28th Jul 2022 (3 years ago)Very sadly, I entrusted Michael Bennett of BestGapp with the letting of my property. A security key was given to an un-Named tenant whose background had never been properly checked, and who appears to have lived at my property in addition to the Named tenant. I discovered my property was seriously dilapidated after only 3mths when I initiated the Q1 inspection that Michael had failed to. After refusing to either act in or represent my interests at all, I was obliged to fire BestGapp. Tenant left, but - yet again in breach of the AST and apparently on the advice of Michael - failed to professionally clean the property, having also taken belongings of the property. BestGapp have held a lien over the deposit that I paid them to register at the DPS against my property and have refused to allow the DPS to adjudicate, which I believe to be illegal (criminal). A hugely stressful, distressing and time-consuming experience that BestGapp have ensured through their adversarial conduct cannot be resolved amicably. The damage to my property exceeds the net rent achieved by BestGapp by a factor of 2-3x. Unregulated (until proven otherwise) Cowboys! Myself and my property were placed at virtually unlimited Risk through my misplaced Trust in BestGapp. I am also pending an explanation of why I was billed a rate >30% higher than that charged by the high-end cleaners used by The Grosvenor Estate for the pre-check-In Cleaning of my property by a small firm I had never heard of, especially when my property had been left in immaculate (mostly brand new) condition in the first place. In this context, highly suspicious!!
23rd Jan 2025 (1 year ago)Having rented a flat in Kensington with Thackerays for 2+ years, I can testify of their utter unprofessional conduct - regular email nagging, rude staff, lack of financial transparency, and to top it all they removed the terrace, with all my furniture on it, while I was away, without any notice of access or changes. Best agents to avoid.
17th Feb 2023 (3 years ago)Urtopia are the best estate agents I’ve ever dealt with. From our initial viewing to signing the contract, moving in and finally getting back our full deposit, they provided a stellar service. The few times we needed something fixed in the flat Urtopia dealt with it swiftly and everything was dealt with in less than 24 hours. I absolutely recommend Urtopia!

Have been with them for 6 years and they’re friendly, helpful, reliable, always prompt with any assistance (even during holiday periods), and they’re very transparent and honest, and really understand the market.
23rd Apr 2021 (4 years ago)Rented through Anthony Garfield for a few years. There were no disasters but I couldn't recommend them. Pros: they fixed most issues promptly and we got our deposit back. Cons: they weren't professional when it came to inventories and tenancy agreements. Customer service was normally either defensive or combative. You got the impression that they just see tenants as an inconvenience involved in collecting their commission.

20th Oct 2025 (24 weeks ago)Used Ashtons as was a prospective buyer of a property they marketed. Not so many issues with the office but the sales progression team were always quite slow to respond and could never get through to the assigned person to my case. Additionally used ashtons to sell my property and I feel compelled to share my deeply disappointing experience. The problems began immediately. The agency provided an initial valuation to secure our business in July, only to suggest a £25,000 price reduction after just one week, admitting there was no interest. Despite agreeing to the reduction, it did not correlate to an increase in activity which would lead to questions around marketing and resource as Ashtons list a lot of properties. By September, they had only managed to secure two viewings. We received absolutely no feedback from either of these viewings, despite requesting it, leaving us completely in the dark. Lastly thier fees are quite opaque and if youre new to selling read through everything very carefully. In the non flex fees there are baked in withdrawal fees that ensure ashtons get paid regardless if they sell or not. Which gives them little incentive to really push your property in my opinion. The alternative is you pay money up front to them to sell your property which is preposterous. Fundamentally all the agents use rightmove to market your property and that's where most people go to find houses. In summary: an inaccurate valuation, negligible effort, a complete lack of communication, and a devious fee structure designed to charge you even when they fail to perform.

Then they let themselves down and me, if anyone wanted to view they told them drive past and if you like it make an appointment, since when do people buy house by driving by. No feed back at all I think good opertunities were squandered a lazy team.
18th Nov 2023 (2 years ago)Rented a property with Walton Residential for over 2 years (after being a flat renter in London for close to 15!) and had a pleasant experience with the whole process (thank you so much Pat!) : all interactions were very respectful and empathic, issues within the flat during the tenancy were dealt with very efficiently, the exit process was run very fairly too. To be clear to landlords, I am NOT saying Walton was lenient to us, tenants - among others, there was quite some negotiating involved or we've seen our tenancy conditions on renewal adjusted to reflect the market conditions at the time. But everything was done with a personal, fair and sensible approach., which was very appreciated

We have just handed our flat back after 4 years and from the first to the last interaction Vicky made things straightforward. The contractual process was easy and fair and any repair issues were always dealt with promptly. An easy recommendation.

20th Jun 2024 (1 year ago)Recommend SO sales by Pocket Living as they are supposed to specialise in resale of this type of property. 1. There is no strategy to the sale of these properties which can be tough in any market. Little help with pricing / reduction. It will all be self driven. 2. Lack of communication from the estate agent who operated like this role was a side hustle. Very hard to get a hold of him and mostly communicated via emails. 3. Lack of push to move things both buyer/seller side. Made the prices slow and messy. 4. General lack of ownership and help. Made the process even more stressful. 5. His focus is doing the bare min and shifting responsibility Would not recommend at all. I would pay the extra fees than be blinded by their cheaper fees. They are cheap for a reason.
