11th Apr 2025 (1 year ago)Our property was valued too high and went out to their database too high even though we questioned it. When it went online it was missing filters, so wasn’t pulling through with garden (which wasn’t spotted for 3 weeks) and went on as a terrace not a semi-detached. Both detrimental to getting the right viewings.
Selling points about our property didn’t seem to be passed on to the people showing the property, and it was not always the same person viewing. I sent a pdf over so that agents could use this to sell the property (off my own back) with information like - new boiler & boiler location, new flooring etc.. it was never used (I was waiting outside for the last viewing we did with them and was asked where the boiler was! lol)

- 30th Oct 2026 (7 days ago)I recently acted for the Church and the Diocese of Rochester with the sale of the existing Rectory next to Hayes Parish Church in Hayes Lane. The sale was not straightforward for a number of understandable reasons but I have to commend the excellent service and support provided by the KFH branch in Hayes, mentioning in particular Sophie and Amy. Nothing was too much trouble and this "over and above" support was critical in securing a successful sale.

From start to finish ADM’s communication was consistent and they always ensured all stakeholders needs/queries were raised (not just seller bias, but also never wavered from their commitment to the sellers which I respected. Overall, 98% of my interactions were with Ryan Cattermole, who my wife and I are very thankful for, for his role in the completion of the purchase. He exhibited stellar competence and communication throughout. He’s an amazing person to speak to through all the twists and turns. One caveat he will never fail to mention his love for Crystal Palace ;), but the service is worth it! A shoutout to Imogen too who showcased our now home twice to us and was knowledge in all the minute details of the home. He has recommended us to the best solicitors by fully understanding what we needed to feel more secure.

But to Banji especially, he was really helpful and always willing to respond to every concerns I had through the letting process from viewing till moving. On several occasions, even out of Banji’s office hours, he remained available to render an outstanding service. He used good communication, listening and negotiating skills to ensure the process went smooth, and also ensured to keep us updated up till my move-in date. I can really say he is good at what he does and I cannot be more thankful.

Overall, the experience was positive, though some of the processes and systems could be more streamlined to make it more user friendly. We are grateful to our main contact, Jack, who was excellent and professional throughout. He was friendly, responsive, and pragmatic, and really helped us navigate various versions of documents smoothly. We truly appreciated his effort and dedication.
Update- following the termination of our tenancy, we checked out on 30th Sept. Although landlord has confirmed full deposit can be returned, and agent also confirmed they will process a refund, we are still waiting for the return of the funds on 23rd Oct. There’s clearly a lack of communication and update from the staff in the head office despite emails and phone calls from us. Jack from the Sales has been great but we are disappointed at the service from the support team.
