Absolutely Appalling. I would strongly advise anyone thinking of using this agency to reconsider. The agent who was in charge of our letting was James. When showing us round he promised many things such as the re-grouting of a bathroom and a professional clean before we moved in. After you have paid he completely denies he ever said these things and says you agreed to the flat ‘As seen’. A phrase which he so rigidly stuck to we expect to move in with him in the lounge as this was technically ‘As seen’. When we were handed the sets of keys, some of which did not even work, we went to take a look at the flat. The professional clean had undoubtedly never happened. There was half eaten food in the fridge, rubbish under the beds and even ash in the ashtrays. Also despite insisting the flat was ‘As seen’ some of the nicer items of furniture had been removed. When we tried to ring James explaining this, coincidentally for the next few days whenever we rang we would be told ‘he is out on a viewing’, ‘he is out the back’, ‘he has just had to dash out of the office’ and our favourite - ‘he is on the toilet’. None of us have been able to get through to him despite calling on so many various occasions. Seeing as James had apparently disappeared of the face of the earth the only suggestion they had was to call the landlady directly. Which makes you wonder what on earth the extortionate agency fees you pay are for, when I asked this I was informed that they do not manage the properties so I genuinely am at a loss as to what that charge is for. The service was terrible, the communication with our agent close to non-existent. I cannot stress how much we would advise against using these agents for lettings.... Read more

We were absolutely blown away by Jade at KFH. She went above and beyond to help us find our perfect property, even meeting us much later in the day (when she should have been done with viewings for the day!) to squeeze us in at a property we really wanted to see.. (which we now own!). She took the time to get to know us and she really got a sense of what we were looking for. She was always available for help and advice and she really made you feel as though she cared. She always replied to our emails promptly and followed things up as soon as we asked her to. She also followed up with us after the sale to check if we needed anything. She is kind and personable and we feel that Jade is a credit to KFH. Thanks for everything!! Helen and Adam :)... Read more

*** Update 31/01/2019 (11 days after my review)*** I want to acknowledged that – as requested in our initial formal complaint – the Head of Compliance at Kfh has authorised a full reimbursement of the admin fee we paid to the agency. This attention to the client clearly changes the view expressed in the fist first review. –––––––– 20/01/2019 The most awful experience with a letting agency I've ever had. They simply lied to us until a couple of days before we had to move in, when it was too late and costly for us to withdraw the offer. We agreed on a list of provisions we wanted to be included in the contract. Everything seemed fine, they said the landlord accepted them all, and when they finally sent us the contract to sign, the provisions were missing. It ended up the landlord didn't accept them. We filed a very detailed complaint with all the supporting evidence of what we were told by the agent and they said that what is written on the contract is the only thing that counts. It's a very effective strategy: they say yes to everything, but then, a few days before moving in, they send you a different contract and what do you do? Do you really want to go back to house hunting? Then you have no choice but to accept and lose.... Read more

Absolutely horrible experience. That was the first time my friends and I were trying to rent a flat in London and I'm already scared of going through the process next time in the future. Our agent, Reiss Stewart, wasn't responsive and even if he managed to reply he was vague and not helpful. Various agency employees were providing us with different information about the referencing process, which in the end led to an enormous misunderstanding that had to be fixed by us with no help from the agency. Our agent lied to me on several occasions, promising things and later on denying that he said anything like that, even though I had emails to prove it. The agency is only focused on money and cares very little about their customers' comfort. 2 days before we were due to move I received a phone call that the boiler in my flat was broken and they are not able to get it fixed before our move-in date. No solution was provided, even though the agency employees were aware of the fact that I had no other option but to move in on the day we agreed upon. We had to count our move-in monies ourselves as the breakdown provided by our agent was incorrect. He promised that the flat will be professionally cleaned before we move in but instead, we got it in a terrible condition, filthy and disgusting, floors were covered with a thick layer of dust left after the refurbishment. He also promised to get me a mirror to the bathroom that I never received. At the beginning, he seemed to be a nice guy, but it turned out that he's nice as long as you pay what they tell you to pay and don't ask any questions. Renting a flat with Ludlow Thompson was extremely stressful experience, that ruined a significant part of my summer. Agency lies to their customers, provides them with false information and tries to take advantage of student customers who lack experience on the property market. On several occasions, if it wasn't for us counting every penny we would have paid much more than we were supposed to pay, as our agent provided us with incorrect breakdowns. Overall, a horrible experience, I can't recommend Ludlow Thompson to anyone as their agents are unfamiliar with their field of expertise, unprofessional, unfriendly and, above all, extremely greedy.... David Astburys are the best real estate agents that we have rented a property through in years. They are genuine professionals - courteous, and quick to respond to queries and challenges. I had interactions with most staff positions, from both the sales and rental teams, property managers, and the managing director - and all had a passion for customer service. They had our back during renovation challenges, and were respectful of our time and health while setting up covid-appropriate viewings when the property we rented was put on the market. They were proactive in trying to get us a new place to rent, and should we return to live in London they would be my first port of call before hitting up online searches. We rented a property from David Astburys for 8 months and got out as quickly as we could. They are an absolute joke of a letting agency - incompetent at best and deceptive at worst. They were absolutely efficient up until the point where we handed over the deposit and signed the tenancy agreement - after which everything went downhill swiftly. On the morning of our move-in day, we received a call from David Astburys letting us know that they had just realised the property had not been professionally cleaned, and asking us whether we would like to have them arrange to have it cleaned before we move in (in the middle of a global pandemic and a national lockdown, how is that even a question?). This was only a few hours before we were due to pick our keys up and gain access to the property. We ended up having to wait outside the property with all of our belongings for 7 hours while waiting for the cleaners to clean the place. To put things into perspective, we were meant to gain access to the property at 11am, and ended up only gaining access at 10pm when the cleaners left. For the record, the property was in absolutely filthy condition before the cleaners came so it is obvious that David Astburys neglected to do the simple task of checking the condition of the flat before our move-in date. Moreover, the property still had black mould and general cleanliness issues after the cleaners left - a problem that was raised with David Astburys for which we received no apology, remediation, or even acknowledgement of the cleanliness issue. This was the first red flag. We also were not allowed to view the property prior to move-in, which we were told was due to lockdown restrictions - fair enough. In lieu of being able to view the property in person, we asked for the property square footage, which we were told (in writing) was 72 square metres. When we moved into the flat, it was clear that the property was substantially smaller than this, and this was confirmed several weeks later when the property was measured for EPC renewal. The actual size of the flat, as documented in the renewed EPC, was 53 square metres. This equates to the property being advertised as 35% larger than its actual size. Again, we raised this with David Astburys and requested a rent reduction as the advertised size of the property was a major factor that we took into account when deciding how much to offer for the flat. However, David Astburys refused to take any accountability for this, stating that this was the measurement listed on the old EPC. We contacted Citizens Advice and were advised that this is an unfair trading practice, and we were well within our rights to pursue legal action against David Astburys. However, we decided that it was not worth the stress and effort and simply resolved to move out as quickly as possible. After we handed in our notice, David Astburys persisted to ask us to let people into our flat for viewings despite us letting them know that we were not comfortable given the Covid-19 risk (this was in December, when the NHS was being overwhelmed by the number of Covid cases). Also, remember that they used Covid-19 as an excuse to not let us view our flat (which was vacant) in person? Massive double standard. Predictably, David Astburys proposing deductions for cleaning after we moved out despite us having cleaned the flat to a markedly higher standard than what was given to us. We did not accept the deductions and let the Tenancy Deposit Scheme adjudicate the case. David Astburys must have realised that they have no leg to stand on here as they did not submit any evidence to TDS to support their proposed deductions, and we have now been awarded our full deposit back. David Astburys claims to be be better than your average (bad) letting agent, but in our experience they fit the stereotype to a T.... Read more

Star Lettings need to seriously improve their services for existing clients, as it is extremely poor. Their response to clients' needs is very slow. I have been waiting for nearly a year now for them to undertake some work in the property. I have given up hope and decided that the only way I can express my feelings is to write a review. Hope it'll make them realise their mistakes and help them to treat their clients as humans. I will wait for their response and if it's positive then I'll write a second review and might add more stars. But right now in my opinion star estate does not deserve any stars at all.... Read more
