3rd Feb 2026 (7 mo. ago)We rented a property in Chingford from 1 February 2026 through Claremont Estates. Zak and Mafiz acted as a great bridge between us, the landlord, and Goodlord. The entire end-to-end process was smooth, efficient, and well explained step by step. The property was professionally cleaned and met a high standard. Everything was handled properly, and we are very satisfied with the experience.
6th Sep 2026 (16 days ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

4th Sep 2026 (18 days ago)I don't have any strong feelings about Stirling Ackroyd on the whole, but Terri's great. I lived in a Stirling Ackroyd property for 18 months, and on the few occasions a problem arose, I knew I could reach out to Terri and she would handle it, without the need for silly online forms, portals or waiting on hold for hours. End of tenancy was wrapped up by her within a few weeks - substantially less painful than any end of tenancy I've previously had.

Devon and his team were fantastic with their targeted marketing, which secured us a quick sale, in a difficult sellers market.<br>The whole team were approachable, and when asked for feedback, it came back in a timely manner.<br>Having a named person within the team, Yes you...Maeve!, chasing up with conveyancers and solicitors, really helped bring the sale to completion on time! Thank you, to all involved. Much appreciated! Lee-Ann

Rashid the Agent who showed me the flat (and about 50 other people!!) was courteous, provided lots of information and transparent about the quirks and what the landlord was looking for. After my offer was accepted - Dimension continued to keep strong communication and was patient with all of questions.
28th Aug 2026 (25 days ago)I have recently moved out of a flat managed by Elms, but wanted to leave a review to flag the great experience I had with them. My point of contact throughout was Nasim, he was always very responsive to any issues I had, making sure they were quickly dealt with. A massive difference from other agencies I’ve had to work with as a tenant in the past.<br><br>Nasim also helped to quickly get me rehoused after an issue in another flat I had been renting, finding me an available property within a day of being told I’d have to move out. Couldn’t recommend them highly enough if you’re looking for professional, responsive, and friendly letting agents.
7th Sep 2026 (15 days ago)AWFUL experience. If I could give Portico 0 starts I would, I truly could not recommend them less. The lack of communication was the first and most prevalent issue throughout our Tennancy (which was cut short due to a hazardous mould issue which was flagged many times before and during the Tennancy). My flatmate and I spent hours and hours of our time trying to draw attention to and rectify the multiple issues with the property, some more serious than others, on many occasions we were ignored and on some occasions the portico employees were actually very rude. I will not name names but a lady in the Highbury office in particular. The ordeal with portico cost us a great deal financially but also in terms of stress, not to mention the health implications of living in a damp flat for 5+ months during the height of winter, in an uninsulated room, where the radiator fell off the wall and the heating did not work initially. I don’t ever leave bad reviews but I seriously believe people should avoid this service. Would not wish it upon others, particularly when you are overpaying for a property and working hard to do so!<br>The issues were never ending , and I was constantly in awe of the audacity of Portico to try and charge us for various things that we flagged as issues many times to<br>them and were not our fault. If you have the misfortune of using Portico, I reccomend you keep a record of your engagement with them.<br>Other problems included a gas leak for the first four months of the tenancy, the flat not being cleaned before our arrival, marks all over the place, broken kitchen appliances and shelves, the list goes on.<br>I hope portico work to improve their service and treatment of their clients.<br>Please note the is experience was between August 2024 and March 2025
10th Sep 2026 (12 days ago)My partner and I have had a nightmare with this estate agents. From the second we were accepted on our flat everything has gone very wrong. Mehmet and Reg are virtually impossible to get hold of and once you do get hold of them they don’t deal with the problem for days/weeks. We went to move into our property and found the flat completely filthy depsite them saying theres been a deep clean. We also have now discovered our carpet is infested with moths and had a they had put another peice of carpet over the top to cover it up. The landlords are completely innocent in this and is all down to poor organisation, communication and management from reg and mehmet . Would not recommend this company.

He is an excellent agent who managed to arrange everything for my flat rental in the shortest possible time. Despite it being a day off, he was incredibly attentive to my needs, understanding the urgency of the situation, and ensuring a smooth process from start to finish. His professionalism, respectful approach, and efficiency made all the difference. I highly appreciate his dedication and would absolutely recommend him to anyone looking for a reliable and committed agent.

Although I ended up finding a property through another route, Thomas’s dedication stood out. Unlike other agents I’ve had to constantly chase for updates, Thomas was incredibly proactive, he even called me while he was out in Canary Wharf just to check in and help with my search. When I told him I had finally found an apartment, he was genuinely happy for me. It’s rare to find an agent so willing to help.

Nick was available to speak anytime, provided excellent and honest feedback after every viewing and made you feel they had your best interest at heart. Once an offer was made and accepted, the purchase process was handled very efficiently and I was kept updated at every step. Overall, a refreshingly satisfactory experience.

He consistently went above and beyond to make sure we understood the process, answered all of our questions, and kept everything moving smoothly.<br><br>As first time buyers, my wife and I were understandably nervous about the whole process.
