8th Jul 2026 (18 days ago)As a landlord, my experience with Foxtons has been extremely disappointing.<br>Following the changes to tenancy rules, tenants can now end a tenancy by giving two months’ notice. Foxtons charged me a full 12 months’ rental commission upfront and now has refused to refund the commission for the period after my tenant exercises their right under the new law and leaves.<br>Over the past two weeks, I have contacted several other well-known London letting agencies, including Dexters and Johns & Co. All of them confirmed that they charge landlords their rental commission on a monthly basis, so when a tenancy ends, landlords are not paying commission for months when there is no tenant. To the best of my knowledge, I am not aware of any other major agency that still expects landlords to pay a full year’s commission in these circumstances.<br>I find this approach completely unfair and out of step with the current rental market. Rather than adapting to the new tenancy legislation, Foxtons appears to be protecting its own revenue at the expense of landlords.<br>I will be escalating this matter to the Property Ombudsman and would strongly encourage any landlord considering Foxtons to carefully review their commission terms before signing anything. There are many reputable agencies that have already adopted fairer monthly commission models that reflect the new legal framework.<br>Based on my experience, I cannot recommend Foxtons to other landlords.

They were professional, friendly, reliable, easy to contact, quick to respond and kept us continuously updated with lots of helpful feedback and advice to guide us through the process. It helped to make the whole process feel a whole lot smoother and much less stressful!

It became very clear during these consultations that Tony Brick from Gibbs was the best prepared representative, backing up his claims with clear evidence of what Gibbs were capable of delivering.<br>There was a conditional contract to sell the house, at what we consider to be above market rate, in about 10 days.<br>From that point on Tony and the rest of the team at Gibbs performed above expectation to ensure the proposed move reached a successful conclusion.<br>Our heart felt thanks Tony and team. You did what it said on the tin.

Was introduced to him by a corporate firm in Hong Kong and they didn’t let me down, you get a personal and fast approach from him and hes always on the phone when needed. Fast and strong company to deal with, I have used several over the years in my time but all 6 of my properties are now with ernest brooks under Elliot I would simply have no need to use anyone else. If your looking for a good international exposed estate agency I couldn’t recommend Elliot and Ernest Brooks team anymore, easy communication from Asia and a lovely relationship formed over the years ??????
