15th Dec 2025 (20 weeks ago)We rented a flat in Greenwich via Daniel Watney for the past year and a half, before we relocated to the other side of London. I would not hesitate to rent from them again. The team were friendly and attentive, and the few repairs we needed during our time there were fixed very quickly. The end of tenancy process was smooth. They let us break out of our tenancy 3 weeks early, and we received our full deposit back too. Would recommend them!

From start to finish, the service was exceptional, and the sale of my flat was handled with professionalism, care, and genuine commitment. A special mention has to go to Nick, who truly went above and beyond at every stage of the process. He was proactive, responsive, and always willing to take the time to explain things clearly and keep me updated. Nothing ever felt like too much trouble, and his dedication made what can often be a stressful experience feel smooth and reassuring.

Renewal of my tenancy was handled quickly and professionally by my agent James. He was of course motivated to act in the best interests of the seller, but he was professional, polite, detail oriented and diligent in dealing with our questions and concerns in a timely manner. He’s a good communicator. Our solicitor was not. He was able to reassure, educate and guide us through the unfamiliar process. He was always helpful and diplomatic which we much appreciated in the high stress of buying a home.
20th Mar 2026 (7 weeks ago)This is a horrible letting agency. They took all of our deposit, the entire two month deposit. £2500 gone. They WILL exploit you. They will take your money. I even paid close to £300 on the professional cleaning service that this good for nothing agency suggested. We paid all of our rents on time, all bills on time. Kept the property like we were living in our own home. If you are unfortunate enough to have to take a house with them i suggest you do not engage with agent called LUKE PEGG. if you are hearing from this man they will be taking your money. I hope this agency goes out of business. No one reads comments but if you are reading this AVOID SAMUEL ESTATE AND LUKE PEGG. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

What stands out most is their maintenance management; any time we had an issue in the apartment, they quickly sent contractors to handle repairs. They have also been very flexible with our needs over the years. A truly professional team.

They truly went the extra mile to ensure I felt confident and secure in finding the right tenant—someone who would genuinely love and take care of my home. Throughout the entire process, they have been extremely communicative and efficient. Delivering great service and depth of knowledge. Overall, I feel secure, well looked after, respected and listened to. I couldn’t recommend them more highly.

6th May 2026 (1 day ago)The process has been remarkably quick and efficient from receiving the Get Agent information on the 3-5 top performing local estate agents, to selecting our Personal Estate agent who has excellent knowledge of the local environment and current sales values. She supported our presentation of the home and her pre-publicity and social media "video teasers" were a highly useful marketing tool. We had received an offer before going to market due to her knowledge of local buyers. We did however wait to open market and have had an offer within 10days!
17th Apr 2026 (20 days ago)Settle have been great, they felt very local & there was no bullshit. Great with advice etc, special shout out to Katelyn the Sales Progressor, who was excellent from start to finish. Highly recommend them to anyway. Everyone in the team was lovely and easy to deal with.

1st May 2026 (6 days ago)This company is highly unprofessional and unreliable. Communication is extremely poor — emails and calls are often ignored, and urgent issues are not properly handled. During the tenancy, multiple problems were left unresolved, making the living experience stressful and frustrating. At the end, they charged unreasonable fees without clear evidence or justification. Please do not trust the positive reviews on Google Maps. I strongly suspect this company is inflating its rating with fake reviews????????????????????????? Overall, I would strongly advise others to avoid renting through this agency.

It was long & tedious, to say the least, but the team always kept us going, even when we felt that everything was in danger of falling apart. Special shout out to Elliot, for all his much-appreciated updates; these genuinely kept us afloat for months on end. The congratulatory hamper we received from the company upon completion, was the absolute icing on the cake!
