27th Aug 2026 (21 days ago)They started so well. Had a fantastic first meet. Gave me a valuation above what I was expecting. I decided to go with them. When they turned up to take photos, again I was very impressed. The brochure was fantastic as was the listing. After that, it was downhill. I had to chase for the EPC and to actually pay them for it. I had to chase to get the board up outside. It’s still there now. I chased them after the first few weeks of being live. Spoke about the price. They said it was maybe too high. Funny as I had listed £10K below there valuation . So I dropped by £10K. After another month or so, I then again chased them for updates. Again they mentioned about dropping the price. I’m already £20K below their estimate. Well I was not impressed and decided to give notice. I did everything they asked. I had to chase that they had received as I had no confirmation. Very frustrating.

Sophia and Martin were exceptionally helpful throughout the process—always available to answer questions and ensuring everything ran smoothly from start to finish. I highly recommend their services.
13th Aug 2026 (5 weeks ago)My in-laws rented a property through Horizon at an assisted living property. While they were quick to respond to issues and rectify. The condition of the property before moving in itself was unacceptable. It was poorly maintained, with worn décor and carpets in such bad condition they were a clear trip hazard. Especially considering this is place for older residents many with poor mobility. We were advised that the landlord, (Fairhavens solicitors), refused to carry out the necessary work to make the property safe and fit for purpose. We had to replace carpets and redecorate at our expense.<br>During what was already a very difficult time, when my father-in-law had to move into a care home, so he could be with my mother in law who was already in the same care home. The rent was accidentally overpaid. Rather than simply refunding the money, Horizon chose to deduct a £15 “admin fee.” They initially blamed and insisted it was due to bank charges, which when proved to be incorrect. Then admitted it was simply a charge for their time.<br><br>This felt petty, opportunistic, and completely lacking in empathy given the circumstances.<br><br>We had been considering instructing Horizon to value and market our own property, but after this experience, there was zero chance we would use. Hence why we used Amos who were excellent in every aspect.<br><br>Updated:<br><br>We did raise our grievances with you at the time, including our request for the property to be redecorated and the dangerous carpet to be replaced. That request was refused, so please do not attempt to suggest that these issues were not raised or that you were unaware of them. You were fully aware of our concerns throughout.<br><br>I note your acknowledgment that an administration fee was being charged, as there were no bank charges. This was clearly established during our telephone conversation. When I challenged a member of your team on the claim that these were bank charges. The explanation immediately changed and admin fee was introduced to the conversation. This is deeply concerning and raises serious questions about the accuracy and transparency of the information being provided.<br><br>Given that you received over £30,000 in rent on behalf of your clients, which was always paid in full and on time, it is frankly astonishing that you have chosen to impose an administration fee in these circumstances.<br><br>Quite honestly, the administration fee comes across as nothing more than a petty and transparent attempt at one last jab.<br><br>It’s not about the amount of money involved; it is about the principle and the way this has been handled. We find the decision to levy this additional charge particularly disappointing and difficult to justify.<br><br>I expect you to reconsider the charge and donate the fee to the Alzheimer’s Charity.

The team work promptly and proficiently..and explain every step along the way. I would absolutely recommend them to anyone selling a property. The whole team in the Leigh-on-sea office deserve medals for how they handled all points of our sale..especially Ben and Jo..and much as I am glad it is all done now..I am almost sad because talking with them was always a pleasure. 5 stars well deserved!!!

12th Sep 2026 (5 days ago)From the first day I met Cam to view our amazing new property we just hit it off. So friendly and welcoming and after the the first viewing I felt I had built a Great rapport that stood me in good stead to secure the flat! She organised a meeting with the landlord the next day at my request and after spending an hour with him I’d secured the flat! I coudlnt believe it - I had starred this property when I saw it first come onto the market months back ,but we all want a bargain don’t we? So eventually it came down to the right price and happy to say we have been in here for 2 weeks! I don’t think without the help and support of Cam we would ahve secured it! So a massive shout out to this young lady who in my eyes is the best agent out there! I would have no hesitation in using 1st call again but would only want Cam to help me ! When you coming to visit us ? ??????

25th Aug 2026 (23 days ago)I have had the most positive experience with Abbotts. I was very new to the renting process after owning for many years. So understandably very daunting. I was made to feel that they cared and was kept informed throughout the whole process. Rhesa has been a tower of strength from her help and advice and literal hand holding throughout. She has been so empathetic and upfront. The process was smooth and very quick. If I could describe the perfect Letting Agent, it would be her! If I could have given 10 stars I would have, undoubtedly!

In all capacities, I have been very happy with the service that the team have provided, their communication and reasonable pricing. Phoebe was attentive and demonstrated exemplary communication and client care throughout the process. 4th Sep 2026 (13 days ago)We had a long an frustrating time trying to sell my wife's parents bungalow after probate, not helped at all by the first estate agent we used who overpriced it in the first place and did very little to support the sale. We changed to Bear half-way through, and whilst things were still complicated by us losing a couple of buyers at the last minute, they were far more proactive and supportive. We have now finally completed. Special thanks to Megan, who in the end made it her personal mission to get us over the line.
