This is the third transaction I’ve completed with them, and I genuinely couldn’t be happier. From the outset, their advice on the selling price was spot on, which gave me real confidence in the process. Despite a challenging market, they generated a strong level of interest and kept me well informed throughout with clear weekly reports. Most importantly, a buyer was secured relatively quickly, and from that point on the sale was handled efficiently and professionally right through to completion. I wouldn’t hesitate to recommend them.

5th Mar 2026 (17 days ago)Unprofessional. AVOID at all costs!!! I had a deeply upsetting experience with this agency, I can’t give it a zero, so I will give it a one. After a failed application, they attempted to unlawfully withhold my holding deposit of over £400 by misrepresenting the Tenant Fees Act 2019 and making factually incorrect claims about my guarantor’s residency status. As a foreign person living in the UK, I felt targeted by their intimidation tactics. Kier Hawkins was incredibly rude on the phone, he screamed at me and treated me like I was "dumb" for asking legitimate questions about my application and deposit. It felt like they were banking on me not knowing the local laws. It was only after I formally involved The Property Ombudsman in my emails that the Director finally agreed to a refund. Even then, the final correspondence from the office, including the director, was spiteful and unprofessional. They don’t care about tenants rights. If you are from any international background, please be very careful with this branch. They use bullying and misinformation to try and keep your money. Document everything and know your rights!

15th Aug 2025 (7 mo. ago)By far the worst agency I have ever rented from. Was left with a leaking ceiling in my bedroom for several months with minor support from the carter and reeves and they continuously choose to ghost us instead of dealing with issues. When they did book repairs in we would usually have less than 12 hours notice, and received significant attitude and rude comments if we weren’t available with less than 12 hours notice. The only way they would fix things is if we threatened to get external support or not pay rent. I suggest staying very far away as renting from them will severely impact your mental health. Michael especially was inaccessible and barely answered when we reached out. I suggest not renting from them if you want to maintain your sanity.

15th Dec 2025 (14 weeks ago)We rented a flat in Greenwich via Daniel Watney for the past year and a half, before we relocated to the other side of London. I would not hesitate to rent from them again. The team were friendly and attentive, and the few repairs we needed during our time there were fixed very quickly. The end of tenancy process was smooth. They let us break out of our tenancy 3 weeks early, and we received our full deposit back too. Would recommend them!

From start to finish, the service was exceptional, and the sale of my flat was handled with professionalism, care, and genuine commitment. A special mention has to go to Nick, who truly went above and beyond at every stage of the process. He was proactive, responsive, and always willing to take the time to explain things clearly and keep me updated. Nothing ever felt like too much trouble, and his dedication made what can often be a stressful experience feel smooth and reassuring.

Renewal of my tenancy was handled quickly and professionally by my agent James. He was of course motivated to act in the best interests of the seller, but he was professional, polite, detail oriented and diligent in dealing with our questions and concerns in a timely manner. He’s a good communicator. Our solicitor was not. He was able to reassure, educate and guide us through the unfamiliar process. He was always helpful and diplomatic which we much appreciated in the high stress of buying a home.

We met with a number of estate agents but immediately could tell that something was different, more honest and personal when first meeting Paul. They also had comforting evidence of selling properties fast within the area. We experienced great communication throughout the process and this personal approach really helped negotiate and seek alternative options when a few unforeseen circumstances arose up and down the chain, keeping everyone calm and then pushing when they needed to. We’d definitely recommend the team at Samuel Estates to anyone in Streatham/Norbury and surrounding areas that they cover.- 8th Feb 2022 (4 years ago)Amazing agency, in particular Mr. Giancarlo. 6th Mar 2026 (16 days ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

What stands out most is their maintenance management; any time we had an issue in the apartment, they quickly sent contractors to handle repairs. They have also been very flexible with our needs over the years. A truly professional team.

Aside from the online referencing system (which didn’t seem to recognise my ability to pay rent as a self employed person in London - “computer says no”) - the process was very smooth and Dean was great to deal with.
