3rd Oct 2026 (30 days ago)Avoid - unprofessional and deceptive pressure tactics.<br><br>Very unpleasant experience with James Gough. Relieved we pulled out at an early stage, especially as first time buyers. We got the distinct impression that we could be taken advantage of.<br><br>We found a nice house which met our requirements earlier this year.<br><br>We made an original starting offer by email of £565k with a valid AIP in writing. Unfortunately, James refused to pass this on to the seller, stating that unless we had it backed by a mortgage broker he would not show it to the seller (he later denied this, and tried to claim that he did actually pass it on).<br><br>We then received a phone call a few days later asking us to increase the offer, as there was another higher offer on the table. James then asked to speak to our mortgage broker to confirm with them directly that we could afford our new higher offer of £585k. This all felt particularly rushed and we were certainly put under pressure to get a solicitor instructed.<br><br>We took a bit of time to reflect, then decided that we would reduce our offer, as we made a pressured decision that was beyond our budget. James called me aggressively claiming that he did us a massive favour and worked very hard to secure the house, as there was another offer exceeding £600k which had been accepted.<br><br>We stood our ground.<br><br>Turns out the house sold for £570k after all.<br><br>Stick to your guns, know your rights.<br><br>If you make an offer, they are legally bound to present it to the seller in writing, remember that (mortgage broker or not).

10th Jun 2026 (21 weeks ago)Our experience with HomeLink has been extremely negative.<br><br>We returned the keys on 14 May 2026 and recorded a video at the time of handover as evidence. Despite this, we were later told that the keys had only been returned on 2 June 2026. We have evidence showing otherwise.<br><br>When we rented the property, we were informed by Zach that there were no damp or mould issues. However, during our tenancy we experienced significant damp, mould and moisture problems throughout the property, particularly during the winter months. My wife and child developed asthma-related health problems, and we have supporting medical evidence.<br><br>We moved out on 30 April 2026 and were preparing to move into another property. During this process, HomeLink provided a negative reference, stating that rent payments had been late. We had already informed them in writing that my salary payment date had changed and requested that the payment date be adjusted accordingly. Despite this, the issue was not resolved.<br><br>HomeLink has withheld our £2,015 deposit and has attempted to charge rent for a period when we were no longer living in the property. We have written communications showing that we informed the agency in advance about leaving the property.<br><br>We feel that we were treated unfairly throughout this process. We have retained emails, messages, video recordings and other evidence and have started legal proceedings regarding these matters.<br><br>Potential tenants should carefully document all communications and thoroughly inspect any property for damp and mould issues before signing a tenancy agreement.

4th Aug 2026 (13 weeks ago)I would highly recommend David Astbury's from the first point of contact during the valuation, the professionalism commenced. We were provided with information about our property in advance of marketing that other estate agents did not provide and they did not overvalue our property to raise unrealistic expectations. Our sale in the end was very complex, but March in particular who supported us up to final sale completion, was amazing and did her best to support us during some very challenging times. Other members of the team were also supportive, as and when needed.
