8th Apr 2026 (10 weeks ago)I used Lloyds to sell. When I terminated the contract due to lack of professional conduct (including changing terms of contract without prior agreement) and poor quality service, the owner of the business Patrick French would not leave me alone even 8 months after I terminated the contract. Contacting me unnecessarily to ask who had bought the properties in question despite it having nothing to do with him, helpfully pointing out that he could check land registry to find out who bought from me, threatening to take legal action for defamation if I chose to take my formal complaint to the ombudsman. I wish I'd never met this man - he has caused me no end of stress and caused major delays to me moving house and moving on with my life. Seems very amenable when you do what he wants but as soon as I stopped doing what he wanted, he wouldn't leave you alone. Luckily I found estate agents who did the job properly but only after suffering through what this man put me through for nearly a year.

7th Jun 2026 (9 days ago)I've been working with Martin & Co. for over a decade now, and I simply cannot recommend them highly enough. Throughout that time, they have been exceptional in managing my property and have consistently exceeded my expectations. They have always done an outstanding job of maximising the return on my investment, regularly securing top-end rental offers. On one occasion, when we experienced a leak from a neighbouring property, they went above and beyond to ensure that every penny we were entitled to was recovered through the insurance process. Just as importantly, they take great care in looking after the property itself. They ensure tenants treat it well, stay on top of maintenance issues, and deal with repairs promptly and professionally. Whenever problems arise, they are proactive in finding practical, cost-effective solutions rather than simply opting for the most expensive route. What I value most, however, is their honesty and integrity. Over more than ten years working together, they have never tried to push unnecessary work or expenses. Instead, they consistently provide balanced, sensible advice and look for the most effective solution. The level of trust they've earned means I can genuinely leave things in their hands without worrying. They also never shy away from hard work. Whether dealing with difficult situations, unexpected issues, or the countless details involved in property management, they tackle everything with professionalism and determination. A special mention must go to Miriam, who has been my primary point of contact for at least the last five years. She is an absolute credit to Martin & Co. — always on top of things, incredibly responsive, proactive, and a pleasure to deal with. No matter the issue, I know it will be handled quickly and thoroughly, and her communication is consistently excellent. She is also a genuinely wonderful human being (and the reason i am writing this review!) After more than a decade as a client, I can say without hesitation that Martin & Co. have made being a landlord significantly easier and less stressful. I wouldn't hesitate to recommend them to anyone looking for a trustworthy, professional, and highly effective property management team.

At all times in this protracted process, they worked hard to keep all parties on track , always responded swiftly to phone queries and emails, and offered a personal and highly professional service . 1st Jun 2026 (15 days ago)Rented a property through Johns and Co for 18 months. We were good tenants and looked after the place. They were ok during the tenancy, but now seem to be doing everything they can to make deductions from our deposit. In the weeks before moving out Johns and Co pushed an expensive end of tenancy clean on us via email. We decided to book our own professional clean from a reputable cleaning company. Several weeks after moving out we were told that parts of the clean we had instructed were not good enough and that they wanted to deduct the full cost of one of their expensive cleans from our deposit. They did not give us any opportunity to get our cleaners to re-attend and make good contentious areas. Other things they are trying to deduct: - Over £100 for "putting a sink plug back together" - £144 for a door threshold coming loose, which was marked as damaged when we moved in. I would avoid renting through John's and Co unless you are willing to risk losing a big chunk of your deposit for unreasonable things.
24th Mar 2026 (12 weeks ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off. A really personable service, and a lovely and refreshing change compared to previous agencies!

10th Mar 2026 (14 weeks ago)POOR MANAGEMENT and failure to provide Full tenancy file including the documents of All referencing documents or confirmation that none was sought Guarantor documentation or confirmation that none was sought Inspection logs or confirmation that none are available -one after 9mths-much damage to the property All compliance certificates and dates of service -failure to issue the correct and necessary documents to the tenant resulting in a void section 21 Complaints handling records - failure to respond to complaints Internal notes relating to the tenancy Copies of all communications with the tenant They redress scheme membership details - YET TO KNOW IF THEY BELONG
4th Mar 2026 (15 weeks ago)Very disappointing experience. I had an appointment booked to view a shop and had to take time off work to attend. I drove 45 minutes to the location, but when I arrived there was no one there to meet me or open the property, I contacted the office, only to be told that they had forgotten about the appointment and asked me to rearrange for another day. This was a complete waste of my time and very unprofessional. I hope they improve their communication and organisation so this doesn’t happen to others.
