5th May 2026 (12 weeks ago)The lift in our building has been out of service since mid-January - it is now May, over 3.5 months later. I live on the top floor. In that time, I have called and messaged the management agent roughly once a month. The responses have consistently been either “it will take another few months” or “we don’t know.” As of last week, they told me the contractor has only just begun ordering parts - with no estimated repair date. At no point has there been proactive communication to tenants. Every update I received, I had to chase. For what should be a standard building repair, the lack of urgency and transparency has been really poor. It’s worth noting that a lift outage of this length isn’t just an inconvenience - for elderly or disabled residents, it can be genuinely serious. That alone should warrant more urgency than has been shown here. Three and a half months without a working lift (and still no answer) is not acceptable property management.

4th May 2026 (12 weeks ago)I strongly advise against renting from this letting agency. I’ve never dealt with such an unprofessional and unpleasant company. They were inconsiderate and rude, failed to return my full deposit even though the property was left immaculate, and repeatedly showed up at the flat unannounced. It was an extremely negative experience from start to finish.

They have done a truly professional job, and the flat has been tenanted for almost 100% of the time. Our contacts at Obbard have been consistently professional, friendly, and easy to reach. We would thoroughly recommend them to anyone looking for assistance in the property market.

Any issues were managed quickly, fairly and with a rare level of kindness. Dealing with MS&P is like being in a world where estate agents are genuine caring people doing a great job, it’s been a pleasure.

27th Feb 2025 (1 year ago)Thought they were great to begin with then realised they were not! If you're thinking of renting a residential property from them consider if you'd like to live with a hole in your kitchen roof for weeks without being fixed, if you want your deposit properly protected in a scheme and if you want your deposit back without taking action against them. Seriously incompetent staff, rude and disrespectful. The flat we rented was one of 3, "refurbished" (if you can call it that) office buildings (Oh yeah, they take their commercial buildings and flip them haha!) with what I am guessing is no insulation, black mould throughout and a roof that held 4 inches+ of water which caused a leak and the roof to be taken out, then left. I had to fight for my deposit back because the idiot of an estate agent that went on holiday didn't send the new tenant a contract. No cover, no communication. All lacking in any kind of critical thinking. The list goes on.... AVOID!
24th Jul 2024 (2 years ago)Very unprofessional. Went for a viewing for a flat to purchase, I made an offer and still waiting to hear back after 5 days.... I chased them up, and still nothing. The flat is still advertised. I will bring my custom and money elsewhere.

28th Jul 2021 (5 years ago)Appalling ‘service’. Called FIVE times about a flat to rent in Shoteditch and they never called back. Last time I called the man was shouting down the phone. If you’re a landlord don’t list with them bc they don’t bother following up on tenants. Shoddy and unprofessional
