3rd Feb 2026 (13 weeks ago)We rented a property in Chingford from 1 February 2026 through Claremont Estates. Zak and Mafiz acted as a great bridge between us, the landlord, and Goodlord. The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.

I hold them in high regard and highly recommend them. I have used other local agents for both letting and sales over the years and frankly they do not compare favourably. Theydons are my strong recommendation for both sales and property management.

Vicky was absolutely instrumental throughout the entire process. We first viewed an unbelievable opportunity down the road from our existing flat before it had even gone on the market, and she kindly allowed us to put in an offer early, which really helped get things moving quickly. From there, everything progressed at pace, and while the process wasn’t without its complexities, Vicky was always on hand and available — whether it was answering calls, keeping everyone aligned, or making sure communication never dropped. Her dedication, professionalism, and calm approach made a huge difference. I genuinely don’t think we would have managed to successfully complete both the sale and purchase without her support. I would highly recommend Abode and their fantastic team to anyone looking to buy or sell. Their knowledge of the local area and their professionalism are second to none. And a lovely bonus — they’re very dog-friendly! Every time I had an appointment, my dog was thoroughly spoiled with the best treats, which definitely earned them extra points ?????? 23rd Apr 2026 (11 days ago)As a buyer I'd had a great experience with Bairstow Eves East Ham a few years ago, so when I decided to sell the house it made sense to go back to them. It was definitely the right decision. Communication with David and Maria was very smooth and I always felt in the loop. I've never actually sold a property before, and was a bit intimidated by the idea initially, but thanks to Maria and David's efforts I was always pretty confident that it was all going to be okay. Thank you!

He was highly professional and clearly very experienced, guiding us confidently through every stage of the process. We felt completely supported throughout conveyancing, as well as helping us understand aspects of the surveys and even helping to support with our own chain. Josh kept everything on track and made the process feel extremely smooth and stress free as there were aspects we wouldn’t have been able to deal with ourselves as first time buyers. We couldn’t recommend Josh & Madison Fox enough!
30th Mar 2026 (5 weeks ago)I used Foxtons around November time to try and sell my late father's home. To be fair they are very good estate agent and actually make an effort to sell your home unfortunately after some disagreements we parted ways. They would have sold the house literally in the first week. Now im with another estate agent a much smaller firm they are ok but not as good as Foxtons. In the last few months I've researched and contacted estate agents and to be fair most of them in Walthamstow are lacklustre and not bothered, however I'd say Foxtons are the best of the bunch as they actually make an effort to get your house sold. In the next month or so will have to look for another estate agent as my contract has ended with my current estate agent. Anyhow a special thanks to Sonny (Sales Manager) he's excellent and did the best he could, if you're selling your house in Walthamstow Foxtons would be a great choice. 16th Apr 2026 (18 days ago)I lived in my flat for 8 months now and have so far experienced so many issues that their check-in report failed to identify. First day I moved in, the bathtub was clogged, there were underwear stuffed in the drawers, toilet seat cover was cracked. The heater was also broken so had to freeze through December, and they also pointed me to the wrong the electricity meter so I’ve been paying for my neighbour’s electricity. Their property manager is incompetent at best, ignoring emails/calls and just sit there watch you suffer / sort out problems by yourself. Avoid at all cost.
18th Feb 2026 (11 weeks ago)Communication overall was poor, and the final sale price ended up materially below what had been pitched and discussed at the outset. More concerning was the conduct from Yaseen, on the finance side, where agreed written terms were later disputed and the matter was escalated unnecessarily, including multiple threats of court action, before the correct position was eventually accepted after some push back. The issue was ultimately resolved, but the process fell short of the level of professionalism I would expect. I would recommend others ensure everything is clearly documented and reviewed before proceeding, if at all.

I've tried reaching out to you but you never answer left messages for Eric and Ezgi - UNPROFESSIONAL I understand you and some members where off sick but everytime I drove past your office I could see everyone in the office present and working just not answering my call or messages which makes it more unprofessional . I did CALL and try reach out to you and still no response i left whats app messages on two seperate occasions and two different people still no response so from my point of view I was certainly patient and went above and beyond to try get a response from you which never came until I left a review then the response came instantly My main purpose was to sell the property and whilst working with you I felt the only thing you wanted to do was rent my property out for short let's at rock bottom prices which I certainly said no too especially at the low ball figures you offered me( very low figures borderline disturbing) I'm glad I got my property sold with another agent I believe being honest and transparent is very important in this field which I believe in my opinion I didn't receive from you as an agent We all make mistakes if you owned the mistake and apolisged for ignoring me then we could have resolved this Instanly but to say people where sick when I could see them working in the office has certainly left me disappointed in my humble opinion
2nd Apr 2026 (5 weeks ago)Avoid this branch. I booked a lettings valuation and received multiple emails confirming the date and time, but no one showed up. When I tried to call, I was dismissed rather than helped. I will be taking my business elsewhereand I would recommend others do the same
14th Apr 2026 (20 days ago)We haven't had to go through the nightmare of moving house for over forty years but we survived the emotional roller coaster this time round thanks to Stanton Hockett. Not easy for two eighty year olds I must admit who simply want to go live near their daughter up north! We approached the move with trepidation but their approach from the outset was totally re-assuring and empathetic. Tom started the ball rolling with his no fuss approach and we then graduated to the big guns, Brad & Gavin, after they found us a young couple to buy our treasured family home. They might have been a dating agency so suited to us were our young buyers. As apparently often occurs our journey through the legal processes to exchange and completion took us between peaks of elation to valleys of frustrated despair and back again but they were there to support us when we needed it. Thank you Tom and Lewis, thank you Gavin and most of all thank you Brad for your impeccable service to us in the sales progression stage. We are on our way now and feeling a whole lot better about our future.

From beginning to end, they handled our sale with the utmost professionalism and took a lot of the stress away. Cannot fault them and would definitely recommend. Communication was excellent throughout, and any issues on any side of the chain were dealt with quickly, calmly and effectively. Moving home is often described as one of life’s most stressful experiences, but Stewart genuinely took the stress out of it for us. It was a real pleasure to work with someone so professional, proactive and reassuring — we always felt confident knowing everything was in safe hands and that Stewart had complete command over proceedings. Thank you so much for making what could have been a difficult process such a positive one.

Our particular thanks go to Svetlana in Sales and Helga our amazing Sales Progressor who communicated along the chain so we didn’t have to. We definitely couldn’t have done this without Butler and Stag.
25th Apr 2026 (9 days ago)Avoid - rude, dishonest, would not trust as either a buyer or seller Signed up in person summer 2025 as a buyer. No info sent through in months. In December sent multiple requests via Zoopla for a viewing of one of their properties. No reply. Called main office. Finally get one email to arrange viewing; I reply six times and nothing. Physically go into office March 2026 (house is still on market / unsold) and get patronised rudely by a team member - "we couldn't prioritise you as a viewer" "this is how markets work" (thanks I've bought & sold two places before). Told me they'd book me in for viewing; no follow up. It's pretty clear they overprice houses that they don't sell - this one is still on the market as of end April 26 (it was reduced a full six months ago) which was confirmed by friends who live locally "avoid them, terrible reputation". I wouldn't want to partner with such poorly organised / low integrity agents to sell my place, or want to work with them on buying somewhere.
