9th Mar 2026 (11 weeks ago)I would strongly advise against using this agency. We had an offer accepted by a landlord and were sent the contract and all payment details late Friday afternoon. Interestingly, they don’t take holding deposits (claiming they "don't operate that way"), yet they expected us to sign and transfer a very large sum of money immediately without having our questions answered. By Monday morning, we had cleared all queries, completed references, and signed the contract. After being told to wait for the landlord's "green light" for several hours while we were ready to pay, we were suddenly told the landlord had accepted another identical offer. The excuse given was that the "market is competitive," which is a poor cover for unprofessionalism. They wasted our time, energy, and personal data. Avoid if you want a transparent or reliable process.

Aside from residential surveys/building regs advice, they have let & managed my property over the years (very successfully), & in addition, I have bought & also recently sold through them. As a client, you are guaranteed to receive professional, honest, prompt & courteous advice at all times. The fact W&T have been in business in Kensal Rise for nearly 100 years, speaks volumes in itself, they are the definition of ‘consummate professionals’! 16th May 2026 (8 days ago)RUN AWAY from this agency. I had a deeply disappointing experience dealing with Mr. William Delaney, Anne Hughes, and Coopers of London during a serious disrepair issue involving leaks, water damage, lack of hot water, and pest concerns. Communication was consistently confrontational, dismissive, and completely lacking professionalism. Rather than addressing urgent tenant concerns constructively, Mr. Delaney repeatedly minimized issues and adopted a hostile tone in written correspondence. We documented everything carefully with photographs, videos, and emails, which were later escalated. Instead of resolving the issues, the agency argued technicalities and unreasonable terms. We endured over 3 months of disruptive construction works while still being charged full rent, despite parts of the property — including the bathroom — being unusable. We were simply told to use a nearby gym bathroom, which was unacceptable. There were also repeated access attempts without proper consent or coordination, creating significant stress and disruption. During COVID, as an asthmatic tenant trying to avoid unnecessary exposure, I requested viewings take place in our presence and provided multiple alternative time slots. Instead of handling this respectfully, William insulted us and my medical concerns were qualified as “spurious.” He went ahead to the viewing without our consent. As tenants, we remained cooperative and repeatedly tried to accommodate access and repairs. Unfortunately, this was by far the worst experience I have ever had with a property agency, and I would strongly discourage anyone from renting through Coopers of London. Both were so friendly and accommodating through the process, and my husband and I genuinely appreciate their efforts and expertise. It made an otherwise stressful undertaking that much less daunting, and we won't forget their kindness.
24th Feb 2026 (13 weeks ago)I chose Simple Estate Agents to sell my property (Halsway, Hayes) and had an exceptional experience. From finding buyers/offers to managing the sales process Prablin and Harkiran were great. This sale should have been straightforward, but it turned into almost a year-long process due to a previous buyer choosing to mess us around at the last minute. Through all of it, Prablin and Harkiran continued to support and the communication was constant and supportive. Even when i got frustrated with delays (not from Simple's side) both Prablin and Harkiran were patient and did their best always to get updates and chase They stepped in wherever things were stuck and did everything possible to push the deal forward. A special thanks from me to them both. It was quite a journey but they were amazing throughout. Would highly recommend Simple!
13th Jan 2022 (4 years ago)I decided to sell my flat with Hamptons in Teddington. They over valed my property it’s a second home , I reduced it dramatically and the offers came in . Having finally agreed a good offer I asked them to do sufficient investigation into their funds to buy and the level of borrowing. They were hopeless on this and after a month into solicitors etc . My fears came through and my sale fell through. I then put it up for rental and it was gone in three days even though I am very specific about my tenant profile . They even paid me 6 months up. front as I had two other parties prepared to do the same . My property is in A list location and premium.

24th Jun 2025 (11 mo. ago)"Unprofessional and Costly – Misguided Sellers and Left Buyers Out of Pocket" Review: Terrible experience. After months of progressing toward exchange, the estate agent allowed the sellers to pull out at the very last minute, leaving us with thousands of pounds in losses on legal fees, surveys, and wasted time. Throughout the process, the agency showed poor communication, misleading updates, and a total lack of responsibility in managing the sale properly. Either they couldn’t control the process, or they didn’t care enough to do so. A word of warning to potential sellers—if you’re considering using this agent, be very cautious. Based on our experience, they gave the sellers poor advice, encouraged unprofessional behaviour, and jeopardised the entire transaction. If you want serious buyers to trust your sale, choose a professional agent who won’t let it fall apart at the last minute. Would not recommend to anyone—buyers or sellers.

Dealing with him solely at the start of the transaction really helped us with our search, because he got to know us and what we did/didn’t like in a property so we weren’t wasting time looking at properties we wouldn’t have liked, or wouldn’t have been right for us. He’s been there to assist us on his non-working days too, which we also appreciate, because he was aware how restricted we were with time. He’s really accommodated us in the process. He always made us feel like it’s not an inconvenience to contact him and he’s always there to help, even if he’s not known the answer, he’s happily investigated it for us to achieve the outcome we are after. James has been very helpful, his knowledge of the area is also a great help and not something you can buy! 30th Jan 2026 (16 weeks ago)A truly first class experience.; this office has restored my faith in estate agents. The team at the Ham office are always friendly and professional. Our sale has been difficult for a variety of unforseen reasons but Wendy has led us through it with determination, along with great communication. She has kept both sides fully informed right from the beginning and ensured a good outcome through sheer hard work. I would derfinitely recommend Gibson Lane for buying or selling a property.

I told Manjit that I wanted to market my house fir interested developers as my house was a corner plot and had potential to build on to make a couple of apartments on it. Manjit got me the buyer’s I wanted, although it did take a bit of time due to planning permission etc. we got there in the end and I got the asking price I wanted. I am very pleased with the overall experience and would recommend anyone to give Martin & Co a chance to market their property to achieve their asking price. Good work Manjit and your team.

He has been involved from the outset, when he first showed us the flat, and has remained consistently engaged throughout, always included in communications and clearly overseeing matters with care and attention. The flat itself has also been excellent, which has made the whole experience all the more positive. Now, two years on, we’ve just completed an inspection with Mas, which was handled in a professional yet relaxed and friendly manner. It made what can sometimes be an uncomfortable process feel straightforward and at ease. It was also striking that he remembered small personal details about us, from meeting family members to our hobbies, something that is quite rare and much appreciated. He has always been flexible with timings and accommodating of our work schedules, which made a real difference. The wider team have also been excellent, responsive, professional, and knowledgeable. Overall, the experience has been smooth and stress free, and we would highly recommend them.

Our first buyer pulled out just before we were due to exchange, Hetti managed to find us a new buyer within 2 days of being back on the market! Both Hetti and Lee have been super attentive throughout the process and have been quick to communicate with us. We could not be happier we chose them and that we will soon be moving into our dream home.
