It was a pleasure to be dealing with an intelligent, helpful and knowledgeab le person. My buyers benefited from Charlotte's expert guidance. Her concientious professional approach, especially monitoring solicitor's progress and ensuring any issues were swiftly resolved, made the whole process proceed smoothly.

Akbar was extremely helpful throughout the entire process and was always responsive to our questions. He was readily available, even over weekends when needed. He guided us through each step clearly and ensured everything progressed smoothly. The handover and move in process was seamless, and all the necessary formalities were handled efficiently. We really appreciated his professionalism, reliability, and support, and would highly recommend him to anyone looking for assistance in finding a property.

Ross and Katarina were both very helpful, responsive and kept us informed at every stage, which made everything much easier during what can be quite a stressful time when moving home.<br>Everything was handled professionally, and we really appreciated their support leading up to our move-in. When we arrived, we also found a lovely little welcome box with some crackers and sweets waiting for us — a simple gesture, but such a thoughtful touch that made us feel very welcome in our new home.<br>Thank you again to Ross, Katarina and the rest of the Ellis & Co team for making the process so smooth. 10th Dec 2021 (4 years ago)While the initial engagement was positive things went downhill. The listing was incorrect on some portals and the links to the virtual tour broken. This took numerous calls to get sorted. Communication back to me following viewings was poor and despite requests for statistics regarding online adverts I only received a basic summary as a one off.
13th Sep 2026 (6 days ago)RUN AWAY FROM THIS AGENCY.<br><br>My experience with Coopers of London, particularly dealing with Mr. William Delaney and Anne Hughes, was appalling. I would strongly urge prospective tenants to think twice before renting a property managed by this agency.<br><br>We experienced serious disrepair involving leaks, water damage, pest concerns, and months of disruptive construction work. Despite documenting the problems extensively with photographs, videos, and emails, communication was repeatedly confrontational and dismissive rather than constructive or professional.<br><br>We endured more than three months of building works while continuing to pay full rent, even though parts of the property — including the bathroom — were unusable. Their proposed solution? We were told to use the bathroom at a nearby gym. Workers also stole and damaged personal belongings when we were not in the property and despite raising these concerns agency deliberately chose to enter the property without our authorization.<br><br>The handling of access to the property was equally concerning. There were repeated attempts to arrange or obtain access without what I considered proper consent or reasonable coordination, causing significant stress and disruption.<br><br>One incident during COVID was particularly shocking. As an asthmatic tenant concerned about unnecessary exposure, I asked that property viewings take place while we were present and provided several alternative time slots. Rather than treating those concerns respectfully, William Delaney described my medical concerns in writing as “spurious” and proceeded with a viewing despite our objection.<br><br>Throughout the tenancy, I felt there was an extraordinary lack of accountability, empathy, and basic professionalism. Instead of feeling that serious problems with our home were being addressed, we repeatedly found ourselves having to document issues, chase responses, and defend perfectly reasonable concerns.<br><br>This was, without question, the worst experience I have ever had with a property agency.<br><br>I cannot recommend Coopers of London under any circumstances. If you value respectful communication, proper handling of maintenance problems, and a professional relationship with the people managing your home, my advice is simple: RUN AWAY and find another agency.
9th Jul 2026 (10 weeks ago)This is a factual account of our stay at 298 Gray’s Inn Road (Flat B), managed by Carter Reeves, on 08/07/2026.<br><br>During our stay, we discovered an active, deep-seated bed bug infestation across all three bedrooms. We have concrete video and photographic evidence of multiple live adult bed bugs on the bedding and live nymphs crawling on the walls. The presence of multiple life stages across every single bedroom indicates a severe, long-term infestation that could only occur through a complete failure of basic preventative maintenance.<br><br>The property advertises that guests have access to 24/7 contact support during their stay. However, when we discovered the infestation and called the emergency number at 2:00 AM, we were texted back and told to text our issue instead. The moment we replied and informed them of the live bed bug infestation, they completely ignored all further communication.<br><br>Because management abandoned their advertised 24/7 support obligations, I was forced to evacuate the apartment with my children at 2:00 AM, leaving us stranded in central London in the middle of the night with nowhere to go.<br><br>Since our stay, we have been made aware of at least three specific, previous complaints regarding bed bugs at this exact property that were raised directly with management. Every single one of these prior warnings was completely ignored, showing a calculated pattern of negligence. Carter Reeves has willfully disregarded documented guest complaints, choosing to continue renting out a biologically hazardous property to unsuspecting families.<br><br>A review of historical feedback reveals that multiple previous guests have explicitly warned this management team about bed bug issues at this address. Carter Reeves has willfully ignored these public complaints, choosing to continue renting out a biologically hazardous property.<br>This matter has been officially escalated to Camden Council’s Environmental Health department with our full evidence pack for formal statutory investigation and enforcement action. Booking.com has also been notified of the severe safety breach. Avoid this property at all costs.

All staff have technical , sales and legal knowledge and are just always “ on it “ , they always know the current situation and the next step , always think ahead for the Client. Achieved asking price in record time. It was a real pleasure with the very best result.

7th Sep 2026 (12 days ago)Extremely poor experience dealing with Hilton Estates.<br><br>Construction works at a neighbouring property resulted in roof tiles and building debris being left in the shared alleyway, which damaged my Ethernet cable and left my internet connection to my outhouse/office unusable.<br><br>I repeatedly contacted Hilton Estates about the issue and was repeatedly told that it would be dealt with. I was also told that a skip would be arranged to clear the debris. It ultimately took approximately one month for the alleyway to be cleared.<br><br>In the meantime, I had to take matters into my own hands and arrange the necessary repair to my damaged network connection. I have now paid £450 for the repair and installation work myself, as well as £96.95 for replacement equipment and materials, bringing my total costs to £546.95.<br><br>I have provided the relevant invoices, receipts and supporting evidence, yet despite the repair now being completed, I still have not received payment or clear confirmation that the £546.95 will be reimbursed.<br><br>There was also a telephone conversation in which reimbursement of the repair costs was discussed, which I have retained for my records.<br><br>While I acknowledge that the alleyway has now finally been cleared, taking approximately a month to resolve the issue and the continued failure to resolve the outstanding reimbursement are extremely disappointing.<br><br>The communication and handling of this matter have been poor throughout. I would strongly recommend keeping detailed records, photographs, invoices and written confirmation of any commitments when dealing with this company.

Koyer, our agent contact was exceptional in helping us. He was available for calls/messages/queries and always got back within the hour. The agency handled all rental/ referencing documents really well and followed up where necessary. Definitely recommend the agency to anyone looking for houses in London!

In a challenging market, Eli got us a good price for the house (when other agents had been quite negative in this regard). He worked hard to smooth over the inevitable issues that came up and we felt that first and foremost that he had our best interests at heart. We can wholeheartedly recommend Eli G Estates.
