11th Apr 2025 (1 year ago)Our property was valued too high and went out to their database too high even though we questioned it. When it went online it was missing filters, so wasn’t pulling through with garden (which wasn’t spotted for 3 weeks) and went on as a terrace not a semi-detached. Both detrimental to getting the right viewings. Selling points about our property didn’t seem to be passed on to the people showing the property, and it was not always the same person viewing. I sent a pdf over so that agents could use this to sell the property (off my own back) with information like - new boiler & boiler location, new flooring etc.. it was never used (I was waiting outside for the last viewing we did with them and was asked where the boiler was! lol) Once the wrong key was brought so they couldn’t get in.

Janelle, who handled my case, was extremely helpful, professional, and responsive throughout the entire process. Moving to a new city can be quite stressful, but she made everything feel smooth and well-organised. She was always available to answer my questions and guided me clearly through each step, from arranging viewings to finalising the tenancy. I particularly appreciated her efficiency and clear communication, which made securing the property much easier during a busy relocation period. They somehow manage to be human, friendly and highly professional all at once! Their advice is thoughtful and measured, and has been invaluable to me over the last ten years of them managing one of my rental properties. They respond quickly, are highly knowledgeable and never let anything drop. They are so close tuned in to the local market that they are really the only agent to use in this area

22nd Apr 2026 (12 days ago)Our experience with this estate agency has been extremely disappointing and, regrettably, one of the poorest we have been through. Communication throughout the process was notably inadequate. My husband made several attempts to obtain updates via email, but responses were rarely provided unless he followed up with phone calls, which is not an acceptable standard of service. Despite submitting all requested documentation promptly, the requirements appeared to change repeatedly—particularly concerning the filing history of the company my husband works for. This was both confusing and, in our view, irrelevant, as it has no bearing on his employment status, especially given that he is a property manager himself. The reasoning then changed to him not working long enough when it was clear with employment contract he had been offered full time work. It became increasingly apparent that there was a lack of genuine intent to proceed with our application. We were initially assisted by a helpful representative, Nicole; however, our case was later handled by Jasmine without any formal handover or communication acknowledging the change. This added to the overall lack of transparency. Furthermore, attempts to contact the Lettings Manager were unsuccessful, as our emails went unanswered, reflecting a concerning lack of engagement at a senior level. We have since escalated this matter internally and sought legal advice, which indicated that declining a reference based on a company’s filing history is not a valid or justifiable reason. This raises serious concerns about the fairness and integrity of the process. It is difficult not to conclude that the property may have been offered elsewhere under more favourable financial terms, with alternative reasons given to justify the decision. We strongly advise others to exercise caution when dealing with this agency. Supporting documentation is available as evidence of our experience.- 5th Nov 2025 (5 mo. ago)Super helpful and responsive throughout the whole letting process. I would highly recommend working with KFH to look for rentals in Clapham, specifically Annabel Edwards, who made the process as seamless as possible.
