19th Aug 2025 (8 mo. ago)I think Ashton are more aimed at selling houses than flats/apartments. They contacted me once, right near the end of the contract. I had to call them to find out feedback and if viewings took place. This was a little disappointing.
28th Feb 2026 (9 weeks ago)Extremely unprofessional and a complete waste of time. I booked a viewing on 24 February 2026 for an appointment confirmed on 28 February at 12:00 pm. I travelled nearly two hours to attend, arrived on time, and when I called the agent to check their arrival, I was casually told the appointment had been cancelled. No one informed me beforehand. No call. No email. Nothing. This shows a total lack of basic organisation and zero respect for clients’ time. Cancelling appointments without notifying people is unacceptable, especially when customers are travelling significant distances. If this is how they treat potential buyers, I would strongly question how they handle actual clients. Very disappointing experience.

19th Mar 2026 (7 weeks ago)Everytime I enquire about a property for sell this agent is advertising. The first question they ask is 'Do you have a property for sell'. They take all your personal details and at the end don't give a date for viewing. This happened on several occasions, I have now stopped enquiring. I believe this is a fishing tactic to get peoples information and if they can find a person who is looking to sell. I would not ever buy or sell a property through them.

30th Apr 2026 (5 days ago)Warning: Serious Misconduct and Potential Fraud I agreed a sale price with Amaal Mahmood Khan at Brian Thomas Estate Agents. During the process, he insisted on altering the agreed price on the official paperwork to a lower figure and taking the difference in cash. This would have cheated the property owner and is essentially mortgage/property fraud. Anyone considering instructing him to sell their property should be extremely cautious. Amaal tries to negotiate cash payments with buyer and does not tell seller real offer. In my case he lied to the seller about the amount i offered and if i had gone ahead the seller would have lost out on thousands of pounds that Amaal was demanding to receive in cash of the books. I strongly advise to avoid this agency and this dishonest man.

30th Mar 2026 (5 weeks ago)I am buying a house through Hilbery Chaplin in Hornchurch and always found them friendly, helpful and efficient, Very easy to communicate with and specially both Kelly workman and Kellie Hallier were extremely helpful with everything I needed so far and very quick responses to my email and phone calls. Extremely happy with their service and highly recommended

9th Oct 2025 (6 mo. ago)I had a really positive experience with this company while finding my flat. I want to give a special thank you to Carol Wade (Office Manager) who was amazing she guided me through the whole process, including all the references, and was so patient and supportive throughout. Geoff Burgess showed me the flat and he was very friendly and helpful. When i went to the office, I met Jemma Buisson who was also lovely and made everything smooth. Overall, the team were professional, kind, and made the process much less stressful. I would definitely recommend them.

A special mention to Agent Ganesh, who was very professional, responsive, and helpful at every step. He explained everything clearly, arranged viewings promptly, and ensured the handover went smoothly. Overall, a very pleasant and hassle-free experience. Highly recommended.

I dealt with Kerrie and the rest of the team in the office, and they were all incredibly helpful throughout the entire process. They supported me from start to finish and made the sale as smooth as possible. I couldn’t be happier with the service provided and will definitely be using them again in the future.

9th Jan 2026 (17 weeks ago)I am disgusted by the way [Cranbrook letting Ltd] treats people. We viewed a property and were explicitly told by the agent that the house was ours and we could proceed with the rental. We started making plans and stopped looking at other places based on their word. ?However, shortly after, they went behind our backs and gave the house to someone else without a word of explanation. This level of dishonesty is appalling. ?To make matters worse, the stress and disappointment caused by this agency's lies literally made my mother sick. We spent time, energy, and hope on this, only to be treated like we didn't matter. They are unprofessional, untrustworthy, and have zero compassion for the families they deal with. If you want an agency that keeps its promises, look elsewhere."

22nd Apr 2026 (13 days ago)Overpromised, underdelivered... Did nothing other than put a poor listing up on rightmove. After advising them on a better way to do it, they didnt. The initial conversation made it sound like a guaranteed sale as they are the best agent... Also, didnt take listing down after telling them i wasnt happy and wanted it removed. This naturally has a negative impact on sale.

He was always well presented and welcoming. We would highly recommend Waqas at Maybury Estate Agents. Waqas is an active listener, which is a very important skill needed for us sellers/buyers and whether communicating on the phone or in person, he was always personable, amicable, enthusiastic and ready to assist. No question or task was too big or too small for him to answer/action to make this stressful process a little easier. Waqas made light work of selling our property, it sold quickly, smoothly, efficiently and we got the price we wanted. Waqas kept us in the loop throughout the whole process. We found ourselves in a difficult situation at the end of the move, where we had completed and ran out of time to move everything out of the property, Waqas was there, out of hours, physically assisting us, move items out of the house, whilst also keeping the buyers happy. If there was ever a person that should be in a job like this, we found him!
