5th Oct 2026 (28 days ago)Would give them 0 stars if I could, don't waste your time with these fools. Chris is by far the most idiotic and incompetent letting agent i've ever had the misfortune of dealing with. We (me and my boyfriend) were in our flat about a year. We left as it was just completely uninhabitable and made our lives a misery being there.<br><br>Our biggest gripe with this flat were the windows. All metal frames, window sills were rotten and the seals around the glass had wasted away, plus the windows never shut properly so air was always coming in. In winter, it meant we had constant mould problems all over the flat and water literally dripping down the walls because it was constantly cold, despite heating the flat for a few hours a day. We asked for new windows and the landlord never went through with the repairs even though multiple window companies and Brian Thomas' own contractors said it was essential to have done. A window fitter came over FOUR TIMES to measure and get a quote so it wasted our time massively. I find this behaviour absolutely shocking from the landlord, but not unsurprising letting your tenants live in a flat so cold you could see your breath because you can't be bothered to fix the windows. Chris accused us of not heating the property which simply isn't true. Then in the summer, the living room which faced the sun all day reached over 30 degrees at times and we had to use the spare bedroom instead as it was uninhabitable. Although the windows were not Brian Thomas's decision ultimately, we took Chris to the Property Redress Scheme due to his complete negligence to address this issue properly and take it to the landlord / chase him which took over 6 months for any resolution. He never provided any evidence on his end as a rebuttal (because he never answered his emails) and we won the case by a landslide. Thanks for paying £550 towards my holiday!<br><br>Getting our deposit back, he took over 2 weeks to respond to our emails about vacating the property with evidence, we left that flat in better condition than it was presented to us in. They said they "needed" the closing bills (against the law by the way), we sent them and then it was radio silence. We had to get a statutory declaration form sorted and eventually got the money back after 2 months. Such a joke.<br><br>Chris, you are a disgrace and you should be ashamed of yourself for the way you treat your tenants. Illegally withholding money from people who did everything they were supposed to and left the flat in great condition is beyond unacceptable behaviour. NEVER go with Brian Thomas if you want to save your sanity, I'd rather be homeless than rent with them ever again. Chris is known to respond to these reviews with a half arsed attempt at a witty comeback, it'll give me a laugh if nothing else to see what he has to say.

Rob and Tom were fantastic throughout - they gave us a wonderful introduction to the area, and were really helpful and responsive throughout. Process ran smoothly and we were able to get it done quickly. We'll certainly be back when it comes time to sell!- 30th Oct 2026 (3 days ago)I looked at a few agents in the local area including ones suggested by Get agent, Winkworth were the only ones who I thought were on the same page as me. No hard sell but worked with me to create a plan to be in a position to accept an offer within a week of going to market. Very professional sales team. Too early to say how their progression team are until the sale is complete.

Since the first viewing of the home, to signing the documents and getting in they have been incredibly clear, friendly and helpful.<br><br>Nicole and Adam were especially kind and made my renting experience lovely. After I posted a review on google, suddenly they had the time to finally call me back. Not to refund my money though, to ask me why I posted a bad review and still no answer on when I will get my £400 back! Scammers!

They are highly professional, and their expert advice was invaluable during the sales process. Their feedback was always constructive and enabled us to adjust our approach to the sale, ultimately leading to a successful sale, in what was a difficult market due to UK and International economic factors.

24th Apr 2026 (6 mo. ago)I dealt with several of the team at Neil King and found them all extremely professional, patient and full of good advice throughout the year-long process of listing my property, relisting it after various offers fell through, showing dozens of viewers around and dealing with a lot of back-and-forth between me, my eventual buyer and our solicitors. In the end my property went for exactly what Neil thought it was worth. So if you're looking for an agency who actually know the most up-to-date market conditions specific to South Woodford, this is the right one. I can't praise them highly enough.

11th Oct 2026 (22 days ago)Five stars, couldn't recommend Mark more highly.<br><br>My purchase was far from straightforward, and there were plenty of moments where the deal could easily have stalled. Mark stayed on top of everything throughout. He kept communication flowing between all parties, chased answers when things went quiet, and worked hard to find solutions so both sides could keep moving forward. I genuinely don't think we'd have got it over the line without him.<br>Beyond being very good at his job, Mark is simply a decent, honest person. He was patient with my many questions, straight with me when there were problems, and never pushy. You can tell he actually cares about getting the right outcome for people, not just closing a sale.<br><br>If you're buying or selling in the area, I'd ask for Mark by name.

12th Jan 2026 (9 mo. ago)During my viewing with Mr Soobh, I felt uncomfortable due to comments about my choice of clothing and inappropriate remarks regarding bedroom size. The whole experience felt unprofessional. I was referred by a neighbour who secured a property late last year, so I expected better, especially given the type of properties involved. Based on my experience, I wouldn’t recommend, and I wouldn’t advise any woman to attend a viewing alone.
