Stay away from these guys at all costs. If you are a tenant, you will be in for nasty surprises. They told us that the landlord has agreed to fix all the issues with the property. We trusted them only to find out that they had not verified whether the work was done or not. They just kept on telling us that the landlord has got all the work done at the property. We were shocked to find out after we had signed the agreement and paid the deposit that none of the issues we had identified with the property were taken care of. The paperwork was delayed for weeks even after all the money was paid. Oh yes they will only vet you as a tenant using credit checks etc. and not the landlord, they don't care about the landlord's background. They don't care about you as a tenant. After all, its the landlord who is giving them the money. They made us sign the paperwork twice and did not tell us that the Landlord had not signed the agreement afterwards We are appalled at the casual attitude of this so called award winning letting agency. This whole experience of dealing with these guys resulted in stress, waste of time and money and top of that resulted in us getting a property that is inhabitable!!!... Read more

Had an appointment with them last Sat. Tried to get in touch to say running a bit late but agent never answered the phone. I called his mobile no answer. Office number also no answer. Noone showed up at the house to be viewed. I wasted 30 mins there and 30 mins back. 2 days later the agent simply sends a text saying oh it was my day off and I switched my phone off. No apology ! The first meeting with Nicky the Manager seemed to be a positive experience. I encouraged my fiancé to use their services after meeting with two other estate agents in the area. However, from that moment on the experience went downhill. Nicky had no involvement in the sale of the property. There was no care taken when viewings took place in the property. A number of times returning to find all the lights left on in the flat and sometimes this would have been across a weekend while we were away. Even my house cat was shut in a room so he could not access his water and litter tray by them. The whole experience felt like Hetheringtons did not have our best interest at heart. Mark was very patronising and condescending at times. Not listening and talking over you. Debbie even got involved in contacting the owners of the property we were looking to purchase without our permission to negotiate a longer period for them to wait for us to sell our property. We were about to take our property off the market with them and to instruct a new agent. When we had two offers made and we went for the ones with no chain. This took a period of 6 months and every time we asked why the purchaser wasn’t progressing. It was always blamed on our solicitor who they recommended us to use. It became clear after some time that Hetheringtons had not undertaken the proper financial checks on our purchaser which was the main reason for the delay. After putting pressure on for some time. I was then told we should start showing other people the property. We then gave a hard deadline to complete by which pushed the sale through. It was a stressful experience with daily calls being made to Hetheringtons. I would not sell with them again or recommend them to our family and friends. As well as in a professional capacity when we often get asked by our clients who we would recommend for selling their houses.... Read more

Looking for the right property is always a challenge and the agents at Adam Hayes made that challenge exceptionally easy. They were patient and attentative to our needs and understood what we were in search of. They didn’t throw random properties at us that just happened to fit our specs, rather they took into account the details that we were looking for. This made the search faster than expected. Toby Morris at David Astbury’s Crouch End office did an amazing job of finding me the perfect buyer and managing a complex chain to completion. We rented a property from David Astburys for 8 months and got out as quickly as we could. They are an absolute joke of a letting agency - incompetent at best and deceptive at worst. They were absolutely efficient up until the point where we handed over the deposit and signed the tenancy agreement - after which everything went downhill swiftly. On the morning of our move-in day, we received a call from David Astburys letting us know that they had just realised the property had not been professionally cleaned, and asking us whether we would like to have them arrange to have it cleaned before we move in (in the middle of a global pandemic and a national lockdown, how is that even a question?). This was only a few hours before we were due to pick our keys up and gain access to the property. We ended up having to wait outside the property with all of our belongings for 7 hours while waiting for the cleaners to clean the place. To put things into perspective, we were meant to gain access to the property at 11am, and ended up only gaining access at 10pm when the cleaners left. For the record, the property was in absolutely filthy condition before the cleaners came so it is obvious that David Astburys neglected to do the simple task of checking the condition of the flat before our move-in date. Moreover, the property still had black mould and general cleanliness issues after the cleaners left - a problem that was raised with David Astburys for which we received no apology, remediation, or even acknowledgement of the cleanliness issue. This was the first red flag. We also were not allowed to view the property prior to move-in, which we were told was due to lockdown restrictions - fair enough. In lieu of being able to view the property in person, we asked for the property square footage, which we were told (in writing) was 72 square metres. When we moved into the flat, it was clear that the property was substantially smaller than this, and this was confirmed several weeks later when the property was measured for EPC renewal. The actual size of the flat, as documented in the renewed EPC, was 53 square metres. This equates to the property being advertised as 35% larger than its actual size. Again, we raised this with David Astburys and requested a rent reduction as the advertised size of the property was a major factor that we took into account when deciding how much to offer for the flat. However, David Astburys refused to take any accountability for this, stating that this was the measurement listed on the old EPC. We contacted Citizens Advice and were advised that this is an unfair trading practice, and we were well within our rights to pursue legal action against David Astburys. However, we decided that it was not worth the stress and effort and simply resolved to move out as quickly as possible. After we handed in our notice, David Astburys persisted to ask us to let people into our flat for viewings despite us letting them know that we were not comfortable given the Covid-19 risk (this was in December, when the NHS was being overwhelmed by the number of Covid cases). Also, remember that they used Covid-19 as an excuse to not let us view our flat (which was vacant) in person? Massive double standard. Predictably, David Astburys proposing deductions for cleaning after we moved out despite us having cleaned the flat to a markedly higher standard than what was given to us. We did not accept the deductions and let the Tenancy Deposit Scheme adjudicate the case. David Astburys must have realised that they have no leg to stand on here as they did not submit any evidence to TDS to support their proposed deductions, and we have now been awarded our full deposit back. David Astburys claims to be be better than your average (bad) letting agent, but in our experience they fit the stereotype to a T.... Read more
