Moving out of our current property has been nothing but a nightmare with Chancellors, yet moving in with Michael Hardy has been a breeze. The team here is so much more helpful than any estate agents I've dealt with prior. With special thanks to Caroline who has helped us and kept us updated every step of the way. Caroline and Daniel obviously care very much about their job and their customers. And it shows! 110% recommend the team here in Wokingham!

13th Feb 2024 (10 weeks ago)Landlords should AVOID. My property is currently let through Chancellors, I made a complaint about not receiving the correct amount of rent from Chancellors before Christmas and they have still not paid this! The branch agreed I was owed over £500, but Emma Cotterell in the Property Management team has ignored 5 emails, 3 phone calls and a formal complaint email. I am now escalating to the estate agents and lettings team at Trading Standards because I'm getting nowhere.

11th Mar 2024 (6 weeks ago)We recently sold our house with Prospects Warfield and were thrilled with the service we received from start to finish. Before speaking with them, we had been impressed by some other agents, but as soon as we met Paul Westmoreland, we could see how professional and genuine he was, so we opted for Prospects. It was such a good decision. Throughout the selling process, their whole team went above and beyond to get the best price for our property. The marketing was well done and really showed off the property's best features. Communications were clear and frequent, which we appreciated, and only high-quality buyers were shown the property, which meant we weren't constantly having to clean and tidy. Once the sale was agreed upon, Paul Westmoreland had to project manage everyone in the chain to ensure we communicated well and solicitors were progressing. This part of their service is often overlooked, but for us, it was invaluable. If you're considering selling your home in the Warfield area, you'd be crazy not to use Prospects. They have the best knowledge and contacts and offer a personal, dedicated service to get you the best price. A huge thank you to the entire team!
18th Apr 2024 (7 days ago)The house was overvalued. As it was subject to a Shared Appreciation Mortgage, the shortfall of £28,000 will have to be covered by the beneficiaries of a will. The Bank will not lose out at all. There were twelve viewings fairly quickly, but Prospect had known on the impending house sale for some time. Prospect were happy to ask us to take £35,000 less than their valuation. That valuation, surprise, surprise, was exactly the same as the Bank's. We pushed, and got the offer up £7,000. We took this offer because no chain is involved, and even more compound interest may be applied by the bank if the sale is not completed before a certain date.

She was not interested in discussing the property but rather just wanted the offer amount. This attitude together with reviews of how your tenants are treated tells us to stay away.

He has been superb in the sale of our house and went above and beyond to ensure that our sale went ahead. From the beginning to the end he has had a positive outlook. On our viewings he was bright and bubbly and ensured that the viewers were made aware of the benefits of our property,. When we eventually agreed a sale we had a long process due to the fact that the buyers held up matters, however Rhys would always be pressing to try and speed up the process and always kept us up to date and informed. At one stage our buyer went abroad, Rhys was on calls to our buyer at 1030 at night trying to deal with their queries in an attempt to push our sale through. We can’t thank Rhys enough for what he did for us. He is a real credit to his trade and we would throughly recommend using him to friends and family. Again thank you Rhys Henry

Very helpful with advice and suggestions throughout the whole sales process.Very courteous and polite always. Kept me up to date with any developments. All in all a thoroughly professional outfit I would recommend to anyone buying or selling.
