record-keeping to your faults. I wouldn't have thought this were something you'd want to admit to. Oh well.... Read more

Lisa Patel was always friendly, accommodating and available should we have any questions. We have purchased a property during an unprecedented time and with many challenges which have drawn out the process considerably. We would like to offer a massive and very heartfelt thank you to Shaun Bailey, who has supported us every step of the way. He has gone above and beyond to keep us informed and to move things along despite the challenging climate, even going so far as to personally contact surveyors to enable a quick turnaround on a home buyers report. The moving process was horrible, the apartment was not clean, mould everywhere, the bathroom was in a nasty condition, the mattress was stained and had a burnt hole in it. Despite being told several times that there will be time to clean out the apartment this was definitely not the case. It seemed like Foxtons was more interested in getting the deal done than in actually going through with an end to end experience and ensuring that the move was smooth. Check other estate agents who will be able to deliver a smooth moving process from start to end and not drop you off as a customer as soon as you've signed the contract. This was by far a disappointing experience as I had truly thought that I had found a good decent estate agent who did the job they themselves told me that they would do. Made an enquiry and specified my budget and requested no time wasting. Before arriving for the viewing, I requested photos and prices of the property. I was then taken to viewings with properties which were way above my budget and I was subsequently insulted that I could not make a higher offer. I was informed that a higher offer had been made but the property is still on their website. I was also taken to a property which I had already viewed before and was told that the price was £1250 when in fact it was listed for £1150. Appalled by their level of desperation. Will make a formal complaint to the regulatory body as taking advantage of ordinary people is part of their daily routine. Their staff are not just rude but also skillful in making up information to their advantage. They will most likely reply denying everything.... Read more

WORST people to deal with! If i could give minus stars i would. Agent LIED to myself and the landlord. I said I had a dog, agent said the landlord loved dogs and accepted my offer. turns out the landlord has never been made aware that I had a dog! I have not yet received a deposit scheme protection certificate, meaning I have no clue what happened to my deposit. The agent refused to give me the property keys UNLESS I PUT A NICE REVIEW here! he actually told me what to write! only then he gave me my property keys. I am taking legal action against you people as you are bad people and put me in a terrible situation where I might get kicked out because of my pet. The positive thing is that i have ALL your emails confirming everything, including the dog! So prepare yourselves for some legal fun!... Read more
