2nd Apr 2026 (5 weeks ago)(2-April-2026 update) I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional. The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service. ------------------------------------------------------------------------------ To future tenants, I wish you good luck and all the best coz you really needed it. People here just don't give a sh*t and don't care about delivering what they have promised. 1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving? 2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water! There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them. **When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response. PS. I will keep updating my frustrated experiences that I encounter with them.

He has made himself fully available, is a wealth of knowledge and has been incredibly patient in explaining the process. He has gone above and beyond, He has stayed after hours to accompany us for various viewings to ensure our confidence it was the perfect flat for us. Which he had identified for us the moment I walked through the door! I highly recommend Zaylin in the Clerkenwell office.

He takes proactive actions, goes above and beyond in dealing with all queries and instructions. He is brilliant in communicating updates promptly. Also kudos to Kier and all the team members in the branch for all their continued professionalism and hard work. Not forgetting Andy James who also deserves a massive credit for managing a brilliant team in the background. Unlike many agents who delegate once an offer is accepted, Aaron personally handled every single stage of my sale. He liaised directly with both solicitors, resolved issues before they became problems and kept the entire process moving with professionalism and calm efficiency. What truly sets him apart is his transparency, integrity and speed. He always got back to me quickly, communicated clearly and made sure I understood exactly what was happening at each step. His involvement removed so much stress and ensured the sale progressed smoothly and without delays. Aaron is the rare kind of estate agent who genuinely cares about his clients and takes full ownership of the process. 15th Aug 2025 (8 mo. ago)By far the worst agency I have ever rented from. Was left with a leaking ceiling in my bedroom for several months with minor support from the carter and reeves and they continuously choose to ghost us instead of dealing with issues. When they did book repairs in we would usually have less than 12 hours notice, and received significant attitude and rude comments if we weren’t available with less than 12 hours notice. The only way they would fix things is if we threatened to get external support or not pay rent. I suggest staying very far away as renting from them will severely impact your mental health. Michael especially was inaccessible and barely answered when we reached out. I suggest not renting from them if you want to maintain your sanity.

We appreciate so much what Ruby, Jason and the team at JTM did for us. Thank you for helping us buy our first home. We would recommend JTM homes & use them again ??
15th Dec 2025 (20 weeks ago)We rented a flat in Greenwich via Daniel Watney for the past year and a half, before we relocated to the other side of London. I would not hesitate to rent from them again. The team were friendly and attentive, and the few repairs we needed during our time there were fixed very quickly. The end of tenancy process was smooth. They let us break out of our tenancy 3 weeks early, and we received our full deposit back too. Would recommend them!

20th Mar 2026 (7 weeks ago)This is a horrible letting agency. They took all of our deposit, the entire two month deposit. £2500 gone. They WILL exploit you. They will take your money. I even paid close to £300 on the professional cleaning service that this good for nothing agency suggested. We paid all of our rents on time, all bills on time. Kept the property like we were living in our own home. If you are unfortunate enough to have to take a house with them i suggest you do not engage with agent called LUKE PEGG. if you are hearing from this man they will be taking your money. I hope this agency goes out of business. No one reads comments but if you are reading this AVOID SAMUEL ESTATE AND LUKE PEGG. Scam, exploitative, unprofessional.

6th Mar 2026 (9 weeks ago)So glad I didn’t end up renting with this company after my extremely poor experience and seeing these reviews online. Communication was terrible, arrived at the my pre-booked appointment after calling the office 4 times to get more information about the location. Was told to come back the next day to see two properties which were on for £300pcm more than the one I originally requested, both of which thy stated ‘we currently have multiple offers on both’. Overhyped and overrated, this is all that is wrong with the property market in London. Don’t waste your time.

Their team have always been friendly and helpful whenever we've had queries with the flat, and always been on hand when repairs have been needed. Their communation is promt and clear, welcoming and approachable, and the two property managers we have been liaising with recognise us whenever we've needed to stop by for some admin or to drop papers off.
